We had a good stay here. Would consider staying again. Pros: spacious rooms, parking, really great area, great staff Cons: jacuzzi is not hot (we wanted a hot tub which is why we picked this place), our fridge was broken (we bought coffee and milk but the milk went bad), ac in bedrooms didn't get very cold but it was cold enough

Charming clean condo in an amazing location. This is a hidden gem with a beautiful court pool area that was hardly used. Note that there is not too much sun at the pool. There is also a roof top patio area that was accessible, perhaps because the unit upstairs was vacant. We would have our morning coffee up there. Or an evening drink. Our condo unit had a full kitchen living room and king bed.. which was a little hard. The bathroom has pretty tile. The area is super safe with tons of local and touristy eateries and shops. The beach is only 2-3 block away. Fabiola offers great value in a perfect location. I will stay here again.

Lets start with this , for the price you cannot beat it - but there is a few ways this property could be improved . There is an extremely limited kitchen. You really cannot cook a whole meal , but definitely house some late night drinks and snacks! No oven , but has a brand new microwave and cold fridge . The stove top was gas so you need a lighter to use it fyi .The water pressure in the shower was very low and hot water went quick . But it wasn't cold let's say lukewarm. We reserved it for 3 persons however only got two towels.. there is a sleeper couch but they offer no extra linens - go prepared with your own . No napkins ,only a small towel . You can easily buy these necessities at the mega market couple of blocks down however . This property could at least offer a single good sized pan and basic cooking utensils( there are none ) . To the great points -Location was awesome ! Only a couple blocks from the party streets . Across the street from this hotel there is a restaurant and a mini mart . Very convenient. AC gets super cold , no complaints ! The TV offers only spanish channels BUT its a smart TV so I was able to connect to my own netflix account. We were extremely happy with this option . King bed sufficed ( two twins put together ) but we slept just fine. The pool was steps from our door - smaller - but quiant and cute .

Awesome location. There are only a few minor issues with the room (we had what they call the Attic). There are not enough electrical outlets and there is no full length mirror. There should at least be an outlet in the bathroom. When it came time to charge both our phones at the same time at night, not having an outlet on both sides of the bed became an issue. Another issue was that the bathroom smelled a bit funky (plumbing issue perhaps?). Having said that, we’d definitely stay again at this hotel. The price and location are great. Recommended.

Very close to all the action in Playa Del Carmen. Only 2 blocks from 5th street Property is very well maintained. Felt like home even though you're in a hotel. Staff was very friendly and professional

This place was amazing! We stayed in the loft room with two bedrooms. It was very spacious and looked just like the pictures. The pool and lobby area was gorgeous, just like the pictures. It is close to stores, restaurants and a short walk to the beach. Perfect location! There is a doorman which feels safe. We did recieve daily cleaning service (changed towels in bathroom tidying up) we did however find clothes from previous guest hanging in the closet which were not removed. All in all this place is great, and the people managing are very friendly, they helped us print documents that we needed without any hesitation. Very helpful and nice people. I sent a message before arrival they responded that everything is ready and they turned on the AC before getting there and it was amazing to walk into a nice cool room 😌

I’m just here to boost their ratings again. I have stayed multiple times with this property, & have to say they’re hands down my favorite in PDC. I have left a rather detailed review once before, so I’ll keep this one simple: YOU’RE GOING TO LOVE THIS PLACE, just book it! :) The staff is lovely, & each unit is like a home away from home. The pool is wonderful, the property is secure & quiet. I’ll always come back to Fabiola.

Maybe due to covid, but we got a killer deal and I had booked so far in advance that I didn't remember what I had booked. And boy were we surprised! It was a HUGE apartment with two master bedrooms with king size beds and beautiful bathrooms. It was absolutely gorgeous. This was the "premium 2 bedroom apartment." It was decorated tastefully as well, and there were two small balconies, handy for drying clothing and equipment. The apartments use keycodes to enter, so that's really handy if you are in a group (so everyone can get in without a physical key). The pool is nice, with lush vegetation. There's also a rooftop patio, though we didn't really use it. Wifi was good but cut in and out once in a while - no biggie. We hope to stay here again on our next trip. It will be the FIRST hotel I check...simply amazing!!!

