The house has a western exposure and breathtaking views of the Santa Rosa mountains!
The back yard features a black-bottom infinity edge pool and spa. The barbecue area just underwent a major remodel in August 2021, featuring a larger workspace and a brand new top-of-the-line grill!
The living room features a large 65" LED television with cable, smart TV features, and Chromecast. It also has a gas fireplace, and wet bar for entertaining. The wet bar includes a bar fridge with built-in ice maker!
The kitchen features new appliances, gas range, huge refrigerator, and coffee maker.
Master Bedroom includes a Cal-King bed flat-screen TV with cable and Chromecast, shower, and large soaking bathtub. Guest Bedroom #1 includes Queen bed & flat-screen TV Guest Bedroom #2 includes two twin beds The private casita includes a private bathroom and a Queen bed.
The house is equipped with smart thermostats and smart locks, so getting in and out, and operating the house should be a breeze!
I've also recently installed a Level 2 (240V) electric car charger. It includes the standard electric car charging port, so Tesla users will need to bring their adapters.
FOR THOSE BOOKING JUNE-SEPTEMBER ===========
The house has two new AC units, and they are well-maintained. I’ve also done a lot of work to increase the energy efficiency of the house: an awning, heat-reflective windows, and brand new insulation
That said, when the temperatures rise above 115 degrees, as they sometimes do in the hot summer months in the desert, there’s only so much the HVAC system can do, especially with the western facing windows
On those days, you may find the thermostat reaching mid-70’s, or even high-70’s on extreme heat days (120+). This usually starts in the late afternoon and turns the corner at around 8pm. By bedtime, temperatures cool down rapidly
When the forecast is 115+ or there is an extreme heat warning, here are some tips to minimize the impact to the comfort inside the house:
- Always make sure windows and doors are closed. The sliding door to the pool area sometimes rolls back after you close it, so try to keep it latched - Close the curtains in the living room and bedrooms starting in the afternoon around 2pm - Extend the awning if it’s not too windy - Keep both thermostats low 24/7 - Use the two fans I have left in the house. They are usually in the bedroom closets
Since these extreme temperatures are acts of God, and I have taken every necessary precaution to insulate the home and keep the systems running efficiently, I cannot offer any discounts or refunds in the event the temperature rises inside the house on days like this.
DISCLAIMERS ===========
While I do my best to ensure you have the best time at my place, and I always strive for a five-star review, there are a few things that are out of my control, and will not result in any refunds. These are common hazards in the desert and are things you should understand before staying in this area:
- My housekeeping team always cleans the outdoor furniture, but the desert is especially prone to dust storms that can be sudden and very serious. As such, you may arrive to the furniture being a bit dusty. It's not common, but it does happen. This isn't something I can control for, unfortunately.
- Because of the dust storms, the pool may also appear cloudy upon arrival. I have a great pool maintenance company, and they are able to come out to clean in an emergency. If you notice the pool is cloudy or otherwise dirty, please let me know as soon as possible and I will send someone out. Obviously they cannot come late at night, but other than that, they can usually come by within an hour or two.
- Pool maintenance comes twice per week, usually on Friday and Tuesday mornings. I cannot control what time they come specifically
- In August or September, swimming pools sometimes fall victim to an insect called a "boatman bug". They are harmless, but they can rapidly infest swimming pools, and often require the pool to be shocked to get rid of them. They usually only appear for a day or two per year. I have no way of predicting when or if they will come, and there isn't any way to prevent them from coming. If you notice a swarm of bugs sitting on top of the pool, please inform me immediately and I will get my pool guy to shock the pool. If this happens during your stay, the community pool just a couple houses north of my house is always available for your use. Because this is an act of God, I cannot offer refunds for this.
- Insects and mice are a common hazard of a home that is in the desert situated on a golf course. Please do your best to keep doors and windows shut as much as possible to avoid any of these unwanted critters from getting inside.
The pool is heated on request, and I will heat it to 84 degrees. You can heat the spa to whatever temperature you'd like, but please turn the spa off when you are not using it.
If you would like the pool heated higher than 84, I charge a $75/day fee, just to offset the huge impact to the gas bill.
Please let me know the day before you check-in if you would like the pool heated, and also whether you'd like it to be heated above 84 degrees. I can control the pool equipment remotely, so I can pre-heat the pool for you or deal with most issues that come up.
The pool heat is either on, or it’s off. You do not need to turn the temperature of the pool above your target temperature to make it heat faster. Just set it to the temperature you’d like, and it will heat to that temperature at the exact same speed.
It is against my house rules to heat the pool above 90 degrees. If you’d like a super warm body of water, please use the spa. Heating the pool above 90 degrees is a huge waste of energy, and extremely costly.
For any day that the pool is heated above 90 degrees, I will assess a $300/day fee, even if you’re paying the $75/day to heat the pool above 84.

ARE PETS ALLOWED?
I do not explicitly allow pets, but I will consider a well-trained non-shedding dog for a flat $100 fee. Under no circumstances do I allow cats, shedding dogs, or other animals, unless they are legitimate service animals. The guest is responsible for any damage any animal may cause during their stay.
HOW MANY CARS CAN I BRING?
You can bring up to four (4) cars during your stay. Per HOA rules, you must fill up the garage first (either one or two cars depending on size), then the driveway, and then you can park the remaining car or two on the street.
The HOA does not allow any large passenger vans or sprinter vans. Anything larger than a minivan is not allowed to be parked overnight at the property.
When you park, you MUST ensure you do not block any mailboxes, driveways, or fire hydrants. You must also park on the correct side of the street. Failing to do any of this can result in a fine that will be passed along to you.
CAN I HAVE AN EARLY CHECK-IN/LATE CHECK-OUT?
I will try my best to accommodate early check-ins or late check-outs, depending on availability. I won't know whether I can confirm these until a couple days before your check-in or check-out.
If you are asking for up to two hours early or late (2pm check-in or 1pm check-out), I can accommodate that for free (subject to availability). If you are asking for more time, or if it's looking like you're wanting essentially an extra day, then a fee will apply.
HOA RULES AND FINES ==================
The HOA tries to maintain PGA West as primarily a quiet golf community. As such, they are extremely strict about noise. Repeated noise violations can result in my license to operate being revoked, so any complaints related to parties or noise are taken extremely seriously.
I have been very fortunate that I have not received any significant complaints in a very long time, and I would like to keep it that way.
The smallest fine the HOA assesses for noise complaints is $750 (per property each year, not per guest), and quickly escalates from there, and can be in the thousands of dollars. Any fine that I receive from the HOA related to noise or traffic violations will be the responsibility of the guest to pay. A noise complaint can also result in instant expulsion from the property with no refund.
