LE BALZE is a true oasis of peace, silence and nature, 1km away from all the shops and useful SERVICES.
Ideal location for COUPLES looking for relaxation or tourism and for FAMILIES with children: PARK with secluded corners, large lawns, swimming pool. For the kids there are outdoor GAMES (swing, volleyball net, ...) and facilities for the little ones (high chairs, cots, ...) PARKING in the fenced property, gate with REMOTE CONTROL. Free WIFI in the house and in the garden.
SWIMMING POOL open from April to October (with micro-filtered salted water and diatomaceous filter), attached covered porch with sofas, toilet, OUTDOOR HOT SHOWERS.

The LE ROSE apartment has an exclusive use GARDEN in a secluded location with bbq, table and deck chairs. Large and bright KITCHEN, very well equipped. DOUBLE BEDROOM. LARGE BATHROOM with bathtub and shower cabin. SECOND BEDROOM with double sofa bed and wardrobe, which is a nice LIVING ROOM when not used as a bedroom. Windows with MOSQUITO NETS. In every room there are FANS.
The property Le Balze hosts THREE APARTMENTS: Le Rose (2+2 guests), Il Melograno (4+2 guests), Il Rustico (3+3 guests) and 2 B&B ROOMS in the hosts' villa. The swimming pool (with the attached porch) and the park are shared.

The HOSTS: The hosts (an Italian Language teacher for foreigners and a doctor) live in the property: they guarantee help for any need, while maintaining maximum discretion and scrupulously observing the guests' privacy. They are passionate about art and tourism, so they are able to advise you in organizing your itineraries. They speak ITALIAN, ENGLISH, GERMAN and FRENCH.

SERVICES IN THE SURROUNDINGS: Immersed in nature, but just a stone's throw from the heart of the city, very close to all services and shops. 1200 meters away is the Montebello neighborhood (2 minutes by bus to the south): pharmacy, post office with ATM, supermarket (with deli and pastry shop, open on Sunday mornings), bar, newspapers and tobacconist. 800 meters away (2 minutes by bus towards the center) a small supermarket and an excellent butcher specializing in local products. 1500 meters away, in via della Pallotta (4 minutes by bus) a large store of organic products and food (also gluten-free). Perugia TRAIN STATION is 3.5 km away; take the Minimetrò then bus (line E). Perugia AIRPORT is 12.5 kilometers away. Taxi and car rental service. E45 HIGHWAY is 3 km away (Perugia Piscille exit).

Villa in Perugia
Valentina was very helpful. Always available for any questions or informations. Her family and her dogs were all very nice. It was very private and relaxing to come back to the villa after exploring. We definitely come back to the villa.

A little corner of paradise near Perugia
Le Balze exceeded our expectations. The garden was fabulous, full of ancient olive trees, umbrella pines, roses and peones. It afforded stunning vistas over the Umbrian countryside from its elevated position. We could even see Assisi in the distance. The apartment itself was very comfortable and a laundry service was provided on request - what a treat! Valentina was the perfect host, responding to every question we had promptly, providing useful tips and advice about the area. We cannot wait to come back.

Beyond our expectations!
First of all, Valentina was a wonderful host! The property is absolutely gorgeous, peaceful and in a great location! Very close to Perugia but in a very tranquil setting. The apartment was well appointed with everything we needed. We enjoyed cooking in lovely kitchen and having our wine in the garden. Her dogs are adorable and extremely well behaved. Can’t say enough good things about this beautiful property. Oh, and super comfy bed! We slept so well! Also, great bathroom. We will be back for sure!

Wonderful place
Lovely place with a beautiful garden en very nice host. Thea apartment was spacious, with a big bedroom, big bathroom, big kitchen with everything in it and a nice sitting room with the possibility for an other double bed. The garden with swimming pool is wonderful with lots of roses en singing birds. There are two lovely dogs and Valentina and her husband are very kind. We loved staying there and will come back if possible!

Perfect house, perfect city, perfect stay!!!
We had such a wonderful time at Le Balze. My son and I stayed in Le Rose apartment, which was even more beautiful than in the pictures. It had everything we could need and more; dishwasher, plenty of cooking equipment, cafetiere and more. The furniture is a mix of modern and antiques and every little detail of the apartment is so quintessentially Italian! The beds and pillows were really comfortable which is quite rare to find in holiday homes, I find. Le Rose has its own little private garden, with beautiful flowers, olive trees, a lawn, and a BBQ! It feels very peaceful and secluded from the rest of the villa, but we also made use of the swimming pool area and the bigger lawns around Le Balze. The location is ideal for whoever wants to stay in a big villa, immersed in trees and peaceful nature but also be 10 minutes away from the town centre! To top it all off, the host Valentina was extremely helpful while at the same time giving us all the space and privacy a guest could wish for. I have no doubt that we will be staying again!

le Balze is perfectly situated , quiet and peaceful yet so close to the beautiful center of Perugia,
we stayed ai the ROSE apartment which was perfect, very private but yet 30 meters from the wonderful swimming pool.the rooms were taste fully done and well kitted out you wanted for nothing.Valentina was on hand if you wanted to know anything or do anything and her dogs were so loving. We would most definateley visit again, many thanks Valentina for a wonderful stay
