Blending Istrian charm with countryside flair, Villa Rovine occupies two acres of fertile nature in an isolated, rather quiet and sunny position on a slope sprinkled with Mediterranean trees, clumps of lavender and carefully looked after rose beds.
The property is fenced off and offers complete privacy and tranquillity to its guests.

Elegant interiors and attention to detail combine with breathtaking views from rolling hills in the nearby all the way to the distant Alps that might appear on the horizon when the skies are clear. The unique décor features marble and wood floors, high ceilings, and walls of a warm colour palette.

Villa Rovine extends over 100 sq m on a single floor. It has a spacious living room with fireplace, large eat-in kitchen, two bedrooms and a bathroom – just ideal for two couples or a small family.
Full oil central heating makes the house very warm out of summer season.

Little secluded piece of heaven

Clean, well maintained and spacious villa with lots of privacy in a small quiet town. A little drive away from gorgeous beaches (do bring some water shoes, they have rocks here ;) ) and a treat to return to after a beach day for a lovely evening of dipping in the pool and relaxing on the terrace. No barbecue, but the grilling plate was awesome and was a big part in multiple great evenings of wining and dining. The landlord N. Bartolic is one of the friendliest and most welcoming, honest and no nonsense types, who went above and beyond to fulfill our wishes. Recommended.

A fantastic week in a beautiful villa

We had a wonderful week in Villa Rovine - the house was super clean, very well equipped, spacious and lovely and cool. The pool and outside areas were equally well kept, which made our stay very enjoyable. The owner Niksa Bartolic was incredibly helpful, with lots of information about various things, and nothing seemed to be too much to ask. Even before our arrival, Niksa provided very detailed information regarding best border crossings, etc., and kept us updated along the journey. Having stayed at many different villas over the years, this was by far the best experience we've ever had! Thank you from the Clayton family!

Amazng property!

We had an absolutely super holiday in Villa Rovine! The Villa is comfortably located just a short drive from Porech towards Istrian inlands. Location is great for short tours as far as the sea, or longer drives to south of Istria or Krk island. Nevertheless, we didn't travel around much - the draw of the pool was too great, but we did visit a few lovely hilltop towns which gave us a good feel for the area. The house is spotlessly clean, tastefully decorated and well equipped for eating at home. Gardens are huge and well maintained, while the pool is fantastic! The owner is very nice, communicative and helpfull. We enjoyed our stay and certainly would consider a revisit!

Pool war sehr kalt, konnten so leider nicht baden. Sind vorzeitig abgereist. Haus ist sehr einfach eingerichtet. Beim Pool sind sehr dünne Auflagen für die Liegen. Grill lässt auch zu wünschen übrig. Außenanlagen sind definitiv renovierungsbedürftig z.b Gehwege usw. Wir würden da nie mehr einchecken.

Das Haus stimmt mit den Bildern und der Beschreibung überein. Der Gastgeber ist sehr hilfsbereit und hatte bei der Anreise auch einige Tipps zu der Umgebung parat. Das Grundstück bietet zu 100% Privatsphäre und ist ruhig gelegen. Alles in allem war es ein sehr schöner Aufenthalt, der viel zu schnell vorbeigegangen ist. Wir kommen definitiv wieder.

Wir waren das fünfte Mal in Kroatien. Allerdings das erste Mal in dieser Unterkunft. Uns hat es super gefallen und wir haben uns von der ersten Minute an im Haus und im Aussenbereich wohl gefühlt. Fantastisk hus

Vi er netop hjemvendt efter to fantastiske uger i dette dejlige hus. Huset er meget rent og pænt, og det samme er poolen og poolområdet - med fedt udekøkken og grill. Fra det ene soveværelse er der en terrasse med en dejlig udsigt, hvor vi brugte mange aftener, når børnene var puttet. Der er lige et stykke vej fra poolområdet til stuen/køkkenet - det havde været optimalt med en direkte indgang fra poolområdet til huset - men det er jo sundt med de ekstra skridt og trapper Desværre var den direkte vej mod Porec spærret, så det tog lidt over en halv time i bil at komme fra huset til de større byer. Til gengæld er området omkring huset dejlig roligt og hyggeligt, og der ligger et helt udmærket pizzaria i gåafstand fra huset, som vi besøgte et par gange. Alt i alt et helt fantastisk ophold i dette skønne hus - og Niksa er en perfekt vært! Utrolig rar og hjælpsom, og vi fik mange gode tips til besøg i forskellige byer og smukke naturområder. Stor anbefaling herfra

Unser Besuch in Karojba war wundervoll.Eine ganz tolle Anlage, modern und sehr sauber in dem kleinen verschlafenen Ort.Kleine Pizzeria und Markt in der Nähe. Und auch alle Strände wie Porec und Novigrad sind schnell mit dem Auto erreicht.Der Vermieter ist sehr nett und absolut hilfsbereit.Wir kommen wieder.

