"The hotel needs to be renovated on the outside of the building! Paint is chipping off the balconies and there’s lots of visible rust. In other words, it’s eroding due to the salt. Also the fences are chipping and have been for the past 2 years. Our ocean front room was very nice and spacious! View was amazing!!!"

"From the moment we arrived we were welcomed by the host. Lovely unique property that felt like you were staying in someone's home rather than a B&B. Very comfortable room and the highlight of our stay was definitely breakfast. Our kids loved cooking their own pancakes at the table. Property very close to the beach and all the amenities in New Smyrna Beach with the bonus of on site parking. Thank you for such an amazing stay. Would definitely recommend Inn on the Avenue."

"Charming, comfortable, and clean. This was our second time staying at this B&B and we hope to be back soon. The owners are so kind and made us feel welcome. The bed was extremely comfy and we slept like babies. Two thumbs up."

"Very nice building with a view of giant oak trees and the waterway. This was our first B&B. I heard from the other guests that it is nicer than most. So of course it costs more. There were some nice areas to sit on balconies and porches around the building. They had the best towels and a really nice bed. The staff was friendly and easy to communicate with. The chef made a great breakfast."

"Title: Great location, spotless property, and responsive hostsWe had a very enjoyable stay. The property was exceptionally clean—one of the cleanest vacation rentals we’ve stayed in. It was bright, spacious, and very comfortable for our family. Although it’s a large house divided into separate rental units, each unit is securely separated with locked doors on both sides. The only downside is that some noise can travel between the units.The location is excellent, just a short 2-3 minute walk (about 200 meters) to the beach. The beach chairs, umbrella, and beach cart provided were a great bonus and made our beach days much easier. The TVs with streaming services were also a nice touch.The only issue we experienced was with the electrical system. We plugged in two kitchen appliances at the same time, and one of the lights stopped working. It took around 20 hours to get everything resolved. To the hosts’ credit, they responded quickly, sent someone to help, and provided a new light bulb. Once I replaced it, the system started working again. Fortunately, it only affected that light—the refrigerator and the rest of the kitchen continued working normally.That experience did make us a little hesitant to use higher-power appliances afterward, so we didn’t cook as much as we had planned because we were concerned about overloading the electrical circuit. Also, the kitchenette has only a mini refrigerator, and a larger one would make longer stays even more convenient."
