Bring the whole family to this great place with lots of room for fun. 49th St. 6 bedroom/4 bathroom duplex (upstairs and downstairs)... steps to the sand with everything brand new (furniture mattresses, bedding, freshly painted)! Enjoy all that Newport Beach and the Balboa Peninsula has to offer in this unit that sleeps 12 Shopping, restaurants, fun zone and a short bike ride or walk away while the best stretch of peninsula beach located on 49th St is 3 houses away!
You must use steps to get to the 2nd floor unit entrance (this is a duplex with a top and bottom unit)
Property is conveniently located just steps from the best beach in Newport (great surf and less crowded beach than near piers but still close to the action), with restaurants, shopping, parks, the Balboa Fun Zone, Lido Village, Newport and Balboa Piers all within an easy bike ride or walking distance away. Each unit is almost identical in layout and look with the upstairs having more living space because of not having a fireplace. Also, the downstairs unit has a large patio.

Due to the moderate coastal climate, the property does not have central A/C (like most in the area) but does have ceiling and tower fans...opening the windows provides a great ocean breeze!

We loved the location -- close to the beach. We also loved the front patio with a small fence where the kids could play. Great showers. Lots of beach equipment, It was very clean and the beds were great. We would definitely stay here again.
The property is very nice and met all our needs. With 6 BR and 4 baths, we had room to relax and enjoy our time. Each unit has a large area for food, watch soccer and meet. Only a short walk to the beach (2 blocks) and nice outside patio area.
Property is in a great area, quiet for small children to nap and early bedtimes, but still walkable to the activity around the pier. 6 bedrooms and 4 bathrooms provides room for our multigenerational family. House is very well stocked for cooking or going to the beach, which is a very short walk. Beach wagon was great for the littles.
This is a great place and so close to the beach!! Although we were not in the house too much, we enjoyed the spacious living area when we were! Kitchen and bathrooms were beautiful and the beds were comfortable! We appreciated and used the beach chairs, umbrella, and beach towels that were provided! Another bonus was all the fans! Each room had a ceiling fan and there were were four new floor fans which all helped keep us cool! Tony was easy to communicate with and quick to respond!
The place is very close to the beach so you can come and go throughout the day. Very clean and comfortable. Just a few loud neighbors and you have to leave the windows open for airflow. Host was attentive and helpful
