Oxford Dunes Carriage House is right at 600 square feet but gives the feeling of twice that.

Separate bedroom and a spiral staircase that leads to a reading room/office. The windows create a light that is brilliant; it brings the color hues out in a warm and fresh environment. Seahorse cutouts, wavy iron railings, bold beams all solidify this amazing structure, all seated above the garage space.

**This property requires a 4 night minimum stay during spring break and summer and a 2 night minimum stay during shoulder season.

Nice place but no Wi-Fi

Carriage house was spacious for two adults , clean, great location, and well equipped However, the carriage house did not have Wi-Fi and the cell service is not good requiring the need for Wi-Fi. We had difficulty getting text messages and could not use a hotspot. No Wi-Fi should be listed in the property information vs just NOT listed in the amenities section. We will not stay here again.

Will not stay in this unit again

I have stayed at Rosemary Beach many many times growing up. I even had my honeymoon there (different carriage house) and we always make it a point to come eat and shop at Rosemary even if we stay elsewhere. This truly is our happy place in Florida. This weeks vacation stay at the Oxford Dunes Carriage House was an unpleasant stay to say the least. When we booked it I read the review that was left stating the unit did not offer WiFi and the cell signal was poor. But we looked passed that and booked anyway (we brought our portable MiFi device and had no trouble). I was pleased to see the unit had a washer and dryer (which wasn’t even listed on the amenities description- unsure why?) That was a must for me. The carriage house was beautiful and decorated well. Zero complaints with that. My family and I had only one major complaint (which occurred EVERY. SINGLE. NIGHT) and that was this unit had a major issue with water bugs and roaches! We stayed 5 nights/6 days and each night we killed 3-4 the whole week we were there. On two separate days a water bug was in the shower while I was showering. It had hid inside a clean towel and fell inside the shower when I went to reached for the towel & dry off. Day 3 we finally notified the office because we couldn’t handle it anymore. They did have someone come spray Home Defense Spray inside the unit but we still had issues with the bugs inside the unit the remainder of the trip. My 5yr old wouldn’t sleep in her bed located upstairs on the last night because the roaches made their way up there. I’m assuming trying to get away from the areas they had sprayed down below. *we have many videos & pictures for proof* We noticed they would hide in the crown molding that wasn’t caulked good along the bathroom, kitchen and loft banisters. We believe that’s how they were coming in as well as around the water pipes under the sinks-which were not caulked/sealed. The manager and staff of Rosemary truly did there best at trying to help the situation but we informed them that the owners of this unit truly need to hire a professional pest control company to get rid of the water bug/roach issue and the crown molding needs to be re-caulked before another tenant stays. It was unfortunate we had to deal with this issue during our week stay because it was a pretty unit. But we will not be staying at this unit in the future...
