    Entire home:
    Guests have full access to the entire home, including all three bedrooms, 1 full bathroom, 1 half bathroom, kitchen, living room, office, and all indoor living spaces.

    Outdoor amenities:
    Guests can enjoy the private fenced backyard, BBQ grill, fire pit (guests provide their own supplies), and treehouse. There’s plenty of space for boats or water toys.

    Office space:
    The home features an office with 2 desks and AC, available for guest use — perfect for remote work or study.

    Laundry & Garage:
    Washer and dryer are available for guest use in the right side of the garage. The left side is owner storage and is not accessible.

    Parking:
    Free driveway parking is available for multiple vehicles, including room for an RV or additional toys.

    Off-limits:
    Cleaners’ supply closet and the left side of the garage are locked and not accessible to guests.

    Reservations
    Only individuals 18 years or older can make a reservation.

    Luggage Drop-Off
    Allowed with prior confirmation from the host.

    Pets

    Pets are welcome but must be approved by the host before booking. Please provide the number of pets and their breed(s).

    Non-shedding dogs are allowed on the furniture. Shedding dogs are not permitted on the furniture. An extra cleaning fee will apply if pets are found on furniture contrary to this policy.

    Pet Cleanliness

    Pets must be clean and groomed.

    If the unit smells like pets at checkout, a cleaning fee will apply. We are fair but firm with this policy.

    Garbage Disposal
    If your stay includes a Wednesday and/or Sunday, we would appreciate it if you could take the large blue garbage bin to the curbside.

    Treehouse Use
    If you choose to use the treehouse, please ensure children are supervised at all times. Use responsibly and appropriately.

    BBQ Grill
    Our BBQ grill operates on propane. Please exercise caution and use it at your own risk.

    Sports Equipment
    Feel free to enjoy our sports equipment responsibly, but usage is at your own risk.

    • All pets must be disclosed and approved prior to arrival.
    • Pets must be under control and on a leash at all times when outside the property. Florida law states that pets must be on a leash at all times. Pets may not be left unattended outdoors or allowed to roam freely on the property.
    • Guests are fully responsible for their pets at all times, including any injury, damage, or disturbance caused—both on and off the property.
    • Any incidents involving a pet (including bites, attacks, or property damage) are the sole responsibility of the guest. Aggressive or dangerous animals are strictly prohibited. Any pet showing threatening behavior must be removed immediately.
    • Host/Property Owner assumes no liability for pet-related incidents.
    • Guests agree to indemnify and hold harmless the Host/Property Owner from any claims, damages, or legal actions arising from their pet.
    • Excessive noise, aggressive behavior, or complaints may result in immediate removal without refund.
