Winter respite
This cottage was cozy, well equipped, comfortable, and in a quiet area of Ivins. We were close to Snow Canyon State Park (cottage had a guest pass), the Kayenta Art Village, and area walking trails. It was a welcoming, warm stay with a very gracious host.

What an amazing stay we had!!! This was our first visit to Ivins/St George and it did not disappoint! Our stay at Sunny Roost exceeded our expectations in absolutely every way. It was clean, homey, beautiful, relaxing and so fun! We so enjoyed the doggies, chickens and cows. What a treat! Delightful Stay
This cozy but well equipped place was the perfect get away home for the two of us! We loved hiking, exploring and enjoying the unique beauty of the near by Snow Canyon -which meant the Sunny Roost’s free State Park entrance certainly came in handy. To the delight of our grandchildren, who came to visit us, a big built in trampoline, large playground and furnished playhouse were right beside our place and entertained them greatly. We also enjoyed the tastefully decorated patio area both by day and then also the vast starry starry sky by night. In addition to all of that, the owners went over and beyond to make sure our stay was delightful.

Fun, quaint, clean place to stay
This was the perfect little house for us and our 3 little kids. They loved the pull-out beds and the fun backyard. They also loved the TV had “Paw Patrol.” Their favorite things were the play house and the Spider-Man motorcycle. We didn’t use the pool, so we can’t rate that. But we loved how clean the house was and how open the living space was. It was clean, and easy to clean when we messed it up. Also, the water pressure in the shower was fabulous!

Our favorite getaway
We are regulars here at Sunnyroost, and it's always a pleasure to return. The location is prime with close access to Snow Canyon and other outdoor activities. The house is lovely and quiet. The owner is exceptional: prompt with communication and helpful. Highly recommend.

Our 11 year old twins said “BEST VRBO EVER!”
We were in St George for a dance competition and so glad we stumbled upon the Sunny Roost! It was super clean, the beds comfortable, and we thoroughly enjoyed the charming farm. We all loved checking out the adorable cow, chickens, bunnies, baby ducks and our little dog was in heaven with her new furry best friends. We enjoyed hiking and biking in the gorgeous mountains nearby and then relaxing in the hot tub in the evenings. I’m pretty sure you can’t ask for a better host with more attention to detail. Even complimentary cookies, Red Bull and a hand written card were waiting for us upon arrival. Thanks for a great stay, Melanie! Our twins are already asking when we can go back. :)

Clean, charming & romantic Roost
Great location in Ivins. Close to Kayenta, Tuacahn, Snow Canyon & the Santa Clara petroglyph trail. Small, charming, very clean house with lots of extras. Perfect size for a couple - or a couple with a small child or two. About a 5 minute drive to Harmons for all your grocery needs. Meanie is very responsive & it was a pleasure working with her. Highly recommended property.

Great Little Place

Rest and recovery
House was very clean. We stayed for medical reasons, one of our family members had surgery and needed a place to recover before heading back home 2 hrs. Property manager was great and quick at responding. Check in process was seamless. Everything in the home was top notch especially the shower towels, lovely. Space in the home was perfect just the street was more narrow than most. The driveway suits a smaller car not much for full size like truck or SUV but there's street parking available. Definitely would recommend this property and its already on my favorites. Location was also centrally located didn't take long to get anywhere. Thank you for the hospitality.

Just Perfect
Melanie‘s property was just perfect. Located in Ivins, it was close to my grandkids. Her little place has everything you need and more for a very pleasant day. She really has thought of everything. Best of all, she let my grandkids, who live nearby, come to visit me and use the pool and her wonderful playground. I highly recommend this great VRBO and host!!

Comfy Cozy Quiet Retreat
Everything was quite comfortable and nicely decorated. Just a couple things to consider-the bed has a super soft foam mattress topper that we thought made it really comfy but some might think it is too soft. And the bathroom is pretty small so we had to take turns using the sink and mirror. Other than that it suited us perfectly for our weekend attending Tuacahn plays. We will definitely stay again if it is available.

The pictures and description does not do The Sunny Roost justice. What an adorable property! Melanie has incredible attention to detail. The property is clean, feels like home, relaxing and the extras were fabulous. We loved the personal touches from the local businesses. If you have the opportunity to stay here, it’s an absolute must!