Idyllische Villa für eine perfekte Erholung

Nach dem freundlichen Empfang durch den Besitzer erhielt ich von ihm zahlreiche Empfehlungen bzgl. Restaurants, Weinbauern, Reisetipps und Einkaufsmöglichkeiten. Bei Fragen konnte ich ihn jederzeit sehr schnell per Whatsapp erreichen. In der Villa steht alles zur Verfügung und es wurde an alle Details gedacht, so dass man ab Ankunft sofort im Erholungsmodus ist. Die Fotos spiegeln die Realität wieder. Das Grundstück bietet eine unglaubliche Privatsphäre. Der Standort ist eine gute Ausgangslage zum Besuch von Visnjan, Porec, Rovinj oder Novigrad, wenn man denn die Villa mal verlassen möchte. Ich freue mich schon auf den nächsten Besuch im nächsten Frühjahr. Vielen Dank für einen erholsamen Urlaub.

Perfekter Familienurlaub

Wunderschöne im grünen gelegene Villa. Für uns war die Lage perfekt. Zentral auf Istrien gelegen, um Ausflüge in jede Richtung zu unternehmen. Die freundliche und zuvorkommende Art des Vermieters ist nicht zu übertreffen. Wir bekamen vor Antritt der Reise, während der Fahrt und beim Aufhenthalt in Kroatien viele Vorschläge, nützliche Informationen und Tips von Herrn Bartolic. Haus mit Privatsphäre

Ein sehr schönes Haus in Istrien. Es ist in einem kleinen Dorf am Ortsausgang gelegen. Man hat keine unmittelbaren Nachbarn. Das Grundstück ist nicht einsehbar sodass die Privatsphäre gegeben ist. Ein kleiner Supermarkt (15 Minuten Fußweg)und die gute Pizzeria Alto (5 Minuten Fußweg) gibt es in diesem Dorf. Der schöne Pool ist das Highlight. Das Haus ist schön eingerichtet, es fehlt nichts. Es ist sehr ruhig hier, man hört etwas die Straße jedoch ist der Verkehr überschaubar. Das Haus liegt als guter Ausgangspunkt um die Städte Porec (ca 20 Minuten Autofahrt) oder auch Rovinj (ca 40 Minuten Autofahrt) zu erkunden. Motuvun ist in 5-10 Minuten per Auto entfernt und einen kurzen Tripp wert. Hier befindet sich auch der nächste Geldautomat wobei man mittlerweile fast überall mit Karte bezahlen kann. Vielen Dank für die Gastfreundschaft.

Ein wunderschönes und ausgesprochen sauberes Haus in sehr ruhiger Lage im Landesinneren. Kommunikation mit dem Vermieter besonders lobenswert. Selten einen so zuvorkommend und hilfsbereiten Menschen kennengelernt. Das Haus liegt am Rande eines kleinen Dorfes mit Supermarkt und Pizzaria. Herrlicher großer Garten mit vielen Obstbäumen und kleinem Kinderspielgerät. Es wurde auf jedes Detail geachtet - von ausreichend Handtüchern bis zu gekühlten Willkommensgetränken. Absolut empfehlenswert! Wir als Familie mit zwei Töchtern (5&8) würden auch mehr als 5 Sterne geben und kommen definitiv wieder!

erholsamer Urlaub

Ein sehr netter Vermieter hat uns im Ferienhaus empfangen. Das Grundstück, das Haus und der Pool sind einfach nur klasse. Leicht störend fand ich, das man die Fahrzeuge tagsüber auf der Straße gehört hat. Nachts war aber kein Verkehr. Zu empfehlen ist die Pizzeria Alto im Ort. Zum Strand braucht man ca. 30 Minuten. Wir hatten eine wunderschöne Zeit dort.

Super entspannter Urlaub

Es war ein schöner Urlaub. Ein ruhiger Ort, direkt am Ortsanfang steht das Haus mit seinem großen umzäunten Grundstück der von niemanden eingesehen werden kann. Man ist absolut unter sich.Perfekt mit dem tollen privaten Pool. Wir fanden es dort schöner als am Meer zu liegen und uns dort abzukühlen. Die Klimaanlage war super, Gott sei dank , denn es waren herrliche 35Grad tagsüber. Wir waren die gesamte Zeit unter uns. Der Pool wird 1 mal die Woche gereinigt. Im Garten stehen einige Feigenbäume, auch Birnen und sogar Kiwis die man nach Herzenslust pflücken und essen kann. Vielen lieben Dank für die entspannte Zeit!

Ein sehr schöner Urlaub :)

Wir waren dieses Jahr im Juni für zwei Wochen in der Villa Rovine und können nur positives berichten. Der Kontakt mit dem Vermieter war sehr gut. Wir bekamen vor der Reise schon viele gute Informationen und wurden auch vor Ort gut betreut. Das Haus ist sehr schön und hat eine tolle Lage. Das Haus liegt am Ortsrand und man kann dort in Ruhe den Pool und die grüne Landschaft genießen. Mit dem Auto kommt man schnell an verschiedene Strände und Städte. Für Kinder ist dieses Haus auch sehr gut geeignet. Wir kommen gerne wieder :)
