LIVING AREA: The cozy living space features comfortable sofa and side chair seating, streaming cable TV, a charming Dutch entry door, and a window A/C unit to help keep things cool.
BEDROOMS: - Bedroom 1: Queen bed; ceiling fan; sliding glass door to small private deck with seating for 2 - Bedroom 2: Twin bunk bed set
BATHROOM: - Hallway Bathroom: Spacious walk-in shower with custom tile work
OUTDOOR LIVING: Guests have exclusive use of the ground-level front patio area of the adjacent main house, complete with an outdoor dining table, seating for six, and a propane gas BBQ grill. Please note the rooftop deck associated with the main house is not accessible to this unit unless both units are rented together by the same party.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with stainless steel major appliances (no dishwasher) and small appliances. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS: Guests will have private and exclusive access to the entire 2BR/1BA upstairs residence, including all interior spaces and a small private deck off the primary bedroom. Guests also have exclusive use of the designated front patio dining and BBQ area. The front 4BR/2.5BA main house is not included in this listing but can be rented simultaneously, when available, to accommodate larger groups.

ADDITIONAL DETAILS: Air Conditioning: Like most homes in our moderate coastal climate, this property does not have central air conditioning. A window A/C unit in the living area is provided for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Laundry: There are no laundry facilities available for this unit.
Parking: One designated garage parking space with a tandem carport space behind, accessed from the rear alley. Street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Stayed for a few days and enjoyed the property. Note, there is no dishwasher, and only one mirror in the property, so staying with 2 teenagers and 4 females with one bathroom mirror had it's challenges, but the shower is amazing! Steps to an amazing beach was a highlight and the property served us well for a short stay.
Great location! Good communication with property management company and quick response on a ceiling fan issue. Just wish there was a dishwasher! All in all, a great place to stay
Unit was nice and clean with more than usual parking spots. The main bedroom is smaller than spears in the picture and I’m not sure it is a queen size. The kitchen and living areas were nicely updated. Stair access and separation from the other guest was nice too. We had trouble with the door lock sticking making entering after a struggle. All in all I would rent this place again.
We just stayed 3 nights and could not have asked for a better location or cleaner property. It was pure perfection from our arrival to checkout. We will definitely book there again!
Spent 5 nights here and it was awesome. Highly recommend for proximity to beach AND 2 parking spots, which is key for this area. We went to the beach 2x/day and it’s conveniently located to the areas of OC we needed to be. Super cute and perfect for a family of 4!

Short walk to the beach
The check in process was a little confusing. The unit was as promised. I was a little worried about the security as there is no lock on the door besides the key coded lock.
This place was great. Would be good for 2-3 adults or a small family of 4. Super close to beach; you can hear the ocean with the windows open at night. Nice patio out front. Narrow stairs up and down so be aware of that. Garage is small but fit our Camry. We used the carport most of the time for easier in and out. Would stay again.
Loved how close it was to the ocean! It was really clean and quiet. We had a little trouble finding the location and we were able to get in contact with the Owner immediately. Really nice and patient. The only thing I would say we didn't care for was the bed. It felt very springy and uncomfortable
Great location and property. Managers were not friendly
The heater was not working the first night and it was freezing as a result I did not sleep well. I also sat on the roof top deck for about an hour and got a very rude call from the property manager letting me know I was not allowed to sit up there. I had no idea and did nothing but sit and enjoy the view. Her tone was a bit upsetting especially considering I did not sleep the night before because the heater was not working. I did call the maintenance number the next morning and he came within 2 hours to fix it.
We really enjoyed our week and Newport Beach! The greatest feature is the fact that you are literally a minute walk to the beach, 5 minute walk to a great park, and 15 minute walk to restaurants, grocery store, coffee shops etc.
It is incredibly clean, kitchen is well-equipped, bathroom shower is great, and the beach toys/chairs are nice.
Things to think about before booking. It is a small space so make sure you're OK with that. It could get really warm in there and the AC was incredibly loud. There is no dishwasher either. All of these things are no big deal to us, but for some people that might be. The one downfall is the fact that the patio is not attached to the unit. You need to walk downstairs and all the way around to the front of the other unit on the property. It was super tough going back and forth for dinner especially with two small boys. But once you are down there the seating and dining table were fantastic.
Overall, I would recommend this place for sure! Just be sure you're okay with the items listed above.

Very clean, and close to the beach
We loved our stay here! The size was just perfect for our family of four. It was a quiet and comfortable place to rest when we weren’t out on the beach. The tucked away nature of the access to the unit added to the charm of our stay. We will definitely come back again when we are in the area!

Great little place! Nice and quiet, and just a stone's throw away from the beach. Very comfortable and cute. Really luxurious large shower, great TV with access to Netflix in one of the bedrooms. Loved staying here!
