Permit #SLP13310 Situated right on the beachfront boardwalk and the corner of 33rd Street, this downstairs 3 bedroom, 2 bath home is available as a basic family destination for folks who know what the locals know: the best surf for the "big kids"; the friendliest shoreline for little ones; soft white sand for sunbathing or serious games of beach volleyball; rock jetties to climb and hunt for crabs or shells; close walking access to groceries, restaurants, shops and excursions! There is happily something for everyone's idea of the perfect vacation!!
DISCLOSURE: While the location is prime, and we can ensure the cleanliness and functionality of the property - including the health and safety of our guests - the general appearance, condition and furnishings of this unit would be considered "basic" or "below average." Here's what you'll find:

EXTRA SLEEPING ARRANGEMENTS: To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.
LINENS: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

LOCATION: Most desired destinations are within easy walking or biking distance, so you can park the car for the duration of your stay! The Newport Pier area, including the historic Dory Fisherman's Fleet, Seaside Donuts, Charlie's Chili and much, much more, is a lovely 10-minute stroll along the boardwalk at most. A couple of miles beyond that is the Balboa Pier, with even more possibilities, including the historic Pavilion, Catalina Island Flyer, Balboa Island Auto Ferry, The Fun Zone, and a trip to Ruby's Diner at the end of the pier for great burgers and shakes. You won't go hungry in Newport Beach!

Right on the beach and boadwalk. Grocery store, coffee shops, early morning breakfast, lunch, dinner restaurants, all kinds of shops, the peir, everything you need is within a 15 minute walk.

We absolutely loved our stay here. Excellent communication from Beachview Realty. The beautiful home was exactly as described. Our favorite part was walking 3 steps from the front porch and our feet were in the sand. Beautiful views and extremely friendly people. This was our first time to Newport Beach and we absolutely loved it. So many places to walk or ride a bike to right from this home. Highly recommend staying here!
If you are looking for a centrally located, family friendly rental, this is the one. It was perfect for our 2 & 3 year old grandsons as well as our teenager and her friends. As stated in the rental description, it is not decorated with high-end decor, however, it is very clean and comfortable. We loved every single minute of our trip and can’t wait to come back someday!!! Location, location, location!!!!

The service from beach view was second to none
We rented both units an and b. The reviews made me worried the place was not suitable for children (babies). We found it impeccably clean. Yes out dated furniture but we found it suitable, comfortable and easy to accommodate our group of all ages. The service from beach view was second to none
I brought my family here for a week. I’ve seen this beach house for years and I saw the negative reviews, but wanted to give the house a shot. This was approximately the 20th different beach house I’ve stayed in between San Diego and Huntington Beach.Pros- location to everything is great. Access to the beach was perfect for my kids.Cons-house is out dated. Laundry is in the garage, shared with the upstairs unit and you have to pay with quarters per load. I’ve never had shared or coin operated washer dryer in 15 years of renting beach houses in Cali. The garage fit my Toyota Sienna, but It was a very tight fit. If the upstairs unit had a vehicle small enough to park inside, it would not have been possible to get out of the vehicle. The shower heads are set for someone 5 feet tall and the fiberglass walls of the shower itself are cracked and breaking. The mattresses were very firm, worn and have dents/pockets on top from where people sleep. The upstairs guests arrived halfway through my stay and you could hear every step they took. It was a family with a group of teenage girls the noise from upstairs never stopped once they got there.The house has potential to be a great house, but it will require some updating and maintenance. As the house is now, I would not stay in it again or recommend it to family/froends.
The porch and the boardwalk right in front and the beach right in front was great, the condo itself was very dated and was in need of painting and touch-ups. Also most of the sitting areas and kitchen chairs were not very comfortable. The positive was that it had a garage and great access to the beach.
