Newly Updated Condo in 2018: Trying to decide the best family friendly location to stay at close to downtown Topsail Beach? Look no farther! This condo is located in desirable Topsail Beach, not Surf City or North Topsail. Topsail Beach is not nearly as busy and has a much better refurbished beach...it is where you want to be. This two bedroom/two full bath with sleeper sofa oceanfront lower level condo offers the best Topsail has to offer with amenities such as a pool, boat launch ramp, private parking, washer and dryer, internet and gated access. Enjoy the best sunrises on the Carolina coast with a cup of coffee on the expansive front porch. If you are lucky, you might even see a dolphin playing in the surf as the sunrises over quaint Topsail Island.

Less than 1.4 miles from the heart of South Topsail Beach's downtown, it's an easy walk to the best dining and fun the island has to offer. Venture by foot on the beach to Serenity Point and experience our world famous sea glass hunting. Stop by the Jolly Roger Pier, a true landmark, on your walk back from sea hunting. For dinner, enjoy some of the best low country cuisine in the South (not to mention an expansive wine menu) at The Beach Shop and Grill or if you are looking for the best fried seafood on the island, then be sure to check out The Breezeway Restaurant. Amazing views & right on the beach

The location of this property is right on the beach & the view from the master bedroom & from family room is fantastic. The front room's view is very nice as well. it's almost perfectly centered overlooking the canal across the street . Having a laundry room is also a huge bonus. In short, we love Topsail Beach & this place is a great way to fully enjoy it.

Very nice place to stay

The view is very nice, the beds are very comfortable after long days of traveling, nice having our own bathrooms too. Plenty of communication from the owners, we knew exactly what was needed. If you love a nice beach view and not too many outside noises, this is definitely a place for you!

Why stay anywhere else?

This was our second time at this condo. The location is perfect and the condo is very nicely appointed -- clean, comfortable, and prepped for the ideal vacation. And those views!!! Everything we go to the beach for is right outside those doors and mere steps away. I'm sure we'll be back again and again.

Great beach visit

Wonderful location on the water. Quiet family friendly beach. A little hard to operate tub/shower (faucets). Could use some updating generally. The condo is in a beautiful place and has huge views of the ocean.

Quiet and steps to the beach

We rented the is condo for the weekend and it was everything we needed. Just steps to the ocean and right across the street from the canal and pool. It was nice, clean, and very spacious! Perfect for a small family. The deck overseeing the ocean was also quite large. Also just a short drive to the Surf City or Jolly Roger pier. Will definitely rent from again in the future!

Location, Location, Location

First this Host was so accommodating. We had a big fail at a VRBO rental that had us evacuating immediately due to construction. Our host at Top Sail was so accommodating and helpful. The location is amazing! right on the beach with access from the back deck.

Comfortable stay

Easy access and very thorough communication from the owner. Kitchen is well-equipped and the king bed was very comfortable. The beach is a short walk across the dune and has recently been refurbished such that it's broad and flat for great walking. The view from the living room and king bedroom are wonderful - easy to watch birds and dolphins. Very cozy spot for morning coffee and evening dinner. We ate Thanksgiving lunch at High Waters on the island and Friday dinner at Low Tide just over the bridge. Both were excellent and must minutes from the condo. We'll definitely keep this one on our list!

Beach Time

We have stayed at this complex for many years but this was the best unit we have stayed in. Condo was very clean and had everything we needed. Host was very responsive when I had a hard time getting the TV turned on in the living room. I’m not very good with electronics. Will definitely stay here next time.

It's all about that view!!!

I don't know why I'd stay anywhere else. Having an unobstructed ocean view makes you feel like you're "at the beach" the entire time you're there. The property was perfect -- clean, quiet, comfortable, well-appointed. We couldn't have asked for more. The roar of the ocean at night is EVERYTHING! I'm sure we'll be back to Queen's Grant and I hope we can get C110 again.

