Main level floor has 2 bedrooms and 1.5 bathrooms, living room, dinning room, kitchen, and a LARGE Sunroom overlooking the pond. Head down to the pool room with the heated pool and hot tub overlooking the land and the pond. One side of the pool room has a sauna room along with bathrooms and changing room. The other side has a game room with slate pool table, a bar, card table, and an additional bathroom.
Be sure to bring your hiking and fishing gear, all of which can be done on the property. The pond is fully stocked! The second pond sits next to a large fire pit to enjoy the outdoors!
The upper 2 levels have 11 additional bedrooms and 3 additional full bathrooms. There are a total of 7 queen beds, 3 full beds, and 6 twin beds.

We definitely enjoyed our stay at this property. It looked exactly like the photos.
This property was truly like the photos and was certainly big enough for our family of 21. This kitchen was well stocked, the pool was amazing. The only negative I have is that the beds were very hard and one of the queen size beds had some kind of plastic wrapped around the mattress which was falling apart and the house was very close to the road.
This property is an amazing place for a large family christmas.

Everyone enjoyed the pool, the hot tub, the sauna the pool / game room, building a snow man, watching christmas movies etc. A big hit for everyone.
Beautiful home throughout that made for a great family Thanksgiving holiday. There is plenty of kitchen space for cooking a large meal and plenty of space to sit, relax and enjoy family time together. We have rented some of Georges other homes in the past and have never been disappointed. He is always very helpful and accommodating with quick responses. I would highly recommend this home for a large family or group getaway.
I can't say enough about this property. The house and grounds were beautiful. It easily accommodated 18 adults and 4 children under 5. Kitchen has everything we needed, bedrooms were clean and comfortable, pool and hot tub were very nice. Plenty of fish in the pond. It was a real pleasure having our family all under one roof. I would definitely rent this property again and would recommend it to anyone without hesitation.
We enjoyed our stay with a large gathering of friends and their families. The house was spacious and clean. We enjoyed the indoor swimming pool and sauna, as well the outdoor firepit and fishing in the pond. We also enjoyed the proximity to hiking and river rafting (which was kid-friendly). After the kids went to bed, the large dining area/ sun room provided a great space to socialize without having to worry about noise disturbing those who were sleeping. The only downside of the house was that the tile floor in the pool area was extremely slippery. We had a great time and would certainly enjoy staying here again.
The house was stocked with all the essentials, the owner was very responsive and the overall experience was fantastic. Would recommend for a large group - more than enough space!

It is a beautiful property! Our family (19 people from ages 3 to 83) were comfortably accommodated and enjoyed doing different things, there are so much to do! Swimming, hiking, fishing, playing cards, dominoes, playing pool. We had such a great time; are thinking on going back during summer time.
We really enjoyed our stay. The place was accurately described in the listing. George was very responsive. As noted by one other reviewer, the kitchen is ill-equipped for more than a dozen people (not enough plates, etc.). Otherwise, would definitely recommend it.
The pool was wonderful and was the highlight of the weekend. It was warm, and the room was warm, on a cold weekend. The third floor actually got too warm, so be aware when setting the thermostat. Also note that, of the 6 1/2 bathrooms 2 are in the pool area and 1 is on the third floor, 2 on the second floor and 1 1/2 on the main floor. This was important for us to know when making room assignments. The main floor was a great gathering place and the heated sun room was a popular spot, with a beautiful view.
This property was perfect for our large family! There was so much to do and with so much space we were all able to be together and really enjoy each other. We never noticed the rainy weather with the pool and the Florida room for us to enjoy. The pool table and bar area were a nightly hang out and we made so many memories that will last a lifetime.
There were a few surprises, including unavoidable late check-in due to cleaners, a temperamental refrigerator, an overflowing dumpster and some water leaks; but George was extremely responsive and he was eager to make sure our stay was perfect. We wouldn't change a thing and we would go back to Twin Ponds without question! Thank you George for an amazing vacation!

