The Newport Beach peninsula has a way of slowing everything down — morning coffee on the balcony with coastal air rolling in, afternoons at the shore, evenings gathered around the fireplace with nowhere you need to be. This second-story duplex puts you right in the middle of it all, a short walk from the sand and the marina, with the kind of easy layout that makes a group feel at home from the moment they arrive.

Sleeping arrangements
Three bedrooms sleep up to 8 guests comfortably. The primary bedroom features a king bed and a 43` TV, a second bedroom offers a king bed, and the third bedroom includes a queen bed and a 43` TV. A queen air mattress is also available for additional guests. Three full bathrooms mean mornings move smoothly, with no queues and no compromise.

Living space
The open-concept living and kitchen area is the natural heart of the home. Generous seating surrounds a 60` TV - ideal for movie nights or catching a game. Ceiling fans and heating keep the space comfortable year-round, and the indoor fireplace adds warmth and atmosphere on cooler coastal evenings.

Kitchen & dining
The fully equipped kitchen handles everything from a quick breakfast to a proper shared meal. A dining table seats four, with two additional seats at the kitchen island. You`ll find all the essentials - refrigerator, freezer, stove, oven, dishwasher, microwave, coffee maker, blender, toaster, wine glasses, baking sheet, and barbecue utensils - so cooking in is always a genuine option.

Outdoor living
The patio and balcony give you a comfortable perch for any time of day. A BBQ grill and outdoor furniture set the scene for casual al fresco meals or quiet evenings outside. Beach essentials - including 2 beach chairs, an umbrella, and plenty of beach towels - are provided, making day trips to the shore effortless.

Bathrooms
All three bathrooms are well-stocked with the essentials, including shampoo, conditioner, body soap, shower gel, and hair dryers. One bathroom features a bathtub, offering a welcome option for a longer soak after a day on the beach.

Conveniences
Practical comforts are well covered: Wifi, Ethernet connection, a dedicated workspace, washer, dryer, iron, hangers, extra pillows and blankets, and a Pack `n play/travel crib for families travelling with young children. Self check-in via keypad means arrival is always smooth, and a full suite of safety equipment - smoke and carbon monoxide alarms, fire extinguisher, exterior security cameras, and a first aid kit - is in place throughout. Free tandem parking for 2 vehicles is included on premises, with additional free street parking nearby.

Situated on the Newport Beach peninsula, you`re within easy reach of local dining, boutique shopping, coastal trails, and golf courses. The beach and marina are just moments away - and whether you`re here for the activity or the quiet, the neighborhood delivers both.

Things to know
Check-in is after 4 PM local time, and check-out is by 11 AM. Early check-in and late check-out may be available upon request. There is no extra fee for early check-in or late check-out if we can accommodate your request.
Our homes feature keyless entry. You`ll receive a unique code prior to arrival, making check-in a breeze.
Cleaning is performed at the end of your stay. Mid-stay cleaning is available for an additional fee.
2 beach chairs and an umbrella and plenty of beach towels.
We do not recommend shipping to the home as we do not have mailbox keys, and multiple people may have access to the property.
No outdoor music system, but feel free to bring your own Bluetooth-enabled devices.

Pet policy
Small dogs and cats are allowed. Larger dogs are permitted upon approval.
