The full kitchen offers everything needed for a quick snack or a complete meal! Bedrooms each boast a king size bed and 43" Televisions with cable and Roku. The patio entertaining area and kitchen also each sport a 55" TV, and a 65" graces the large updated Livingroom! Walk to Main Street for some shopping, wine tasting and dinner, then take a stroll back to enjoy a fire on the patio! A perfect ending to a perfect stay!

- Quiet Time is from 10:00 pm to 7:00 am, per City Ordinance
- If we are called due to complaints violating Quiet Time:
1st Offense will result in a $250 fine.
2nd Offense will result in a $500 fine.
If police are called, you are responsible for any fines or fees issued with the citation or warning. If police are called there will be a $500 fine, even if no citation is issued.

Perfect couples getaway weekend!

This house was perfect for us for a group couples trip. Right in town close to everything. House is beautiful and the attention to detail is SO good. We loved playing shuffleboard while hanging out in the open kitchen/living space. Would absolutely stay here again.

I wish we had more time here.

This was a perfect property for 3 generations to spend some quality time together. Plenty of space inside and out to play games and enjoy each some quality time. Everything was really nice and it is very convenient to Main St. We would definitely stay here again.

The 310 house is perfect for couples. Comfortable King Size beds. Sheets are fantastic. House is spacious. Lots of sitting areas. TV's everywhere for the guys, even outside on the patio. The house designer thought of every thing and everybody. We would definately stay here again. My family and I thoroughly enjoyed our time in this home.

Perfect size for our group of six girlfriends though we could have easily accommodated two more. Gorgeous, spotless, spacious and comfortable. Several in our group said most comfortable mattresses ever slept on. The huge kitchen island was our go to hang out after our days of visiting wineries and shopping. Great for playing card games, morning coffee and evening cocktails. The patio is amazing though our mid July summer visit made it difficult to spend much time outside. Would definitely stay here again.

Fredericksburg's Finest

3Ten was a terrific pick for a large family group visiting Fredericksburg for a family reunion. The location can't be beat - just a block and a half from HEB - and you can orient to everything in town from the HEB. The house is as spacious and well-appointed as it is described. The kitchen was beautifully equipped with most items needed to cook for a couple or a crowd. The neighborhood is peacefully quiet. I've stayed at several different short term rentals in F'burg and this was - by far - the finest. Your tribe will be cozy here - go for it!

Lovely Modern Farmhouse Vibe

This home was tailored for adults. Lovely well appointed kitchen, cozy living area with large smart tv and electric fireplace. Four nice sized bedrooms all with king sized beds and smart tv’s. Two bedrooms with ensuite bathrooms on one side of the home and the other two bedrooms sharing a large hall bath. The back patio is covered with a fireplace and smart tv for relaxing morning, noon or night. My two sisters and I throughly enjoyed every moment of our stay.

Lovely property, quite neighborhood, newly renovated Please. Secure the rugs…I had a fall….not related to the rugs but I was super sensitive after I fell Please tell me what sheets you are using….I must have a pair!! We came with children and possible in-laws….my favorite day was our last evening alone….me on the leather couch under a wool blanket…..hubby on the back porch watching westerns….decompression time for us both It was nice that there was space to be together and space to isolate when needed. We left a list of little things that needed to be fixed Thank you for having us……it’s a beautiful property. We spent out honeymoon in the town 20 years ago only a street over…..CRAZY how much things have changed…..please send me the name of those sheets!!!!!!!!

Excellent Fredericksburg Experience

This place was a 10 out of 10 . The house design was perfect. This was a sisters trip. We try to go at least someplace once a year. Had never been to Fredericksburg. Just would stay someplace else and go there for the shopping. I knew the shopping was good, but actually, we were so comfortable at the B&B that we didn't want to leave. Went to Main Street for a couple hours and then right back to 3ten. The space was amazing. The fireplace and seating outside was perfect. 3ten was so comfortable so homey, it had everything you would need right there. When it was time to go, we didn't want to leave. If you're ever in Fredericksburg. This is the place to stay . We made lots of memories and had a wonderful visit, hope to do it again. The blanket sisters.
