The Garden Carriage House is a lovely garden setting on 10 acres. We are located on the south end of Overland Park, Kansas on the edge of the Blue River Valley. This nature escape is surrounded by lush forests, a peaceful pond with a stone bridge, and intimate garden walkways designed by Artist and Photographer Kelly Daniels. This space is perfect for one to reflect, a couple's romantic getaway, or a fun family vacation (children LOVE exploring here). 5 minutes to grocery store, great restaurants and 20-30 minutes to Downtown Kansas City and The Country Club Plaza!

Great place for a family getaway! The kids had a lot of fun using the zip line and kayaks and it was so peaceful and relaxing at the carriage house. Kelly was a fantastic host and made sure we had everything we needed for our stay. We would definitely stay here again!
What an incredible place for a young family to use as a home base for a long weekend. The zip line and trails were great activities and getting to watch the wildlife from the living room and deck was wonderful.
We were in the area to visit a family member. The house was very charming and comfortable. While it was in a quiet, pastoral location, it was very conveniently located, making it easy to get around

Kelly is a dream to work with. Cottage was in a meadow with small pond and stone bridge. It is idyllic!! Serenity at its finest! The upstairs loft bedroom is right out of a romance novel! The animals were icing on the cake.

Dog friendly, spacious
Very dog friendly. Kelly was very kind. Although expected based on location- a lot of bugs!
Cute place that looks the same as pictures. Good location close to many restaurants and activities. The only down sides are that there only one tiny bathroom downstairs and the bedroom is upstairs and that if you visit in winter, make sure to turn the heat all the way up ASAP or it is chilly.
The location was nice, lovely country setting while still close to shopping, etc. Enjoyed the horses, ducks, and chickens. Comfortable accommodations, but being in the country there were quite a few box elder and pill bugs in the house. The humidity did bring out some previous pet odors as well. We did appreciate being able to bring our pets.

Nice getaway but close to the city
We had a great experience here. I was a little worried pulling up seeing the wedding tent, but it appears to be set up for the season and there was no wedding while we were there. The set-up worked well for us with young kids, as there was a door at the bottom of the stairs to close. So peaceful with the pond and ducks, and the chickens were a favorite of my kids (and the dog was super interested too). Because of the location by fields, there were quite a few spiders that found their way in the front door, but nothing unexpected given the location. Plenty of space upstairs for an extra air mattress and a pack and play for the kids to sleep too.
We were fortunate to learn about this separate small gatherings business that shares this magical space with guests.
I hosted a shower for thirty under a canopy of trees beside a lake and next to a waterfall. In that space we fit (4) 8' rectangular tables in a long row, a six foot table for food, and another 6' table with a bartender. It was perfect and totally surpassed any expectations we had.
There are several arbor entrances that lead you into the garden space, and benchs around the lake to enjoy the view. A highlight was the beautiful gazebo on the lake with chandeliers inside. This is where we set up a "bloom bar" for our guests to make their own floral arrangements. There is also ample room in a grassy area in the sunshine for other tables, this is where our gift table was.
The icing on the cake was the flock of ducks, hens, roosters, horses, etc. Our guests were enthralled with them and I'm sure they have never been photographed more! The whole property overlooks a natural space for ecosystem restoration. Just beauty everywhere you look.
The cottage was elegant, well-equipped, well... perfect. There was an entrance to the bathroom on the outside of the cottage near the garden for easy access. The second floor had a huge gorgeous bedroom with a balcony. A huge mirror and lots of space made me think it would be the perfect place for a bridal party to prep before the big event.
I highly recommend this property to anyone who is looking for a magical unique space.

I needed an Airb&b close to the working dog competion that we were participating in. It is a great venue with plenty of room to walk and exercise my dog. I loved the horses, chickens, ducks and especially the fresh eggs. Great service as well.
We had a great time ! We needed a get away to just chill and relax. Given we were in KC we thought we may check out some of the local things , But after getting to the cottage we decided we didn't need to leave.
Beautiful property. It was the perfect spot for nature walks - a favorite pastime.

The host was very friendly. The location was amazing. We weren’t fond of the family and dog walking through the property regularly during our two night stay. We had our two dogs with us and like to enjoy the beautiful outdoor scenery but were always on alert waiting for someone to walk through the property with their dog. We chose this place because it appeared to be very secluded so we were surprised to see so much foot traffic throughout our stay. The place could also use a good cleaning. There was lots of dust throughout the unit. All in all a good place to stay but could use some TLC. Although we love the location and enjoyed the farm atmosphere, we would probably not stay here again.
Kitchen well l stocked. House was mostly clean but floors had a dirt film and several bugs were crawling around. Bedroom on the second floor and bathroom on first with creaking steps meant being woken in the middle of the night. Grounds could be really nice with a little bit of pruning and cleaning. Gazebo was dirty. Pond had several boats available but life jackets were strewn on the ground and filthy. Setting was very quiet. Nice shopping with good groceries and restaurants within a couple of miles.