We really enjoyed our stay at Sunny Roost! Melanie did a great job with directions and check-in. And so many nice touches with the coffee, treats, great pillows / blankets, food for the chickens and happy little dogs, nice furnishings, patio lights, etc. The chickens were cute with their quite clucks and so happy to get their treats. And we loved laying out in the hammock watching the night sky. The place was very clean, comfortable and cute. And LOVED the location - so close to Snow Canyon, good restaurants in St. George, and the art village (definitely eat at Xetava Garden Cafe!).

We love sunny roost! My kids love it too, and always request we come back. We like the close proximity to Snow Canyon and the beautiful red rocks. Melanie always thinks of everything, the added amenities just make it special. We'll keep coming back!

Experience the great Outdoors in a cozy Cottage
An enjoyable and relaxing stay. It has everything you need from a room to sleep, kitchen and living room with the convenience of many shows to watch on TV. The private outdoor patio is a wonderful experience. Very clean and comfortable. Close by hiking trails and beautiful red rock mountains. National Parks within driving distance. A friendly host that is most welcome to be sure you have an enjoyable stay.

This place is perfectly comfortable!
Quite simply, Sunny Roost is everything we could have possibly wanted in a place to stay in the St. George area. Located in Ivins, the location provides an option for quiet, restful seclusion. But, it still has convenient access to St. George, and the Washington County area. The guest house is small, which was excellent for our needs, and is clean, comfortable, and fully furnished with everything you would need, including an EV hookup. We enjoyed a nice walk around the neighborhood. The home is within walking distance to a fun, spacious park. Conveniently located close to Tuacahn, and Snow Canyon State Park, we especially appreciated the State Parks pass provided at the guest house. Melanie has done a perfect job of providing so many little touches that enhance your stay, and made it very easy to navigate the area. Directions and amenities are clearly labeled, to provide ease of access. We were welcomed by fresh eggs from the chickens at the complex, and amazing FAT Cookie company cookies. Dog treats were provided in the house, and we enjoyed sharing them with two sweet little dogs who came to visit each morning. The yard is spacious and inviting, with plenty of room to work out, or to relax. The hot tub was very relaxing after a long day of hiking. We had absolutely no issues during our stay. However, Melanie met us at check-in and is so nice, and kind. She made it quite easy to get in touch with her, if we needed. Overall, we could not have asked for a better experience. We were sorry we had to leave, and will make Sunny Roost our first stop when next we plan to visit the area again.

A nicely decorated place with special attention to the guests.
Our host, Melanie, was gracious with special cookies and granola as well as sport drinks. The linen and towels were soft and beautiful. There was even a free annual entrance pass to save us money entering Snow Canyon. Thank you, Melanie!

Raving about the Roost!
I spent a whole week here while I got my daughter moved in to her college setting. I worked, relaxed and had home cooked meals due to the great accommodations! It was quiet and I probably could have stayed for a whole month!❤️❤️❤️

Sunny Roost, a charming, immaculate and private, little guesthouse, is a perfect home away from home; we loved it so much! The layout inside is inviting and easy to navigate; the kitchen is well supplied (and we were delighted with the welcome cookies and kind note waiting for us). Everything- towels, extra bedding, laundry supplies, etc - were easy to locate and use. For sleeping, my friend and I used the bed in the bedroom and the futon couch-turned-bed in the living area. Melanie, our gracious host, was so easy to communicate with, through the Vrbo chat, and in person. We especially loved her thorough preparation/pre-arrival messages which made finding the tucked-away guesthouse, its parking and accessing the front entrance so easy we felt like we had stayed there before. We loved her wonderful notebook of directions, guidelines, local recommendations and helpful tips - she thought of everything we could want to know. Thank you also for your kindness with the beautiful pool - we loved it, and meeting the adorable dogs — so much!! We are looking forward to returning to another Tuacahn performance in the future - staying again at Sunny Roost will be a priority!

Great place!
We are relocating to Southern Utah and needed a place to rest our heads after whirlwind days jam packed with Executing building Plans with our contractor. Melanie was warm and friendly upon check in and her place was comfortable and clean. We regret we were not able To spend much time there, nor able To explore Ivins. Perhaps we can return at another time and take time to relax and enjoy the amenities. Overall we highly recommend this plan. Thanks again.
