Our 3 BR/2 BA vacation rental places guests within walking distance of some of Newport Beach’s most popular destinations and everyday conveniences, creating an ideal setting for a memorable family getaway or holiday by the coast. With inviting indoor and outdoor spaces and easy access to the beach, bay, dining, and local attractions, this residence offers a comfortable home base for enjoying all that Newport Beach has to offer.
LIVING & DINING AREAS: The living and dining areas provide a welcoming place to relax and gather, featuring an upholstered sofa with side chairs, streaming cable TV, and a dining table with seating for 6. A sliding glass door opens directly to the spacious front patio, extending the living space outdoors.

OUTDOOR SPACES: The spacious front patio is set up for easy outdoor dining and relaxation, with a teak dining table and seating for 6, a market umbrella, and a propane gas BBQ grill.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all large appliances and small appliances for convenient meal preparation. Guests must supply their own food, drinks, including coffee, as well as spices, condiments, and paper goods such as napkins and plastic wrap.
YOUR STAY ALSO INCLUDES: - Wi-Fi - Ceiling fans throughout; heating - Hair dryer; iron/ironing board - 4 low-profile beach chairs - Wood-look laminate flooring throughout
GUEST ACCESS: Guests will have private and exclusive access to the entire ground floor residence. This includes all interior spaces and the private front patio. The rear second floor studio residence is not included in this listing, but can be rented simultaneously, when available, to accommodate additional guests.
SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Shared free laundry facilities are located in the garage. Guests must provide their own laundry supplies.
Parking: One space is provided in a shared two-car garage and fits most vehicle sizes. Garage access is via the rear alley. Neighborhood street parking is also available, with both metered and non-metered options.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

We have rented from Beachview Realty four times and are never disappointed. The staff is great and always easy to work with. I have recommended them to many people!!! Highly recommend. :)
Excellent location, the calmness of the bay one side and the excitement of the waves the other. The road outside is very busy, which didn't bother us but might for someone with small children. The queen beds were quite small and we could really have done with air condition as at one point the house was showing 92 mid day, but despite these minor issues I would still come back.
Property was just as described. Super easy check-in & check out process. There were 4 beach chairs available for us to use which was super convenient. Finding a parking spot for our extra vehicle was easy. 1block from the beach. Convenience store on the corner. Restaurants & shops all walking distance. We are definitely returning!

just steps to the beach
This house has three bedrooms and two bathrooms I felt it was very spacious for our family of four. Location is great literally just steps to the beach. The street in front of the house is quite busy and cars drive very fast down it so with people with young kids would definitely want to keep an eye out if they're out in the front patio. I think everything went really great, and I would recommend this place. The response time for their customer service team was very quick and offered multiple options to correct a very small issue that we had.
We enjoyed our stay here. It was comfortable and in a great location. It’s an older house that can use a few repairs and improvements. But I’m glad we were able to find this ground level place for my elderly mom. There are no steps which was perfect for my elderly mom. Just a note that the house next door leaves their outdoor lights on all night so the bedroom with the king bed is not completely dark at night. The vertical blinds can’t completely block out light.
Great vacation rental for our family including 2 little ones. Listing is as pictured, great location, kitchen stocked well, room are good size, spacious floor plan, good breeze/airflow, very clean. Everything is on 1st floor, no stairs & great enclosed patio area. We were able to walk to Newport pier area & Marina Park easily. Would stay here again if guaranteed to park on right side of garage.
2 issues: FYI all three bedrooms have flimsy thin vertical blinds that don’t do well blocking the sun. I’m sure this is a concern for others, especially traveling with little kids so hopefully management installs some blackout curtains(cheap fix on Amazon). I had to bring my own portable ones. Also, the parking is a shared side by side enclosed 2 car garage. Listing has length listed at 19ft which is incorrect(it’s probably more like 16ft.) Our car measures 18ft and did not fit due to a washer & dryer in left side of garage which is the bottom units parking. I immediately notified management who told me to contact upstairs unit to see if we could swap parking spots to right side which we would fit into or find street parking(not fun with little kids on busy streets, plus I specifically measured my car & picked this rental for the garage parking because parking in Newport is terrible). Thankfully the upstairs unit people had a small car that fit in my spot on the left so we swapped. I’d stay here again if I could park in the spot on the right for upstairs unit.
This property provided us with everything we needed and was walking distance to everywhere we wanted to go. I highly recommend this rental to anyone looking for a perfect beach getaway.

Our family of six had a wonderful time staying at this house. It's close to the bay and the beach. The beds were comfy, and property management was very quick to respond to minor issue we had with one of the bathrooms. I highly recommend it!
Small but well appointed and near Lido and the Marina Park which is great for families traveling with children.
The home was clean and comfortable, the only complaint that we had was the lack of proper blinds in bedrooms which might wake light sleepers earlier than desired.
The unit is centrally located to all popular attractions in Orange County (short drive) Walking distance to restaurants and bars for college students and older adults.
Unit was clean, beds and couch comfortable.
We would definitely stay again.
The location of this property is within walking distance to everything including the beach. A few more updated pots and pans and a toaster ( instead of a toaster oven ) would have been nice. We prefer a Keurig instead of automatic drip on the coffee. Otherwise all was great.
We stayed as a family group of three adults and three teen girls. We were visiting a family member who lives locally. The location is amazing! Easy walks to the beach, restaurants, and shops, and only two blocks from the local 7-11. The house was as advertised and quite comfortable. When we had a minor issue with one of the appliances, the management was incredibly responsive and quickly resolved the issue. Although the space was tight, it was fabulous to have garage access for our vehicle. Overall, I would absolutely stay here again!
