Everything was wonderful. Comfy beds, clean, beautiful views. Only complaint was our fireplace wasnt working and it never got fixed during our stay.

Such a fun place to stay!! The room was super clean. We could walk to dinner every night and there was so many fun shops and activities we barely even had to leave!

Clean and comfortable two-bedroom, two-bath suite with roomy kitchen, living room with gas fireplace and a surprise Murphy bed in the living area. Washer and dryer included in unit which came in handy. Basic kitchen supplies and utensils, had what we needed. Restaurant on premises. Note that pool and hot tub are outdoors, pool was closed at this time of year but hot tub was advertised as open - not well-maintained (the only negative of this stay).

It was nice and quiet. ATV trails connected to property was a plus and no need for fishing license was really nice too. I didn't like how close it was to the main road and could hear traffic at times. Overall it was a great trip and place to stay. The staff was very nice and friendly.

Beautiful place to stay! Everyone was nice. Sad our fireplace wouldn’t work, the pool was under repair and our last night there smelt like raw sewage. Horrible! Hopefully that was a onetime thing cuz it is a gorgeous place.

The property and amenities were great! Our room was very nice, clean and had a wonderful view of the pond and fountain. The patio deck area was a nice feature. It was everything we thought it would be. We did not like the DAILY charge for wifi Internet access. That was our only issue. Most places we have stayed the wifi was inclusive. Would like to see that change in the future. Otherwise our stay was very pleasant and enjoyable.

Bison Ranch Resort is officially our favorite place to vacation. There was something for everyone in our group to do. My boys loved spending time in the rec center playing games and hanging out. We all enjoyed walks around the grounds, visting the ponds, fishing, and just sitting in the shade relaxing. The 2 bed 2 bath condo was perfect for our group of six. It had everything we needed to cook our own meals, plenty of options for sleeping, and even a tiny washer and dryer to use so we went home with clean clothes. We can't wait to come back soon!

Given 3rd party UNDESIRABLE room again..
Asked for a room overlooking pond as I have done many times over the years. Was assigned a room where pond could not be seen. Asked about it and was told rooms are assigned on availability. You were not busy yet lot empty at 2:45 on Friday. I even asked if I was assigned your 3rd party undesirable room, every place has them. Thats why I always ask ahead of time. If room request could not be met even though checking in early on Friday guessing would have been able to accommodate but front desk didnt bother to say one was not available not just stick in UD room. I would have asked to be assigned somewhere else on property, been there many times.

This was a very clean place to stay and felt like it was a good value for what we paid. It’s a little bit dated but like I said for what we paid I felt it was a good deal! Very charming feel- would stay here again!

Made a picky person happy!
We were amazed at how nice the hotel room was, especially for the low cost! It’s basically a condo you are booking when you see that it’s a full kitchen, 2 bedrooms, 2 bathrooms, dining area, living room, 2 balconies with a grill. It was beautiful and very clean. Very comfy beds. The staff, especially Davi were super friendly and they suggested a place to fish and because of that my daughter caught her first fish! This is a new favorite! There aren’t a lot of grocery places nearby but plenty of restaurants (Gigi’s had great pizza and friendly staff). I’m very picky and I don’t have a single negative thing to say about this place!

We have been there numerous times over the last 10 years. It is our home away from home, and our great escape from Phoenix. The staff and grounds keepers are amazing, tuned in, and accommodating. Worldmark Bison Ranch gets our highest praise for always making our time there special!

This place was noting less than exceptional. Two bedrooms, two bathrooms, full kitchen, living room with a fireplace and murphy bed. So clean and the theme is nothing short of fun. Looks like a cute old western town. My daughter said its the best hotel she had ever been to!

We have been visiting Bison Ranch for over 20 years. We stay at the resort at least twice a year, and at NO time have we ever been less than overjoyed by our experience. Davi at the front desk is personable, kind, and tuned into our needs. We can’t wait for our next time at our “home away from home!”

The properties are HUGE. You have lots of space and the two bedroom options could easily sleep six comfortably. Nice kitchen and living room area... makes you feel like your at home. Descent pool/spa area, lovely wooded area around it - very nice.

Great stay. Cool weather was a welcome change from Phoenix heat. 2 bedroom appt. was in excellent condition and very well appointed. A hidden gem in Heber-Overgaard.
