Casa Vista is an 11 bedroom private estate on six acres near Fraser and Winter Park. It combines panoramic mountain views, generous gathering areas and privacy close to Winter Park Resort. The home offers 11 bedrooms, 9 full bathrooms plus 1 half bathroom, multiple living spaces, a large dining area, hot tub, sauna, decks, outdoor grounds and ample space for ski groups, retreats, reunions and multi day wedding weekends. The house accommodates up to 36 overnight guests, while approved weddings and events may host up to 250 day guests.

INCLUDED WITH EVERY COLORADO STAY: A WEEK IN BELIZE



Every Colorado guest may choose available dates for a complimentary Casa Vista Belize stay of up to seven nights in the two bedroom downstairs unit. Guests whose cumulative spend across Colorado bookings reaches $15,000 receive the entire Casa Vista Belize property, the six bedroom upstairs and two bedroom downstairs, at no additional lodging charge. Belize dates are subject to availability, and guests cover their travel costs.

Three of our other homes are 10 to 15 minutes away and may be available for $3,500 for three nights each, subject to availability.

Wedding and event use is separate from the nightly lodging rates displayed by Vrbo. If Vrbo's inquiry form limits the event count you can enter, message us with your actual estimated attendance before booking.



WEDDING & EVENT FAQ



How many people can attend and stay overnight?

Approved events may host up to 250 guests. Up to 36 guests may stay overnight in the house.



Is event use included in the Vrbo lodging price?

Standard lodging rates cover the house and normal residential use. Wedding and event use is a separate package that must be arranged and approved before booking.



What does a wedding package cost?

• Weekday wedding: $6,000 for three nights, Monday check in through Thursday checkout

• May or October weekend: $10,000 for five nights, Wednesday check in through Monday checkout

• June through September weekend: $15,000 for five nights, Wednesday check in through Monday checkout

Vrbo service fees and applicable taxes may be added by the platform.



Can we book lodging without an event?

Yes. Lodging only summer rates are separate from wedding packages: Friday and Saturday $4,000 per night; Thursday and Sunday $3,000 per night; Monday through Wednesday $2,000 per night; three night minimum.



What is included?

The wedding package includes the entire 11 bedroom estate, 40 by 80 foot tent, dance floor, traditional bulb string lighting, sound system, tables, benches, linens, dinnerware, glassware, silverware, outdoor games, and the Love Shack with two event restrooms.



When is the tent available?

Tent season runs May 1 through October 20. We do not host April weddings, because the tent and the wedding amenities are not available until May 1. You can still book the house itself in April for a gathering. Sidewalls and an onsite event dumpster are available.



Can we choose our own vendors?

Yes. Couples choose their caterer, planner, photographer, florist, entertainment and other vendors. When alcohol is served, use a TIPS certified bartender. Event insurance is recommended.



What are the music and parking rules?

Music ends at 9:45 PM. Summer events have approximately 120 onsite parking spaces, and street parking is not available.



Can we hold a small wedding, reunion or retreat?

Yes. Small weddings and events still require advance event approval. Ordinary family reunions within the home's 36 person overnight capacity are welcome as standard lodging stays when they do not include a separately organized event.



Can we tour the property?

Tours are available by appointment after property and host availability are confirmed. Send your wedding year, preferred date, estimated event guest count and two or three possible tour windows. On dates with an active guest stay, tours are limited to the exterior venue and grounds. Interior access is available when the property is unoccupied and that access has been specifically confirmed.



CONDITION, MAINTENANCE AND REMEDIES



PROPERTY ACCESS AND MAINTENANCE

We maintain this property actively. Routine maintenance, grounds work, snow removal and trades access occur during stays, both inside and outside the home. Booking this property is not a purchase of exclusive privacy.



WILDLIFE AND SETTING

This is a rural mountain property on six acres. Mice, insects and other wildlife exist here and are not a defect. Please tell us if you see any so we can respond. Their presence is not grounds for a refund.



REPORTING AND OPPORTUNITY TO CURE

If something is not right, tell us during your stay so we can fix it. We respond quickly and we would rather solve a problem than hear about it after you leave. Issues first raised after checkout, or raised during the stay but not made available for inspection or repair, are not eligible for any credit.



MAXIMUM CREDITS CONSIDERED

Where a total failure is reported promptly and we are given access to repair it, the following are the maximum credits we will consider. These are maximums, not entitlements, and they apply per stay.

• All hot tubs out of service for the stay: up to $100

• All refrigerators out of service for the stay: up to $200

• Sauna out of service for the stay: up to $50

• No hot water, not repaired within a reasonable time after it is reported: up to $100

• No clean performed before arrival: we will clean within 4 hours, with a credit of up to $200 or one night's rate, whichever is less. If you choose to clean yourself instead, the credit is the greater of $200 or the cleaning fee paid.



A single hot tub or a single refrigerator out of service does not trigger a credit. We generally have an additional room available if an amenity in a particular room is unavailable. There is no credit for a power outage, for an internet or utility interruption outside our control, or for weather and road conditions.



WEDDINGS AND EVENTS

Weddings and events have their own rates. If a wedding or event is held during your stay, you will be charged the difference between the amount you paid and the applicable package rate. If a wedding is held at Casa Vista without prior written notice, a $5,000 fee applies in addition to that difference.



REVIEWS

Our reviews are real. We have never paid a guest to remove or change a review and we never will. We respond to genuine feedback, good or bad. Where a review contains statements that are demonstrably false, we dispute it with the platform rather than pay to make it go away, and we do not respond publicly while that dispute is pending.
