ROADS/WEATHER/WILDFIRES/CANCELLATIONS
ROADS/WINTER STORMS: The road to the house is paved until the last 1/10th mile which is a maintained dirt road. We do not offer refunds due to road conditions or winter storms. Please plan accordingly and consider purchasing trip insurance to protect yourself.
WILDFIRE/SMOKE: Wildfire season in MT is May-Sept. Some years we have little to no smoke and some years we have heavy smoke due to wildfires in the area or smoke blowing in from other states. There may be fire restrictions or bans in place that could prevent use of the outdoor firepits during the summer. Because May-Sept is our high season and fires are out of our control, we do not offer refunds for cancellations or reservation date changes due to wildfires, smoke or fire bans. Please consider purchasing trip insurance to protect yourself.
CANCELLATIONS: To protect us as business owners, we do not offer refunds for cancellations outside our cancellation policy. Please consider purchasing travel insurance through VRBO or elsewhere to protect your trip. Thank you for understanding.
As you are exploring nearby hiking areas, be mindful of your surroundings, make noise and carry bear spray, especially in the spring and fall. This is bear country.

Each bedroom has a window for natural light and blackout shades for great sleep. All rooms are intentionally TV free, with soft and snuggly mattresses & linens.
The bathroom is compact but functional with a small shower. **This cabin is on a septic system. Do not flush hygiene products, wipes, or excessive tissue, EVEN ONES MARKED AS FLUSHABLE, as this will cause a blockage and render plumbing unusable.*

The house has an open vaulted living room and kitchen with soaring ceilings + exposed rafters. The full kitchen is stocked with all the cookware, dishes, utensils, dishwasher pods, and appliances you will need to cook delicious meals. The dining table can seat four, and there are 2 counter stools at the kitchen island. Appliances include: gas stove, dishwasher, microwave, refrigerator, freezer, coffee maker, and toaster.
**This cabin is on a septic system; it cannot handle food scraps, or grease. Please dispose of food/grease in the garbage.**

The living room is warm and inviting. Enjoy your favorite movie on a smart TV with access to your preferred streaming platforms.
☆☆ OUTSIDE SPACE ☆☆
While there are plenty of outdoor activities nearby, the house provides its own outdoor sanctuary for guests to enjoy. We invite you to relax by the fire-pit (firewood and starter provided). Watch wildlife while sipping a morning coffee or enjoy a happy hour drink at the patio firepit while the sun goes down. Wrap in a blanket under a sky full of stars in the Montana night air.
NOISE:
This is a remote location and we encourage our guests to have fun, but please be mindful that this is a residential mountain neighborhood. We live just down the road and are surrounded by full time residents whom we respect. We all appreciate the peace and quiet that comes from mountain living. We ask that you keep noise & outdoor music at appropriate levels as to not disrupt the peace and quiet of the mountains, especially after 10pm.
WILDLIFE & MAINTENANCE
Our house is in the mountains with abundant wildlife. We often see deer and elk roaming the streets and our property. There will be insects and other creatures that give the property it's wonderful relaxing mountain feel. We have regular pest control treatments scheduled. While we stay on top of pest maintenance, we ask you to expect that if you leave doors open, critters, snakes and bugs may enter the cabin. This is part of life in the mountains. There will not be any refunds or cancellations in regard to normal bugs & wildlife. We appreciate your understanding of this.
POWER OUTAGE:
Our area can experience power outages occasionally. These typically last only a few hours. We will provide you with any notifications we receive from the utility company. We appreciate your understanding if this happens during your stay.
Smoking and vaping are NOT ALLOWED in the house. If you smoke outside please do not throw your cigarette butts on the ground especially in the summer when the grass is dry. Ensure all cigarette butts are thrown away in the garage trash container.
