Self check-in via coded smart lock. Guests have access to their unit which includes a private patio, the property`s beach walkover, and the entire backyard common space.
Dog-friendly for up to two dogs! We have a 50-pound weight limit per dog and all dogs must be approved prior to check in. The pet fee is $250.
Neighborhood Overview:
The Reef is centrally located approximately halfway down the island and is a quick drive to all of the island`s best dining and shopping.
Within a mile or two, you can enjoy dining and live music at The Surf or Slider`s, or ice cream from several local treat spots.
To the north, you will find Main Beach which features the Salt Life and Sandbar Kitchen restaurants, a playground, and beachside putt putt golf. From there, Amelia Island`s downtown historic district is just a short drive down Atlantic Avenue. There you will find plenty of wonderful restaurants, shopping, nightlife and local culture. Fort Clinch State Park is also located along Atlantic Avenue. The park features the 19th century Fort Clinch (still open to the public for tours), a great beach, and lots of beautiful trails for hiking or biking.
The South end of the island boasts several wonderful restaurants, the Ritz and Omni resorts, a picturesque canopy biking trail, and charming local boutiques. We recommend checking out the Ritz spa if you are looking for a relaxing treat!
Getting Around:
Amelia Island is a small area and is easy to navigate! There is free parking available throughout the entire island, making driving very easy to any place you choose to visit.
Although Uber/Lyft are not very reliable on the island (we strongly recommend bringing a car), they are available through the app on your smartphone.
Bike rentals are available at `The Beach Store` located 1 mile north of the Reef. Riptide Watersports also delivers bikes.

Check In: Check-in is 4:00pm. We do our best to have your accommodations available by this time. Peak times and holidays are especially difficult, so please understand we are working hard to have your unit available as soon as possible. We cannot make refunds for a delayed check-in time. Please do not arrive to the property early if not approved. Our cleaners are working hard to get it ready for your arrival.
Check-Out: Check-out time is scheduled by 11:00am. Late check-outs must be pre-approved, are not guaranteed, and may incur an extra fee. There is a tight cleaning schedule between guests. If you overstay your check-out time you will incur a fee of $75/hour.
Check-Out Procedure: We ask that you leave the premises in the same general condition as it was found. Please do the following upon check-out: 1) Bag your garbage and recycling and take it to the blue (trash) or yellow (recycling) bins on the side of the house. 2) Leave all sheets and other bedding on its assigned bed. Place dirty towels in a neat pile on the bathroom floors. 3) Wash dirty dishes. Do not leave dirty dishes in unit. 4) Leave all furniture arranged as originally found. 5) Check all drawers and closets for personal items. Disconnect from any streaming accounts. 6) Clean out all refrigerators and freezers. 7) Lock all windows and doors. CLOSE ALL BLINDS. 8) Set thermostat to a seasonably appropriate temperature and leave ceiling fans running. 9) Lock all doors behind you.
Property inspections will be made after check-out. There will be a charge if the above procedures are not followed or any damage is found.
Furnishings: Basic equipment and furnishings for a comfortable vacation are provided. If you move furniture while occupying the property, you must return furniture to its original position prior to departure. Do not remove furniture (including patio furniture) from the property.
Property Descriptions: Rates, descriptions, bed sizes, inventories, and furnishings are subject to change without notice. Neither the rental agent nor the owner will be obligated to provide replacements or give refunds for failure or absence of any items.
Linens/Towels & Supplies: A limited number of bath, beach, and kitchen towels are provided. With the exception of beach towels (returned to unit upon use), no towels are to be removed from the unit. A starter supply of paper products and soap will be supplied in your unit. You will be responsible for additional supplies during your stay.
Maximum Occupancy: The MAXIMUM number of overnight guests is determined based on the unit size and is listed in the listing details. At any time, no more than the listed maximum number of guests may be in the home unless prior approval is provided. Additional charges may apply.
Age Requirement: The person reserving the unit must be a minimum of 25 years of age and must occupy the property the entire length of the reservation.
Events: Guests are not permitted to hold events at the house. An event is defined as any gathering of people over the maximum occupancy of the unit(s) you are renting. If a guest is found to have held an unauthorized event at the property as defined above, they are subject to immediate eviction with no refund and/or fines for the damage or use of the property for such event.
Decor and Personal Items: Tents, canopies, blow-up pools, or any similar items are not allowed to be setup anywhere on the property or decks. No decor, banners or signs are allowed to be taped or hung anywhere on the property inside or outside. If anything is hung from the walls or windows and there is damage caused from doing so, you will be responsible for the cost of the repairs.
Illegal Substances: No illegal substances are permitted on the property.
Cleaning: If extraordinary cleaning is required, the cost will be charged to the guest card on file. Cleaning fees are charged for all rentals. You are responsible for the cleaning of your unit during your stay and for leaving the unit in good condition at checkout. Additional cleaning is $75 per hour.
Parking: You are allowed to park in the designated parking areas on the property. The number of cars is dependent on the property and is in the listing details. DO NOT PARK ON ANY LANDSCAPING or grass. You will be charged to repair any landscape or sprinkler damage if you park off the driveway. Park at your own risk. Owner is not responsible for cars on the property.
Pets: At this time, we can only welcome your dog companions and ask that you find other arrangements for cats, birds, and other furry friends.

Literally steps from the ocean.

The unit was clean and a good size for our family of 2 adults and 2 young kids. The location was great for easy access to the beach across the boardwalk. The beach was wide and beautiful.
Our stay was great! We were welcomed in the room by a bottle of wine and a clean well supplied place to stay. Location was convenient to downtown, walking distance to some restaurants.

Very nice little apartment, perfect for 2 maybe 4 people. It’s not an ocean view location but its so close to the beach that it didn’t really matter! It’s a short drive to historic downtown and the beach was beautiful.
Jenny and Mark were very helpful anytime I messaged them for any questions! Their place was very clean, convenient to everything, and well stocked. Love staying on the beach! Also, a cold bottle of wine was waiting on us when we arrived. Such a wonderful surprise!

We loved the location and decor ! Communication was good, other guests were friendly! The outdoor shower was lovely when coming back from the beach, it would be a big improvement for both properties to have access to the pool since they share a boardwalk. The binder was very helpful also, but could be upgraded since Area 51 is closed and Cantina Louie’s was overcrowded , but the service was decent! We enjoyed are staying at the reef and would come back to stay at duke’s beach house again.
Enjoyed our stay at the Reef. Unit was in a great location, very sunny and clean. I worked remote and the Wi-Fi was flawless. The communication from the owners was excellent. Only two minor issues: The bed was squeaky and the dehumidifier was a little loud at night for such a small space. That said, we would stay here again.
The Reef was a great getaway over the holiday weekend. The unit is beautifully decorated and furnished with everything you need for your stay. The bottle of wine was an unexpected but appreciated surprise. There is some construction going on next door--it was quiet over the weekend but work resumed bright and early the next day. It looks like most of the exterior work is almost finished, so hopefully this will not be an issue for much longer. The unit worked really well for a couple--cute and cozy!
