Note: check in information won’t be sent without completing these steps, and refunds aren’t possible if skipped. Let us know if you have any questions—we’re happy to assist.

You can rest easy knowing your stay is covered with $5,000 in "All-Risk" damage protection. Although rare, accidental damage from guests does happen. Traditionally, this was managed via a security deposit or vacation rental damage insurance purchased by the guest. Both are cumbersome and often have limitations in protection. With "all-risk" protection, all accidental damage from a guest is covered unless it's specifically excluded such as, normal wear and tear, infestation, or prior damage. This is covered under a $55 management fee included in the transaction for your stay.

HOUSE RULES: By staying at our home, you are agreeing to all house rules including pets, unregistered guests, events, etc. We are happy to share our home with guests who are respectful of our home and house rules. If you are not comfortable with our house rules, we understand and advise you to book another home with house rules you are more comfortable with.

EVENTS/UNREGISTERED GUESTS: We do not allow any unregistered guests or unapproved visitors at our home. If you plan to have anyone onsite that is not included in your reservation, please contact us immediately. Additional guests are subject to additional guest fees. MAX OCCUPANCY: This home can comfortably accommodate 6 guests only. Additional guest requests can be made prior to booking.

LOCATION NOTE: Riverstone is conveniently located near major roads, making downtown Knoxville and surrounding attractions easy to reach. Because of this convenient location, guests may hear normal traffic sounds from the nearby highway. Sound machines are provided in each bedroom.

NON-SMOKING: Smoking/vaping of any kind is not permitted at the property.

SECURITY CAMERA DISCLAIMER: There is one security camera located at the exterior of the home for security purposes. Cameras record audio and visual. Cameras may be recording audio/visual at any time. Security cameras are located ONLY on the exterior of the home. All cameras are in adherence to Airbnb's security camera policy.

WILDLIFE: This home is located in a wooded area overlooking the river. You can expect to see a multitude of wildlife around this home including eagles, egrets, hawks, osprey, geese, chipmunks, racoons, beavers, etc.