Early summer stay

We had never been to Topsail Island before and did not quite know what to expect. The description of the property and general location were spot on. The beach was not crowded in early June. The pier and Inspiration Point are walkable and the little downtown is just short bike ride away. We also enjoyed the basketball court and pool. Very quiet and relaxing. The condo was larger than we expected, very clean, and comfortable. Everything was in working order for cooking and laundry. Highly recommend and we would definitely like to come back.

Unbeatable location

Overall, a nice property. Stunning sunrises and a gorgeous, quiet beach. However, there is one quite unusual house rule. The beds were unmade (no sheets) when we arrived. We were expected to make up our own, and then wash sheets and towels prior to leaving. I understand cleaning the kitchen and such but making beds and doing laundry was a bit too far in my opinion.

Topsail Stay

The condo was updated and clean. I think the towels and wash cloths could be replaced as ours had holes and stains and were rough. Also, there were no dish rags or dish towels...only sponges which I don't like to use. The sheets on the other hand were butter soft and the mattress was great. The location was convenient to the restaurants and the condo was right on the beach. The weather was perfect. This was our first time to Topsail. I cannot imagine it in the peak of summer however. There are not very many restaurants.

A hidden gem

Second time this year for us at this property. The view is spectacular. I don’t want to leave when our stay is up. The unit is clean and cared for. Even at the end of the season before the owners do annual maintenance, the unit is in great shape. Sure there are minor things that need attention but what else do you expect at the of a busy beach season for an ocean front condo? The salt air alone beats up everything. Owners are friendly and responsive. I’m already planning my next visit.

Great beach/Great owners

Have always liked Queen’s Grant, due to access to both ocean and Sound, the views from the deck and the location. Was very happy to find that I could rent for just a few days instead of a week. The owners could not have been better-super flexible and helpful. When I asked for a missing supply item, they had it at my door in less than 15 minutes. The unit was clean and the kitchen well stocked. They had great suggestions for food and we really enjoyed the Steamer bucket store they suggested. Bathroom sinks and cabinets looked new and I liked the glass shower enclosures. Even though unit is on the first floor, the building is elevated, so you climb about a flight and a half of stairs to get to the door. This means your view of the beach is ideal-above the dunes. Front access to the beach from your deck. We ran across to the Sound to watch the gorgeous sunset every night. Forgot to get up for sunrise. I found the ocean to be great for swimming even though it was only early May. Calm and clear. Beach is so wide and empty. We will definitely be back-this was a great experience. Thank you!

Our experience

This unit received this rating for the view, but safety concerns and maintenance issues require attention. Privacy and Light Concerns: Missing slats and broken blinds in all bedrooms allow light intrusion and compromise privacy. Replacement is necessary. Cleanliness Issues: A soiled comforter raises questions about overall cleanliness. Thorough inspection and cleaning are recommended. Bathrooms: Leaky shower pans, loose grab bar, cracked shower handle with mildew, and clogged vent fan require repair. Bedroom: Loose deck railing spindles pose a safety hazard, especially for children. Kitchen: Limited supplies (trash bags, hand soap), broken toaster lever, and unsecured rugs need attention. Living Room: Worn furniture and a 20+ year old recliner requires repair (it can tip backwards). Overall: The unit lacks frequent inspection from owners and deep cleaning. While the view is nice, it may not be suitable for those seeking a comfortable, child-safe "home-feel" environment.

Our stay was overall great. Oceanfront, clean and the owners were very detailed and professional. The only negative thing I could say is the parking under the condo was a little tight for a full size pickup, but still giving them 5 stars! We woukd definitely stay again.

My family and I (spouse and 2 children, 4 and 7) had a great time! It was a little rainy, but since we were right on the ocean we made the most of the clear skies when they were there. We agreed that we really appreciated that everything was on one floor, great views of the beach, and very comfortable lodgings overall. We will be back! Thank you!