I loved the apartment style of the hotel.. but our television kept disconnecting itself from the WiFi and it was tedious to get someone to come fix it. Also, the hot tub next to the pool wasn’t hot? It was the same exact temperature as the pool. But those are small issues compared to how everything else was.

Was a good stay, would go back and stay with them again. Clean nice staff, hellpful and happy. The area was not in the partu zone so wasnt to loud but could still hear loud music which wasnt there fault. Not enough of a complaint to make a deal about or keep usbfrom staying again.

The staff friendly and so willing to. Great location. Very clean. The only down fall was the hot water was only hot for a few minutes and the it was only Luke warm after that. I would stay again in a heat beat!

First trip to Mexico
First visit to Mexico and the staff at Fabiola were very helpful and welcoming. I am very OCD when it comes to cleanliness and I can honestly say the cleanliness met my standards! Felt very safe as well. Only downside is the "hot tub" is only a jetted tub, it's not hot water. Other than that and some all night partying noise on the streets (which we completely expected in that area) our stay was great.

The property is very well located, short walk to the beaches and main drag but far enough to be reasonably quiet. The property is well kept but the pool area gets no sun at all. My room was large and very nicely appointed. Limited kitchen utensils, no coffee or paper towels. Staff was very pleasant and helpful.

Water was turned off for some of the day. There was a cockroach in our room on arrival. Front gate is quite noisy at night with people coming and going. Paid too much for what we got. Best thing about staying here is that the restaurant Zitla is about 30 steps away and that place is beautiful and the food is incredible

Amazing Staff!
The place was very quiet and the rooms were nice and comfortable. The bathroom could have used some updating but it didn't matter...that is just nitpicking at this time. Everything else was perfect. The staff though...AMAZING! They saw that it was my girlfriend's birthday and they left us a nice note with a bottle of campaign as well as a heart shaped by flower petals on the kitchen counter. When we arrived she was so excited that I made this happen and I told her that as much as I would have loved to have been the one that thought about this, it was purely the hotel and the staff. Thank you for such an awesome detail. That in itself was one of our trip's highlights.

Older hotel, comfortable, great value & location
The Fabiola has a superb location, two blocks from 5th Ave, loads of very good restaurants nearby, two blocks from one of the ADO stations to and from the Cancun airport. There is a tradeoff for the more central location; Mamitas beach is about a one mile walk, not quite as convenient. The staff is friendly, helpful, bilingual. I don't like glitzy, new, expensive hotels. That's a perverse version of Mexico. If you want shiny surfaces, stay someplace else. Some aspects of the Fabiola are dated, but didn't detract from the comfort or enjoyment of the hotel. Only downside, the net service was sometimes very slow. We would happily stay at the Fabiola again.

Very noisy location
The condo was very clean and the room was spacious. The service was excellent. Unfortunately, the king-size bed was horrible - I could feel the springs poking through as I moved around in the bed. The hotel is located on a very busy intersection and has no sound insulation. I could hear car traffic (with honking) all night long; very difficult to sleep through this, even with earplugs. And the air conditioner - it is mounted in the bedroom and is as loud as the traffic. I do not recommend this condo if sleep is important.

Great value for a price. Walmart is a block away. The area is very quiet. Hotel is well kept. Kitchen, free drinking water, wi-fi. Make sure you let the hotel know when you arrive. The hotel does not have 24 hour front desk.

Muy buena la ubicación, muy central, pero no se siente ruido de las discotecas (está a casi 2 cuadras de Coco Bongo) y descansas bien. Zona tranquila, con todo lo necesario, detalles como provisión de agua, cama cómoda, toallas suaves, amables y muy atentos a los requerimientos, a 2 cuadras de un Walmart, piscina muy buena, instalaciones agradables. El punto negativo: hacen limpieza cada 2 dias. Estuve 4 dias, solo tuvimos limpieza 1 dia. Por lo demás muy recomendable
