good budget hotel. clean. comfortable bed. breakfast was good. no tea making facilities though in room - and this could be a deal breaker for some. room is very small but functional - for those who are not planning on spending much time in the room as was in my case - it did not matter too much.

Excellent location with comfortable and clean accommodations. The Grosvenor suite was very spacious, the bathroom was a bit small, but functional. However, It would not have worked for 2 people. A refrigerator and microwave would be nice at least in a common area. Otherwise everything was top notch. Ryan's pub nearby was fantastic!

The property itself is beautiful and the staff are very friendly and welcoming. We had two dinners in the restaurant and the food was excellent! There are few minor issues that need to be addressed, as this can make it a big difference. Our room was spacious but not very clean, plenty of dust around and hairs left from previous occupants. The breakfast in the morning was such a contrast to the food from dinner: it was cold, and unappealing. I think at Hôtel of this calibre you need to have a chef in the morning looking after the area and at least make a fresh egg or omelet. Overall it was a good two nights break staying not far away from Edinburgh’s

It’s a nice, historic property but rooms could use some updating. Staff were very friendly. Not a great location if your trip centers around Old Town and the Royal Mile. It’s a good value property if you don’t mind walking 15 min. to where the action is.
