Terrible! Damp, dirty, broken doors, black flies, only one light in the room by the door, bad a/c, thousands of cigarette butts on ground by the door. Went to dinner and returned to see two Mankato PD cruisers in the parking lot dealing with a permanent resident of the hotel. NO REFUNDS so couldn’t go to another hotel. One room down the hall had the electronic key latch smashed off of it and the room vandalized. Pieces from the latch left on the floor in the hallway. Back side of building is rotting off. Never slept under the covers for fear of bed bugs, instead had to deal with small black flies along with a poorly functioning a/c. Was told by local service stations to NOT stay at the Riverside Suites but as mentioned earlier, no refunds.

The bed squeaked so much so loud it kept us up all night. Every time we moved, even a leg, super loud squeak. And we paid more for the deluxe room. Told the staff and they completely blew us off...

We paid for a Queen Suite. The bed was a full and it was thd worst bed we have ever slept in. There was a lot of partying going on. Trash and beer cans everywhere.
Did not get the type of room requested. There was a black substance on the shower head , so did not take a shower. No comfortable place to sit and work on a computer. Breakfast was lame. Sink was an industrial type sink with no light and no counter space. Terrible for short people or putting on make up

Good location in Mankato, reasonable price and accommodations.
Smelled like marijuana and cigs in our room. The smoke alarm was missing there was a painting ripped off the wall, the towel bar in the bathroom was completely off, visibly stained and dirty bed sheets and mattresses and the TV didn't work. Only plus is good water pressure!
Stayed in room 202 and the room looked NOTHING like the photos and looked more like a brothel with two SEPARATE bedrooms that had outdoor doors with deadbolts and Venetian blinds. Meanwhile, our main door barely shut. There was a snake in the entry way and the front desk lady was screaming down the halls about it at 11PM. The walls were SO thin and we could hear every noise (i.e. someone doing laundry in the middle of the night). The bedding had hair and black dots on it and had obviously not been washed. There were condom wrappers under the couch and none of us felt comfortable sitting on the couch or sleeping in the beds. The heaters would come on and wake everyone up in 5-10 minute intervals. Even though I specifically told Expedia there would be three adults staying there, there were only two smelly bathroom towels. Never again!!!!!!!!!!!!! Incredibly disappointed that I spent $89 I will never get back and we had such a scary, disgusting experience.

Slow check in, hotel outside was literally falling apart, room stunk, looked like it was from the 1960s, inside of room was falling apart as well. Towels looked like personal towels (they were brown and not the same type I usually see in hotels). heater was falling off of wall. There was screaming in hallway, we had to call 911.
Our original room was a small room which they tried to turn into a suite by putting in a full-sized fridge, restaurant-style shelving, and tables with a microwave. The queen bed was up against the wall so one side was inaccessible. When we moved it away from the wall, we found it covered a hole in the wall. The bathroom was atrocious. The exhaust fan was not working because it was hanging off the wall. The tub was dirty and the showerhead was grungy. After we complained about the conditions, they offered to show us another room. It was marginally better, however, the sofa was broken and needed a severe cleaning. You could feel all the hands that had ever touched the armrests. We did not use the continental breakfast. It consisted of breakfast snacks in cellophane, fruit (which looked a bit old), and coffee. We realize the owners are
trying to remodel a used hotel, but they need to re-evaluate where to put their money. Can not recommend this facility.
We were here for 2 nights for a local softball tourney. Most of our group changed hotels before we were even checked in... with good reason: hallways smelled of smoke, hair in/around sink, food crumbs around microwave, stains on bedspreads and sheets, disgusting splatters on mirror and tv screen, the bathtub floor felt like it would collapse underneath our feet, and a half of a roll of toilet paper was our allotment for the weekend.
The heat index was over 107 degrees, we were exhausted and the air conditioner worked well, so we decided to tough it out, but covered the beds with our own blankets. We returned in the late afternoon of day two to find there had been no maid service, so all our used towels were still in a pile and the beds were not made. The guy at the front desk apologized and told me to bring the towels down so he could "exchange them one for one." When I returned, he was not at the front desk. I waited for a few minutes and he finally appeared from the hotel laundry room and waved me in. He gave me new towels and as I carried them upstairs, a new patron had entered and (thinking that I worked there) asked me for assistance. We also used the patron laundry facilities for washing softball uniforms, and the dryer setting for "delicate/cool" does NOT work. It was so hot we're lucky the uniforms didn't shrink to Barbie Doll size!
We should have followed the lead of our friends and checked out before we checked in. Ugh. Never again.
The room smelled of cigarettes even though it was non smoking, there was hair on the comforter, dust all over the floor, and stuff on the shower floor.
The room had a very strong odor in it and the sheets were too small for the bed and kept coming off the mattress. Pretty sure they were full size sheets on a queen mattress. The mattress had so many stains on it that I didn't want to lay on the bed without the sheets covering it. The "breakfast on the run" was mostly pre-packaged foods. It seemed a lot of people just hung around the motel inside and outside.
If your only goal is to save money, this is the place. Needed a room for a month for business trip and excellent rate. However, most uncomfortable room ever. Noisy neighbors, seedy crowd, air conditioner right by head of bed blaring in your ear as you try to sleep, not even once a week housekeeping, cheesy looking 1970's era décor including mirrors on ceiling. Couldn't get out of there fast enough after I finished my business in the area.
