5 Bedrooms comfortably sleep 10 guests. There is an additional queen-sized sleeper sofa in the temperature controlled game-room/garage. This sleeper sofa can sleep an additional 2 guests with a $100 fee per additional guest/per stay over 10.

7. House Rules & Other Considerations
Please Review Before Booking:
We will require our rental agreement to be signed within 48 hours of booking, otherwise the reservation is subject to cancellation by the host.

Pool Heating:
-Must be requested and paid fees at least 1 day prior to arrival
-Heated to 82°F
-$180/day (May–September)
-$250/day (October–April)

Pets:
-Dogs allowed (max 2) with $300 fee
-Must be disclosed prior to booking, non-disclosed pets including service animals are subject to $500 fine
-No cats (due to allergies)
-Pets must be supervised at all times
-No pets allowed in the pool

Occupancy & Guests:
-No parties or events
-No unregistered guests
-10 total guests included, strictly enforced due to permit limitation
-Up to 2 additional guests for fee of $100 per guest

Parking:
-Private parking on the driveway
-Can fit multiple cars
-EV charger

Smoking:
-No smoking indoors or within 25 ft of doors
-$1,000 fee for violations
-Check-In / Out
-Check-in: 4 PM
-Check-out: 11 AM
-Late fees apply ($200 if exceeding 20 minutes, half-day rate if exceeding 1 hour)

Important Notes:
-Septic system: toilet paper only ($200 fee for misuse)
-Report any damages so we can maintain quality
