The location is absolutely perfect - nestled right outside o New Braunfels and close to Canyon Lake while enjoying 80+ feet of Guadalupe Riverfront.

The location was amazing! We loved the windows overlooking the river and having river access. The beds were super comfy. We used the grill and while we had to clean it before using, it was still enjoyable on the deck. The neighborhood was very quiet. We saw deer at the house and on the river in the evenings. We took the dogs and would take them for walks in the morning. I would definitely stay here again.
This a perfect spot on the river, even with reduced flow rates due ti the drought. Accommodations were good for our 9 family members and the view was great! The house could use a deep cleaning but we will definitely plan to return!
We enjoyed the stay. I was a little worried about some of the details about the septic system and AC when I got the check in instructions but our stay was great. Lots of room, nice location, the house was comfortable and had plenty of space for our large family. Great location.
This was an amazing property and was perfect for our family getaway! The location on the river was fantastic and the views from the home were amazing. It is so peaceful at this house. There was plenty of room for everyone and the beds were comfortable. The two back bedrooms felt like waking up in a treehouse with the giant cypress trees outside the windows. You can even put your tubes in up river at the horseshoe and float back to the house (it took about 3 hours). We also enjoyed playing in the river on the small tube chute right in front of the house. Overall, the location in Sattler was great, in a quiet neighborhood, and we would definitely stay here again. Just be sure to bring your water toys
We had a wonderful weekend with the family at this fabulous home! The living/Dining/Kitchen is very open and the view is amazing! We had a blast sitting around the firepit listening to the water. The home was clean, beds were comfortable, and there was plenty of space for everyone.
We had a wonderful family vacation. Home was clean and comfortable, backyard is amazing (we enjoyed the grill and fire pit), location on the Guadalupe was great. Water was high and cold this year. Easy drive to the horseshoe (paid parking at Mo Market on 306). We floated back to the house from the beginning of the horseshoe, which took about 3 hours.
Great location and easy to get to. Host was easy to deal with, and property is clean and spacious. No complaints here. We found the large space on first floor perfect for gathering, and we enjoyed a fire in the pit on the perfect patio. Great property, well cared for, and we’ll definitely return. Thanks!
We loved this property, especially the comforting sound of the waterfall. Property is spacious and comfortable with a great patio next to the house and more hang out room by the river bank.
My only request would be for handrails on the steep steps down to the river. Otherwise we loved it!
Comfortable house, tons of natural beauty, large rear windows with a great view of the river, kitchen well-equipped. Remember to bring your TV streaming logins, etc., so you will have access to more than FreeVee.
The photos do not do this property justice! We could not have asked for a more perfect weekend getaway. The living area is so spacious and inviting. The location on the river is perfect and the sound of the water is so peaceful. We loved making a fire in the fire pit and sitting under the pretty white lights. We were in town for Wurstfest and it was such an easy drive to and from. We would definitely stay here again!
This was the 2nd time for our group and it was a great Our group included fly fishing and bird enthusiasts The house met all our needs and more Lots of room for 6 people Sitting down below near the water was one of our groups favorite things to do at end of day
We had a great stay on this property. We had a group of 10. My wife and I our two children and their spouses and 4 grand children aged 3, 4, 4, and 12 Plus two labs. The house accommodated us just fine. The River view from the family room plus the sound of the waterfall were outstanding. Would do it again.
Comfortable beds. Equipped kitchen except for Keurig coffee pot. Wish we had understood that there were stairs and only the bunkbeds were downstairs. Needed soap and cleaning supplies. Septic system worked well. Outside sitting areas were enjoyable except we all needed handrails to get to them and the river. Inside and outside areas could have been cleaner. There were too many insects. Enjoyed the living areas downstairs and the large rear windows. Very peasant stay.
We had a great time! Plenty of room for everyone, kitchen is well supplied and rooms are comfortable. The only issues were the bathrooms do not look like they were cleaned. We had to clean both upstairs bathrooms before our use. And would like to see a railing of some sort on the downstairs sitting area by the river. It would be pretty dangerous with smaller kids or unsteady adults. Other than that the location of the house is amazing, sitting in the river and enjoying the water and the sound of the river was the best part of the night. Loved our stay and will definitely book again next year!

Our Annual Sister's weekend (9 of us, 47 yrs old - 69 yrs old) was a success with this house. The upstairs beds are oh, so comfortable. And plenty of beds and baths for all of us.
But, there was only 1 TV in the whole house and it was Not a smart TV. You had to use their amazon fire stick, with your account to get anything!! We could have really used a broom to clean the floors. The yard company needs to blow off the concrete patio areas. There was an ant problem, but found bug spray.
But, Great location and we enjoyed our stay.
We are a group of mostly retired women who've gotten together annually for fourteen years-- the last six in Hill Country VRBOs. This location was by far the most beautiful. Even when the rest of Central Texas was worn plumb out by the drought and relentless heat, these surroundings stayed green and pristine, and the water was flowing strong. Note: only the bunk-bed room is downstairs, along with one bath and the other community rooms, and we found that taking the groceries around the side of the house was more convenient than using the stairs. Pros: gorgeous location, fabulous views from the house on both levels; large refrigerator, comfy beds, plenty of room for five guests, and an outside table/patio to enjoy the rushing water view and its sounds. Cons: It would have been nice to receive a message from the property representative when I booked it and when I paid in full, and to get check-in info at least the day before we left; also, there were cobwebs in corners, many of the bulbs outside did not work, bathrooms were skimpy on towels and washcloths. Nevertheless, all these little annoyances pale when one considers how enjoyable and memorable the whole place is.
