Welcome to The Slopeside River Retreat, a 4-bedroom, 4-bath home nestled along the beautiful Pemi River in South Peak’s private neighborhood. With ski-in/ski-out access across from the owners’ lift and trails, it’s the perfect base for winter adventure. In warmer months, relax by the river just steps from your door. After a day outdoors, head to the basement game room for fun and unwinding with family and friends.

The Space:
Kitchen & Living Area:
At the heart of the home is a spacious open concept kitchen and living area perfect for gathering. The chef approved kitchen features a large island with ample seating, high end appliances, and everything you need to cook and entertain with ease. Enjoy meals together at the oversized dining table that comfortably seats 10 guests. If you need more space, guests can enjoy a casual meal at the large island bar stools. After dinner, cozy up in the large living room with a large sectional couch, a fireplace, and smart TV, ideal for movie nights or winding down after a day on the mountain.

Bedrooms
This home offers four thoughtfully designed bedrooms. The primary suite has a king bed, facing the serene river views, a spa inspired ensuite bathroom featuring a large walk-in shower. The king guest bedroom is another river facing room with king-sized bed and a private ensuite bathroom
Located just down the hall is the twin Room, with two twin beds, its great for friends or older children. Finally our bunk room, designed with families in mind, has three sets of twin bunk beds, a large comfy couch which can also double as an additional bed, and a large TV. This space is the ideal hangout space for kids or big groups.

Game Room
Head downstairs to the basement area, where the fun continues. Challenge your group to a round of foosball, ping pong, or the classic arcade style basketball game you know and love. Whether it's a rainy day or après ski fun, the game room keeps everyone entertained.

Location
This home is perfectly positioned for outdoor lovers. Situated directly across the street from the South Peak Owners’ Chairlift, it offers true ski-in/ski-off access. Skiers can glide home and take a short walk across the street to be inside in minutes.

In warmer months, guests can head directly behind the home to explore the JE Henry Trail, which runs along the Pemi River. You’re just a short scenic walk to the famous swimming hole known as Lady’s Bath, a local gem perfect for a summer dip.

Guest Access:
Guests have access to the entire home during their stay, aside from a few locked closets reserved for homeowner storage.

The Neighborhood:
This home is located on the Pemigewasset River at South Peak. As part of the South Peak Home Owners Association, this home allows guests to use the association's free shuttle service to and from Loon Mountain lodges during the Winter months. The neighborhood offers a private road for walking and access to the hiking and snowshoeing trails along the Pemi River! Located about 5 minutes from downtown's restaurants/bars, and 7 minutes to Loon's main lodges, this is the perfect getaway for family and friends!

Getting Around:
The town of Lincoln offers a shuttle service, The Shuttle Connection, which can be reserved by guests for rides downtown to restaurants, bars, shopping and more. The rate for the Shuttle Connection is $7/person. The home also features a free shuttle service through the South Peak Association, which provides rides to and from all Loon Mountain bases and lodges during the Winter months. Please reach out to the Host for more details on how to reserve these shuttles.

Other Things to Note:
- Our rental property is situated within a new development area, which may lead to ongoing construction activities nearby. We believe in maintaining open communication with our tenants, and it is our duty to inform you that there is a possibility of construction work taking place between the hours of 8:00 AM and 5:00 PM, Monday through Friday.

- Please be advised that there are Ring security cameras installed and positioned on the front door of the property. The camera is the only surveillance device on the premises and does not extend beyond the descriptions listed.

While we prioritize your privacy and comfort during your stay, we also aim to ensure a safe environment for everyone. The cameras are in place solely to deter any potential security concerns and to provide a record in case of any unforeseen incidents related to the front entrance.

Interaction with Guests:
The home is accessed through the key pad on the front door. The Host is available 24/7 by phone, text, or through the booking app. If there are any issues or questions during your stay, please don't hesitate to reach out!
