Originally a horse and donkey ranch, the property has been thoughtfully transformed into a high-end retreat space—perfect for groups, getaways, and unforgettable desert experiences.

Cell Service: There is little to no cell reception in the area. WiFi (Starlink) is provided.

Road Access: The property is accessed via dirt roads, but low-clearance vehicles can manage if driven slowly.

Wildlife: This is the rural desert—guests may encounter ants, mice, coyotes, or occasionally a bobcat. Please be mindful and respectful of the environment.

Late Check-Out: Unauthorized late check-outs beyond a 15-minute grace period will incur a $100 fee.

Lost Items: Items left behind can be returned for a minimum $50 shipping/handling fee.

Dog Policy:

We’re delighted to welcome well-behaved dogs to enjoy the desert with you. To maintain the quality and comfort of the home for all guests, we kindly ask that you follow these guidelines:

A $100 pet fee applies per stay, with a maximum of two (2) dogs allowed.
Dogs are not permitted on any furniture, indoors or outdoors, including beds, sofas, chairs, or bean bags.
We’ve provided a cozy dog bed, along with food and water bowls, so your pet can relax comfortably without using the furniture.
Dogs must be fully house-trained and cleaned up after at all times (indoors and outdoors).
Please do not leave dogs unattended in the home unless they are crated.
Guests are responsible for any damage or additional cleaning required due to their pet.
The property is enclosed with a perimeter fence; however, it may not be fully secure for all dogs. Please supervise your pet at all times, as the desert environment includes wildlife and natural gaps that may allow pets to escape.

Please note: Evidence of pets on furniture (including hair, stains, or odors) will result in an additional cleaning fee.

No cats due to allergies.

Quiet Hours: 10:00 PM – 7:00 AM (strictly enforced per local ordinance)

No outdoor amplified music or speakers allowed. Violations may result in fines.

Smoking: No smoking indoors or within 10 feet of the home. Additional cleaning fees will apply if violated.

Restricted Areas: Any locked closets or rooms are off-limits. Tampering may result in charges.

Events, Photoshoots & Filming:
No unapproved photoshoots or filming. Please inquire in advance for approval and pricing.
Unauthorized production will incur a $5,000 fee.

Events & Gatherings: Must be approved in advance and may require permits and additional fees.

Mini Donkey Hangout
Enjoy a relaxed mini donkey hangout. Please inquire in advance for approval and pricing.

Hot Tub Guidelines:
Please avoid use immediately after servicing (chemical levels may be elevated).
Rinse off lotions/oils before entering to maintain water quality.
No glass or beverages in the hot tub.
Always replace the cover when not in use (wind and debris are common in the desert).
Misuse may result in additional cleaning or maintenance fees.

BBQ / Grill Rules:

For your safety and to protect the property:

Propane only — no charcoal, wood, or lighter fluid
Turn off gas after each use
Do not leave the grill unattended
Clean grates after use

Improper use or damage may result in additional cleaning or repair fees.

Security:
For your protection and the security of the property, we have two external cameras on-site: a Ring camera located at the front driveway gate and a Nest camera at the front door. These devices record video and audio when motion is detected but are positioned exclusively to monitor the exterior entry points. There are no cameras inside the home.
