The Space:

This recently renovated, single-story home is designed for families and groups who want plenty of room to spread out while staying close to Orlando’s major attractions.



The home sleeps up to 14 guests across 4 bedrooms and includes multiple bathrooms, a spacious living area, a fully equipped kitchen, private pool, oversized screened lanai and an open backyard with mature trees and no rear neighbors.



Inside, you’ll find updated finishes including quartz countertops, a faux fireplace, Roku TVs throughout, new medium-plush memory foam mattresses and fresh linens. The kitchen is stocked with cookware, serving pieces and plenty of tools for family meals, holiday dinners and summer BBQs.



The queen-over-queen bunk beds include a twin pull-out trundle, giving larger families and groups additional sleeping flexibility.



The home also includes a high-efficiency washer and dryer, making it easy to keep swimsuits, towels and vacation clothes fresh throughout your stay.



Outside, enjoy the private screened pool and oversized lanai, with plenty of space for relaxing, dining and spending time together. Beyond the lanai is a grassy, tree-lined backyard where kids can play and guests can enjoy a little extra outdoor space and privacy.



For pool safety, the home is equipped with a pool safety fence plus door and window alarms. Pool heat is available for $50 per night and requires at least 24 hours’ advance notice.



The garage currently offers a ping pong table for casual recreation. A larger game-room upgrade is planned, but we do not currently advertise this space as an arcade.



The home is pet friendly, so please be sure to include all pets in your reservation.



Our HVAC system and ductwork are professionally cleaned, serviced and sanitized twice per year as part of our effort to maintain a clean and comfortable indoor environment.



Because this is a single-story home, guests appreciate the easy flow between bedrooms and common spaces. However, the property has not been specifically modified for wheelchair accessibility.



This home is especially well suited for family vacations, multigenerational trips, holiday gatherings and small in-home events, provided HOA rules, quiet hours and parking restrictions are respected.



Guest Access:

Guests have private access to the entire home, including all bedrooms, bathrooms, living spaces, fully equipped kitchen, laundry area, screened lanai, private pool, backyard and garage recreation area with ping pong table.



The home is located in a residential community and is intended to feel like your own private vacation home during your stay.



Check-in begins at 4:00 PM and checkout is at 10:00 AM. Because our cleaning team requires the full turnover window between reservations, we cannot guarantee early check-in or late checkout. If you need access before 4:00 PM, please reserve the night before. If you need the home after 10:00 AM, please reserve the following night.



Pool heat is optional and available for $50 per night with at least 24 hours’ advance notice.

The Neighborhood:

Located in a quiet residential area of Davenport, this home gives you the best of both worlds: a more peaceful private-home setting while still keeping you close to Central Florida’s biggest attractions.



You’re convenient to Walt Disney World, including Animal Kingdom, as well as Disney Springs, Universal Orlando, SeaWorld, ChampionsGate dining and golf, grocery stores, restaurants and everyday essentials.



Unlike many resort communities, this neighborhood does not include shared water parks, lazy rivers or clubhouse amenities. Instead, guests enjoy their own private pool, oversized screened lanai and open backyard with no rear neighbors.



Because this is a residential community, HOA rules apply, including quiet hours and overnight parking restrictions. Small gatherings are welcome as long as those community rules are respected.



Depending on the evening, you may hear distant Disney fireworks. The home is also near major roads and approximately one mile from a fire station, so occasional traffic or sirens may be heard.



Getting Around:

A car is the easiest way to get around from the home. Guests have convenient access to Walt Disney World, Animal Kingdom, Disney Springs, Universal Orlando, SeaWorld, ChampionsGate-area dining and golf, grocery stores, restaurants and shopping.



Rideshare services such as Uber and Lyft are also commonly available in the area.



The home includes on-site parking, but overnight street parking is not permitted. Please keep all vehicles in the designated parking area and follow community parking rules.



Traffic around the theme parks and major roadways can vary significantly by time of day, so we recommend allowing extra travel time during mornings, evenings and peak holiday periods.



Other Things to Note:

PARKING — PLEASE PLAN AHEAD

The driveway accommodates a maximum of 2 vehicles. Overnight street parking is not permitted, and there is no overflow parking at the home.



For larger groups, we strongly recommend coordinating transportation before arrival. Rideshares, passenger vans and private shuttle services can be great options for groups traveling together, especially for theme-park days and airport transportation.



PRIVATE POOL + OPTIONAL HEAT

The private screened pool can be heated for $50 per night and requires at least 24 hours’ advance notice so the pool has time to reach temperature.



For added pool safety, the home includes a pool safety fence as well as door and window alarms. These features are not a substitute for active adult supervision.



TRAVELING WITH LITTLE ONES

We keep several family-friendly items at the home to make traveling with children easier:



* Pack ’n Plays that convert to a bassinet and changing station

* Convertible high chair/booster seat

* Stroller available for guest use



We intentionally do not provide Pack ’n Play sheets because babies and young children can have sensitivities to detergents and fabrics. Please bring the fitted sheet your child is accustomed to using.



PET FRIENDLY

Pets are welcome! Please make sure every pet traveling with you is included in the reservation so we can properly prepare the home and apply any applicable pet fees.



CLOSE TO THE FUN — AND THE EVERYDAY STUFF

The home is convenient to Walt Disney World, Animal Kingdom, SeaWorld, Universal Orlando and LEGOLAND Florida, along with ChampionsGate-area golf, dining and entertainment.



You’re also very close to supermarkets, restaurants, coffee and everyday essentials, including familiar favorites such as Starbucks and Chick-fil-A.



Grocery and convenience deliveries through services such as Instacart are readily available in the area, and deliveries can often arrive very quickly depending on store availability and demand.



CHECK-IN + CHECKOUT

Check-in begins at 4:00 PM and checkout is a strict 10:00 AM.



Our cleaning team needs the full turnover window to prepare the home for the next guests, so we cannot guarantee early check-in or late checkout. If you need guaranteed access before 4 PM, please reserve the night before. If you need the home beyond 10 AM, please reserve the following night.



Unauthorized late checkout is charged at $100 per 15 minutes because our cleaning team is scheduled by the hour and may be waiting to begin.



SMALL GATHERINGS

Small in-home gatherings are welcome as long as the registered guest count, 2-vehicle parking limit, quiet hours and HOA rules are respected. Please contact us before booking if you’re planning a gathering so we can confirm the home is a good fit.

GARAGE RECREATION

You may occasionally hear distant Disney fireworks. Because the home is near major roads and approximately one mile from a fire station, occasional traffic or emergency sirens may also be heard.

We provide remote guest support throughout your stay and can assist with questions about the home, pool heat, local recommendations, maintenance concerns, or anything else that may come up.



We generally do not meet guests in person unless assistance at the property is needed. If maintenance or service is required during your stay, we’ll communicate with you before anyone enters the home whenever possible.