We have a hard time finding a house with enough bedrooms to fit our annual family vacation, so we thought Twin Ponds would be a good fit. Unfortunately, it did not meet our expectations. The house was not well provisioned for a 13-bedroom house with a pool. There were not enough bath towels, no pool towels, and insufficient glassware. We had to go to Walmart in PA the first day just to have enough glasses for the first night's dinner and we had to purchase adequate towels for the bath and pool. The house was not well maintained. The bathroom count was deceptive, as some of the bathrooms were in the pool area and far from the bedrooms. The pool area was oppressively hot, and the instructions were to not open the doors and windows. The house was too close to a busy road, and the grounds were sparce. Fortunately, we brought our own activities, and our family gathering was able to overcome the house's limitations.
A few call outs to a mostly good experience:
Kitchen - amenities are not set up for big groups. Not enough large pots and pans. It was challenging to cook for a group of 23 people.
2 fridges were not big enough. We had to use coolers in addition.
Grill - too small to accommodate a big group. I would add another grill. First night we discovered that propane tank was empty.
Bedrooms - window air conditioners were added to 2nd and 3rd floor bedrooms but not to all. Two of the nights were very hot and uncomfortable.
For those that like to fish - very challenging to cast as ponds were full of weeds. We managed to catch some fish though. 2-3 canoes could easily be added and used in a big pond.
Pool area - we enjoyed the pool, hot tub and sauna, all of which were in great condition. One call out - tile around the pool was very slippery.
Overall stay was very pleasant, Outdoor fire pit got a lot of use. The surroundings were stunning and more than made up for some of the shortcomings!
Extended Weekend Getaway for 60th birthday celebration.
I rented this property for my wife's 60th birthday celebration with some friends and family. As we were leaving she said the whole thing was 'perfect', so mission achieved.
The property was awesome. We loved walking around the lakes and venturing into the woods and watching the deer.
The house itself was plenty big enough for our group. We expected to have 14 people but only 11 made it so we were a small group for the houses capacity.
All of the beds were firm and clean. And when I say firm, I mean firm. I was not used to such firmness so sleep was hard the first night.
The pool and hot tub area are awesome. Not too mention the sauna and pool table. Others have reviewed that the pool area floor is slippery and I concur. But we all took heed and no one had any mishaps.
Only the younger member's of our group used the pool because it was too cold for us old folk over 60 and did not see how to raise the temp and did not want to bother 'George' the owner but that was ok.
As other's have stated, the refrigerator space was tight. I imagine a larger group may need a couple of coolers to store food but we had enough space between the kitchen and game room refrigerator to store our 3 days worth of food without use of coolers.
I have a large family: 5 married children and a lot of grandchildren from 17 years to 4 months. Pool was used non stop. It was big and clean. And the infants used the hot tub as a kiddy pool. There are fish in the larger pond and you can buy worms in Narrowsburg. The main kitchen was nice new and clean. Eating area was good for whole family. Geese frequent the pond but chased them away but they left little deposits all over so wear crocks. I would come back winter or summer.
We needed a big place ( 14 people- age 1-68) for our family to celebrate their grandfather’s retirement…
The family loves to swim and having an indoor pool was fantastic- heat wave while there added to its value! Hot tub and sauna loved by the adults!
The owner added central air to the upstairs and it was very comfortable…
Family’s only complaint were the mattresses… but that’s pretty standard…
The kitchen is amazing and we could all cook and prep together. Indoor grill also a huge plus in the heat! Nice appliances all around!
The children loved watching for wildlife in the ponds, and the fire pit was great…
Woodstock Museum and concert space was amazing and the Del River provided a lot of fun exploring…went to River Fest and Farmer’s Market and Fort Delaware, kids did tubing…
Had a couple of mechanical issues, but owner was super responsive and it didn’t dampen our stay at all….
We really appreciated that there was so much to do in the house alone without having to really go anywhere.
No matter the weather, your money won’t go to waste…..
With a variety of activities accessible at this property (pool, hot tub, sauna, billards, fishing, grill, fire pit) we all had a blast! A beautiful kitchen fully stocked and lovely common areas. Whenever We had a question it was answered promptly. Suggestions made were appreciated and they are very proactive. One caution is the pool deck room/tiles can be very slippery. On e suggested they will be putting up a caution sign. Enjoy this beautiful vrbo.
This place was great for the 18 adults we brought here for a long weekend. The pool and hot tub area was amazing (and bigger than it appeared to me in the listing). The whole place was perfectly clean when we arrived, and stocked with towels, though you'll still want to bring your own if you'll be in the pool/hot tub. There is a brand new kitchen that was renovated in 2022 with two cooktops and plenty of space to cook large meals for the size of group you can bring to this house.
There are multiple large areas for people to hang out in - a very large sunroom, a living room attached to the kitchen, a large bar downstairs with pool and poker tables, and the swimming area with seating and lounge furniture.
The grounds are pleasant and quiet. The house does sit right by the road so some of the bedrooms got a bit of street noise, but it's a low-traffic route. There is a very large fire pit - if you want to use it, bring extra fire wood!
The second and third floor bedrooms are not air conditioned and only a few had window units or box fans so consider bringing your own or touch base with the owner about options. It was about 90 outside and did get hot and humid upstairs.
Our only concern about the house is that it has tile floors throughout (except the bedrooms). Pool water and tile is a dangerous combination (as is alcohol and tile) so bring proper footwear. And move about with caution when wet.
The host was very responsive at all times, including getting staff to the house within half an hour when we thought we had an issue with the power. And when a guest left some books in a room after checkout, the host graciously had them shipped to us.

Still haunted
I have waited to post this because it's against my nature to say negative things and George is a nice guy. BUT. We arrived on Monday afternoon at our appointed check-in, only 3 to 4 hours after the last group checked out. The group before us was comprised of 33 people, including 11 children. The housecleaners (a woman & 3 teens) were there when we arrived, doing their best to rush through, change sheets and clean the floors and get rid of handprints, etc. The house was the opposite of deep cleaned. and disinfected. We had been promised the pool and hot tub would be ready for our use.
As it turned out, the pool and hot tub had not been cleaned. We moved in on Monday, and three of us became extremely ill with Norovirus by Wednesday morning. By Wednesday night, almost everyone was ill. One of our older members threw up so violently that she tore her esophagus and had to be rushed by ambulance to the hospital and Medivaced to the nearest trauma center.
The pool cleaners came on Thursday, but obviously it was too late. There need to be days between uses if a pool is involved, or the pool/hot tub must be shocked, especially if there are children in the pool/hot tub, and running around. We found this out the hard way.
Be very careful when renting a house with an indoor pool.
My extended family of 24 all enjoyed our first gathering at the Battenkill Valley Mansion. The spacious house and grounds made our multigenerational group visit easy and flexible. We enjoyed cooking in the extensive kitchen; playing games, doing yoga, and puzzles in the ballroom; eating together in the dining room; and chatting in the living room. We built a fire at the fire pit and the hardy among us were able to spend a day and evening outdoors. The many bedrooms provided space for everyone. All in all a great visit, we can't wait to come back.
The house and property were amazing, in-door pool was huge, hod tub and sauna were awesome. Living area was large and open, we had 18 people and kitchen, dining and living area was more than enough space. Every thing worked great. We did not even need to leave the property but we did wonder into town which was great. We will definitely be back.
