About this property

Canopy House - Walk to Harbour Town - Marshfront Oasis

  • Just beyond the vibrant energy of Harbour Town, an unassuming bridge leads to Deer Island - a hidden corner of Sea Pines where life slows to the rythm of the tides. Surrounded by live oaks draped in Spanish moss, sabal palmettos and towering loblolly pines, Canopy House is perched among the trees, where walls of floor-to-ceiling windows frame sweeping views of the Heddy Gutter Creek and the ever-changing salt marsh beyond. This thoughtfully curated, intimate home blends modern coastal design, original artwork, natural textures, and a calming palette that allows the landscape to take center stage. Here, morning light, shifting tides, and abundant wildlife become part of the experience, creating the feeling of living within nature while remaining just a short walk or bike from Harbour Town's restaurants, shops, marina, and miles of scenic trails.

Canopy House comfortably sleeps up to five guests across two light-filled bedrooms, each surrounded by windows overlooking the palms and forest canopy. The primary suite features a king bed, a comfortable reading chair, and a serene en suite bathroom with a modern walk-in shower. Surrounded by windows overlooking the lush foliage, it's a peaceful place to begin and end each day. The guest bedroom offers a queen bed and a charming loft with a twin bed, creating a fun and memorable space for children or adventurous adults. A second full bathroom with a walk-in shower is conveniently located just outside the bedroom.

The modern, fully equipped kitchen is thoughtfully appointed with quality cookware and everything needed for effortless meals at home.

Perched among the trees, the private deck offers panoramic views of the Heddy Gutter Creek and the surrounding salt marsh. Framed by live oaks and the sounds of nature, it's a favorite place to gather for morning coffee, alfresco meals, or quiet evenings beneath the canopy. Lounge seating and an outdoor dining bar invite you to linger a little longer.

Beneath the main living space is a glass-lined studio overlooking the marsh-a quiet retreat for creativity, work, or reflection. Whether you're sketching, painting, writing, working remotely, or simply watching the tide roll through the creek, the studio invites you to slow down. An easel, canvases, and brushes are available for guests, but no artistic experience is necessary. Many visitors find themselves spending time here simply because it's one of the most peaceful places in the home.

The Landscape That Never Looks the Same Twice

No two days at Canopy House are exactly alike

High tide transforms Heddy Gutter Creek into a winding ribbon of water stretching deep into the marsh. At low tide, the intricate textures emerge, revealing the rhythms shaped by centures of tidal movement. Wildlife is part of everyday life here. Great blue herons, snowy egrets, white ibises, and other wading birds frequent the marsh. Dolphins occasionally enter the creek to strand feed during certain seasons, while deer quietly wander through the neighborhood each day, often accompanied by fawns in the spring. Even the tiny squareback marsh crabs have their own curious habit of climbing trees by the deck.
