Charming Fully Renovated One-Room Schoolhouse on 22+ acres

This converted one-room schoolhouse is in historic Grafton, Vermont. The house has many of its historic features. It is fully heated and has a backup wood stove. The house sits on 22+ acres most of which is wooded.

On the first floor there is a living room with a dining area, a kitchen, one bedroom and a bath. The bedroom has a double bed. The kitchen has a stove, a full refrigerator, a microwave and is fully equipped. The bathroom includes a full-sized whirlpool bath with a shower.

The second floor includes a queen bed and two single beds and lots of room for cots for extra people. The exposed original beams add a unique element. This room is accessed by a staircase and has full windows and standing room.


Grafton is a historic town with includes an inn, a store and other amenities. There is a cross-country ski / mountain bike area with groomed trails and rentals.

Okemo resort is a short distance away. This resort has a large ski area in the winter and golf in the summer. There is access to hiking, swimming, biking and other activities. The Manchester outlet malls are within easy driving distance.

This is our second stay here and the cabin will continue to be our first choice when visiting. The cabin is cozy with a good selection of board games and a well equipped kitchen. We also appreciate having a pet friendly place to stay.

Beautiful and quiet place

We really enjoyed the house and the location was beautiful, complete with a nearby brook and some awesome turkey’s that came to visit in the morning. Would stay again in a heartbeat! The area is lovely!

Our second time — we enjoy the tranquil rustic setting and proximity to Okemo. A small full kitchen lets us cook meals and snacks. Love the wood burning stove! Thanks again!

Cute house. Road was busier than expected meaning the house sits on the edge of the 22 acres adjoining the road. Would be neat in fall w the wood stove. Lived the upstairs sleeping area.

Perfect for quick weekend stay

Just stayed one night on our way to Maine but it was clean and the bed was comfortable no complaints other than a neighborhood boxer came to investigate and would not leave so we could take our dogs out. No fault of the property owner though just an FYI

Cozy schoolhouse!

We loved the location between Chester and Grafton. Stayed in area many times. Quaint and comfy schoolhouse with great sleeping loft. Everything we needed. Only hiccup was listing said keurig and it only had a regular coffee machine so we didn’t have the right coffee for morning. We loved the wood stove as well, so much better than gas. Plenty of dry wood available made it easy to keep fire going. Would come again!

Cabin in the Woods

Grafton is a small town in the sticks. Very charming with victorian architecture everywhere. The Fullerton Inn was a great spot for gourmet dinner. The schoolhouse is in the sticks behind the sticks. No unpleasant surprises here. A running creek with lots of sound was within 50 ft of the front door.

We very much enjoyed our stay, check in was a breeze and we found the cabin to be a cozy retreat. We have been looking for a place that had a bed and bath on first floor to accommodate some mobility limitations and this home was perfect having a single step on the front porch. Lovely historic cabin with fun and unique character and nice kitchen and porch. Only downside was that the wifi didn't work and, given that there is no cell coverage in the area, it was hard to get directions and generally go places because we rely upon our phones (for better or worse). The not television, however, was a big plus. Thank you.

Great wifi! With little cellular service the wifi was greatly appreciated, we all had our tablets and phones connected. The home was clean and cozy with little welcoming amenities. The dogs were right at home too. For anyone looking to stay I'd bring tablets or computers with no TV you'll need something to connect to, to wind down with. The neighbors dog is unleashed but friendly and the little dirt road can get busy!

It's a nice property in a good location, convenient to both Chester and Grafton, with a yard and a lovely stream across the road. We had some concerns though about cleanliness and things being usable - the floor had a layer of dust/dirt that I mopped the first night; there were old coals and food remains in the grill; the screened porch would have required more cleaning than I wanted to do; the oven was unusable as mice have nested in it, and the smell filled the house as soon as it was turned on; a fridge shelf kept collapsing because it was held on by duct tape. It's a nice house it just felt like it needs more attention than it's getting.
