"Hmm. This is a very good property and would be excellent anywhere else in the world but standards in Greece/Crete are very high. It's a little gloomier inside photos suggest with only limited natural light. There is construction work going on literally adjacent to the property currently so expect some noise and essentially the outdoor balcony space is off-limits during the daytime. Some minor maintenance niggles. Seems a bit mean providing a coffee machine but no capsules but hey ho. This is a well-maintained, relatively new property but I would be inclined to try somewhere else if we were to return."

"We had a great time at Theo Beach Villa. The kids had fun at the pool which was cleaned Daily. We enjoyed the great views, the beach and tavernas nearby. The owners were also always very friendly and hellpful. We will definitely be back"

"Fabulous place, we really enjoyed it. The hosts Dimitra and Kostas are lovely people, friendly and generous without being imposing. It was like staying with friends. There are two apartment units at the property. We stayed in the bottom apartment which has a lovely outside area with beautiful views. The pool is a good size and most of the time it was only us using it. The local sandy beach and very good taverna are only about 5 minutes walk away and there are many other nice tavernas / restaurants further along the coast which easily can be walked to. We thoroughly recommend the apartment to anyone looking for a relaxed, quiet getaway with a beautiful view and would definitely stay here again."

"My family and I had a wonderful stay here. The place is a pleasure to stay in and the view is amazing. We made plenty of use of the outdoor area under the lemon tree also. The waterfront shops and restaurants are walkable but it is steep and was harder on the really hot days. We'd highly recommend this for anyone staying in Sfakia."
