Highland Village Rules and Regulations
1. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 10 A.M. EST. 2. This is a NON SMOKING cabin. 3. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. 4. PAYMENT – A 50% deposit is required upon booking this property. When booking you automatically agree to these terms. The remaining balance is due 14 days before check in, 5. CANCELLATIONS - A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit. 6. MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in. 7. MAXIMUM OCCUPANCY- The maximum number of guests is limited to six (6) persons. An additional charge or $20.00 per person per night for guests in addition to six (6) will be assessed. THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY. 8. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate. 9. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. 10. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however maid services are available at an additional rate. We suggest you bring pool towels. We do not permit towels or linens to be taken from the units. Please put dishes in dishwasher before you leave and take all trash to the dumpster out front. An additional charge will be assessed if these check out procedures are not followed. 11. RATE CHANGES - Rates subject to change without notice. 12. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. 13. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance. 14. State of emergency- No refunds will be given unless the National Weather Service orders mandatory state of emergency in area of residence of a vacationing guest. The day that the National Weather Service orders a state of emergency area, we will refund: a. Any unused portion of rent from a guest currently registered, b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the state of emergency is lifted; and c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the state of emergency period. CITC Rules and regulations

This property requires a 2-nigh minimum stay. Longer minimum stays may be required during holiday periods. We enjoyed our stay at highland Village. It was close to most things we wanted to do and had a spacious floor plan for us to be comfortable for a week.
Condo had plenty of room for a family of four to be comfortable and enjoy a week in the mountains. Beds were comfortable, kitchen is huge and perfect for cooking a few meals and hanging out. Great location as well.

Great weekend!
We came down for a tournament at Rocky Top Sports World and this was the ideal location for our family with enough space that everyone could get along.
The property is nestled in the beautiful town of Gatlinburg. It was extremely clean and fully stocked with necessities. It is conveniently located close to downtown Gatlinburg, grocery stores and several main attractions. Extremely peaceful surroundings. The owner is extremely accommodating and was attentive during our stay. My family and I made memories that will last us a lifetime. I highly recommend this property to anyone seeking a vacation spot in Gatlinburg.
What a great property for staying close to the Gatlinburg strip. Very spacious townhome with 2 bedrooms upstairs and large kitchen/family area downstairs. Only about a mile from the strip and close to most everything. We will definitely be staying here again on our next trip.
The condo was well maintained, clean and plenty of space. Parking at the condo was in front of the entrance to the condo, which was convenient. It was an excellent place to stay. The owner was responsive to messages. I highly recommend this property.

Front door combo lock easily worked every time. Well appointed. Comfortable beds. Great location. We were in town for a volleyball tournament at Rocky Top Sports Complex and this condo was perfectly located. Would stay here again. Enjoyed relaxing in rocking chairs on back deck.
The property was exactly as described. Everything was clean. Great location right outside of the busy life. Close enough to all the attractions but far enough away to be quiet and peaceful. The key code didnt work but a simple quick phone call and all was well. We will surely stay again if we come back this way!
We stayed during fall busy season so traffic was busy. This condo is convenient to Rocky Top Sports World which is where we needed to be so that was a plus. Bedrooms are both up a long flight of stairs which is not mentioned in the listing. Also the driveway is very steep so if you are coming in winter check the ice/snow situation to see what type of vehicle to bring. Overall a nice place for a small family.
Our son’s team played in the Battle on Rocky Top this weekend, so we decided to spend the weekend in Gatlinburg instead of driving back and forth. Highland Village D201 was the perfect location just 8 minutes from the field. The property was clean and spacious, with parking right across from our door. We were greeted by a bear outside our door when we pulled in Friday night, but he left when we pulled up. If we play in Gatlinburg again we will definitely stay at Highland Village again.
My family and I celebrated my 60th birthday. These accommodations were perfect, we could not have wished for more. The rooms were clean, spacious, comfortable, and the views spectacular. The location provided us access to all the events, activities and local restaurants. Do try Old Well restaurant the food was absolutely delicious we went twice, the service outstanding, it was worth the wait( you’ll take a doggy bag with you). We’ve already decided to return with a larger family group next year. It’s a stay you’ll never forget!
We had a wonderful time here. The location is close to downtown and the surrounding areas. Condo was spatious, clean and had everything needed for our stay. I really appreciated the handsoaps at all the sinks. Its a small detail but im normally having to purchase thwm anytime we go somewhere. We never located the hot tob that was advertised, but we never asked either - so thats on us. It was a wonderdul trip, Walt was accommodating- we will be back.
Walt was very good to work with both prior to our stay and during. The condo is at top of the condo village which gives it great views from both balconies. It was perfect size for my family and very relaxing. It had everything we needed. We didn't have a can opener or a spatula so I asked Walt if it should have them as I couldn't find them. He said yes and got us them in sufficient amount of time. I saw some reviews about people complaining about things that didn't work, but if people would just inform the property manager it can be fixed
We were very pleased with our unit. The master bedroom was spacious and everything was clean. The mattress was comfortable and we slept well. There was lots of room throughout the unit for storage, if needed. Bathrooms clean and always had hot water for showers! Kitchen very nice, clean and ready for us to use with plenty of storage space and prep space for the cook! Appliances all worked well. I liked having the washer & dryer there for our use as needed.
Appreciated the half bath downstairs on main floor.
We had occasion to call the owner one time and he was easy to contact and helpful.
A lovely unit and relaxing there! Peaceful and quiet yet easy to reach from Gatlinburg and the park.
