Tin Mill Cottage is located just off Old Hill City Road on a quiet wooded lot. Enjoy your coffee in the morning or evening gatherings on the deck or covered gazebo sitting area facing the woods. Deer and turkey are common visitors to the yard and adjacent wooded lot! Tin Mill Cottage is conveniently located on a hillside overlooking the route of the 1880 Train as it chugs up Tin Mill Hill towards Keystone and is a short walk to the downtown area. Tin Mill Cottage is just a short walk to nearby Major Lake for fishing. This cottage has become a favorite cabin for families seeking an affordable stay in the Black Hills. It has two bedrooms, each with a queen bed, and a queen portable folding (firm) mattress (recommended for children only) to accommodate 6. NO MORE than 4 adults and two children. It has an electric fireplace in the living room. There is one bathroom with tub and shower, laundry, AC wall units, SMART TV is ready for your own streaming package with your personal user codes. Cable TV is provided as well as free, high speed WIFI. The fully furnished kitchen (with dishwasher) and gas grill on the deck helps keep your vacation affordable by allowing meals to be made 'at home'. However, there are many nearby restaurants for those who are 'truly on vacation'! A car port affords shaded parking for two vehicles. NO PETS, NO SMOKING. It was a peaceful location close to town and many beautiful sights. It was very clean and comfortable to come back to after our long days hiking and touring!

We absolutely loved our stay at the Tin Mill cottage. The owner Marcia was so helpful along the way and was quick to respond to any questions! We stayed with our 4 young children and it was in a quiet area where they could have space to run and explore nature. The cottage was very clean and well stocked. Would definitely recommend!!
We absolutely loved our stay here! The location was perfect. The property is secluded while still being within walking distance to downtown Hill City. It was very clean and had all the amenities we needed. The space was the perfect size for my wife and I and our four kids (ages 7-11). We will definitely stay here again!
Excellent location! It was so nice to be able to come “home” after a busy day exploring!! Location was close to the road but with the trees in the back of the home, we were tucked into the woods! Excellent communication throughout our stay as well. A+++
We loved our stay at the Tinmill Cottage. It was the center of everything we wanted to do. Had laundry onsite which was super helpful. Living room and kitchen were very spacious! We enjoyed hearing the train coming and going.

The property is located right in town. It is nestled in the trees and is adorable and quaint. Every bit of the property was well maintained. The house was very clean and comfortable. The owners were excellent to work with. The house everything by you need. Our stay was wonderful. Looking forward to coming again.
Instructions for both check in and check out were very easy and straight forward. Kim and Marcia are very organized and easy to communicated with. The cabin was incredibly clean, cozy and spacious. The cabin sits in a convenient location just above the town but feels like your in your own little slice of heaven. We really enjoy the beautiful Black Hills and will be returning again.

We spent a week in this wonderful home on the top of a hill overlooking part of Hill City. The home of Marcia and Kim provided everything we needed plus more. The outdoor decking was wonderful, the communication with our host couple perfect. Did I mention the Osprey, deer, and industrious squirrels? Definitely a home to return to again.
Property exactly as described. Very clean and cozy. We had everything we needed. Loved the layout of the house and all the outdoor seating options. Watched the sunrise on the east side of the house and the sunset on the west side. The grill was super nice and ate supper on the deck several nights. Great parking spaces for our truck, trailer and RZR. Appreciated the nice towels and the washer and dryer. It was hot out several days and the cabin stayed nice and cool. Close to downtown but still felt as if you were away from the hustle and bustle. We have already decided to stay here again when we come back next year!
We loved our stay at the Tin Mill Cottage! It's the perfect location above Hill City so you're close to all the tourist attractions! We packed our days full of activities and it was nice having a home to come back to and relax before starting again the next day! The owners were very responsive and messaged just to make sure everything was going well! My husband and I had been planning our trip to South Dakota for 3 years and staying at Tin Mill Cottage was like finding a "nugget" of gold in Hill City. The cottage was clean and had every luxury of home. It was nice after a long day of sight seeing to come back to the comforts of Tin Mill. The location was absolutely perfect for our plans - close to Mt Rushmore, Crazy Horse, Custer Park and not far away from Rapid City. We had daily morning & sometimes afternoon visits from wild turkey & deer in the yard. We had a wonderful vacation! I would like to add a couple of things about comments I read previous to booking Tin Mill Cottage...there was a complaint about 2 hotels nearby and the train being so close. The hotels were there but did not create any noise and we were still on a hill with our own privacy. Yes, the train ran by a couple of times a day while we were there but never early in the morning or late at night. If we go back to South Dakota, and we would really love to..we will most definitely stay at Tin Mill Cottage.
We absolutely loved this property for our 6 night stay. It was walking distance to Hill City restaurants and grocery store (if you chose), but on the "quiet" side of the hill. The quiet was only broken by the entertaining whistle of the 1880 tourist train every few hours between 9 and 5ish. The location was convenient to our hiking trailheads in Custer State Park and Black Hills National Forest.
The cabin was perfect for the two of us, but could have been just as comfortable for family with children. We found the cabin to be immaculately clean with all the appliances up to date and in working order. The living room and kitchen was spacious with lots of natural light. There was a deck on three sides of the home with multiple seating areas, one under a small gazebo.
The kitchen and bathroom was furnished with all the necessities needed for most occupants. We did have to provide some storage bags and spices, but all was good. The beds were comfortable, the handheld pulsating shower head was good and there was plenty of hot water.
We appreciated having the covered carport to protect our vehicle from the elements and the willingness of the owner allowing us to hose the dirt from our car after driving on the gravel highway to Spearfish.
We would strongly recommend this property for anyone looking to feel like they were getting away from it all while being in the middle of everything.
