Step back to a bygone era where families had a slower pace of life and could genuinely enjoy the company of those closest to them. Without the distractions of the busy lifestyles that are so prevalent today, they enjoyed the sound of river flowing by and the gentle breezes off the water while sipping a tall glass of iced tea on the porch and watching the kids play on the lawn. If that sounds too good to be true, you haven’t visited the Retreat at Cottonseed Falls yet!
This family homestead located on one of the most spectacular spots on the San Marcos River was built in 1920 and has been in the family of the current owners now since 1950. Lovingly restored and brought into modern times by the very people that were raised within the walls, the history and sense of peace and pride that permeate the space is apparent to all that enter.
Inside the home are three private bedrooms and a large bunk room each with comfortable bedding and relaxing atmosphere. There are three separate living areas making this space an ideal location not only for family getaways but small corporate retreats as well. The kitchen is completely modern and can provide as much inspiration for any budding designers as any show on HGTV! The best parts to many are the small details throughout the home. From the hand painted saw on the entry wall that has been a part of this home’s history for as long as anyone can remember, to the family cattle brand painted on the floor of the living room. Every room has such a storied history and interesting features that everyone that visits will constantly discover something new.
As if the inside were not enough, the outdoor space is an absolute treasure. The 800 square feet of deck overlooks a luscious lawn perfect for a friendly game of touch football or simply throwing a Frisbee around. The spectacular beauty of the river is mesmerizing. The gentle curves and the majestic trees towering above make this place very special indeed. A fire pit has been added to the riverbank for an evening of s’mores and tall tales, and an outdoor shower installed near the porch for any river dippers.
You will be able to marvel at the night sky without all the city lights competing with the stars and the sounds of nature soothe the soul. We hope that you create as many memories and that this place touches your heart as much as it has the family that has allowed us to share it. We loved our stay here. It was perfect for kids with a bunk bed room and play area including a doll house our girls loved. The river was shaded with shallow and deep areas. House had plenty of space and everything we needed.
The house is the perfect location for a relaxing family get away. My boys love playing in the river and fishing. I enjoyed reading books on the back patio. Thanks for sharing your home
This property is well situated on the river with great access and basically the whole river to yourself. Huge cypress trees shade most of the river and immediate shores. A beautiful setting. The house is great for family and friends. We enjoyed our stay and will return next year.
Great place. You can tell it’s been in the family a long time, since the 30s? Clean property, cool location on the river too. The river runs a bit quick in this portion, enough to where I didn’t turn my back on the three kids ages 3/6/9.

This is a great place. It was perfect for our family. We will be back soon ! The only thing I would change is to have the lawn man come on a morning when place is not rented or after a guest leaves . We could not sit outside and enjoy the cool morning air and beautiful view due to the dust and grass flying from the mower . Otherwise it is just perfect ❤️
Check in was super easy. House is spacious and the property grounds are abundant. Liked the huge deck. The location being right on the San Marcos with easy entry made for a great time fishing. It was shallow enough to stand and walk out in to do so and we saw several kayakers and paddle boarders go by. The house is definitely older but has a lot of character and some updates too. Nice bathrooms, linens and bedding as another guest said. Overall pretty good and worked out just fine for our family of 4. Personally I tend to not care too much for too many personal effects in a vacation home. But some of the pieces added to the character of the home and it was cool to wonder about their history. Overall a good stay.
We enjoyed the location of this vacation rental, and made some delicious meals in the kitchen. We played games in the dining room and had a cozy fire in the fire pit outside. However, we found the place to be dusty, ceiling fan in main bedroom was covered, floors needed attention and the furniture needed it, too. The bunk room wasn't clean and the commode needed scrubbing. Overall, it just needed Spring cleaning and de-cluttering, hopefully we just caught it when the cleaning service was tired of 2023😁
This is a lovely home with amazing river access for those who like to fish or simply sit on the banks and soak in the beauty of the canopy of trees while listening to the babbling waters flow. The rooms and bathroomsare really nice sized and the back porch is fantastic! We loved meandering through the garden of native Texas plants dotted with whimisical garden accents. The back room with bunk beds would be ideal for family gatherings with little ones. We're not there yet but this would accommodate grandchildren beautifully! Push the highway out three miles and it would be perfection! You can't hear it inside or if you're at the river. Plenty of kitchen equipment. It'd be fabulous for Thanksgiving!
Did not deal with host, but property management company. They were very responsive, and helped me change the number of guests at the last minute. Very helpful.
