A modern, colorful and luxurious villa awaits you right on the seafront. It really is a little gem, ideal for a big family with children, or even two, as well as groups of friends. The villa, designed by a famous architect from Athens, is recent and was renovated both inside and outside in 2022. It is in a stunning location, on a cape near Kounoupi, the most exclusive area in the entire region, and literally a few steps away from the rocky and pebbly beaches of Kalamoti with a full view of the blue of the Myrtoan Sea just below you, with unlimited views. Facing South, there is open sea all the way to Crete.
A view that you can enjoy to the fullest from the large window front in the living room and the independent kitchen. The living room and the fully equipped kitchen (including oven, microwave, dishwasher, kettle, coffee machine, crockery, cutlery, pots and everything you need to prepare your own meals) is open to the sea, the swimming pool, the garden and has a dining area. The vast terrace surrounds the ground floor of the villa and gives access to the swimming pool, and a large pergola with a shaded dining area with an outdoor kitchen and barbecue. An extra bathroom with shower is located next to the dining area. The whole outdoor area is ideally located one floor above the street level to ensure privacy, calm and unobstructed sea views. Some lemon trees give juicy fruits in season and provide some shade on the welcoming outdoor dining table.
The large private outdoor pool, of 6 x 8 meters, has an unusual shape and offers a shallow zone with steps for children, and a deeper large area (up to 3 meters deep), blends beautifully into the beautiful private garden with a sea background, and a natural stone tiled terrace with sun loungers. The outdoor area is decorated with Mediterranean plants and hedges, and cozy outdoor lighting invites you to spend your evenings outdoors.
From the living room, stairs lead to the upper floor sleeping area, with three bedrooms (two with stunning sea views) and two beautifully designed bathrooms with showers.
The master bedroom, with three magnificent windows overlooking the sea and a high ceiling enhancing the space, is furnished with a double bed, a TV and has a private balcony with the greatest view on the deep blue of the Mediterranean sea. The en suite bathroom with a walk in shower is large and decorated with black and white large marble tiles. The second bedroom is spacious, with a double bed on a mezzanine and a single sofa bed, and offers a working space ideally located between two windows, and a balcony with a view on the swimming pool and the stunning sea panorama. The third bedroom, designed on two levels, is ideal for children with two single beds on the upper part, and one single bed on the lower floor. Its single window faces the other villas of the residential complex.
From the ground floor, another flight of stairs leads to a vast communal area with a living room, including a single sofa bed), a pool table and a kicker table. Two bedrooms and a bathroom with shower are located on this level, and have both a private enclosed outdoor area with chairs and beautiful plants. The fourth bedroom has a double bed and closets, and the fifth bedroom has a large single bed.
A washing machine and a dryer are located in a separate room, on the lower level.
The house is fully air conditioned and equipped with a heating to make your stay comfortable at any time of the year. Public parking spaces are located directly in front of the property and are available to you free of charge.
As with all our villas, this private swimming pool is inspected at regular intervals by a specialized company to ensure the right level of chlorine.

A few steps away are two of the most beautiful beaches around, one with access to the sea from the rocks, and the other one with pebbles.
The villa is located in a quiet and exclusive area: Porto Heli is the St-Tropez of continental Greece. In a radius of 6 kilometers there is a variety of sandy, rocky and pebble beaches, various restaurants, ferries to and From Athens and nearby islands, and boat rental services with or without a skipper, and a supermarket.
A car is recommended; however, Porto Heli (or alternatively the neighboring town Ermioni, and its popular weekly fresh market on Thursdays) can also be reached by public speed boat from Piraeus/Athens(reachable from Athens International Airport by public bus or taxi) in 2:30 to 3 hours. The international Airports of Athens and Kalamata are reachable by car in 2:30 to 3 hours.
Many ancient and archaeological sites, including Corinth, Epidaurus and Mycenae, are reachable within a one or two hour drive.
🛏️ Sheets, duvets and towels are not included. If you don't want to bring them with you from home, regardless of the length of your stay, you can rent them for €20 per person. Beach/pool towels are not provided.
🧽 Final cleaning is not included and costs €160, unless you clean yourselves before departure.
🐶 Pets are NOT allowed in this property.
💰 We will ask you to pay a security deposit of €1000 before arrival. The security deposit will be refunded within 7 days after departure, if there is no damage.
⚡ Electricity costs (and thus where applicable AC, hot water, heating etc.) are NOT included in the price and will be charged based on your actual consumption. The price per kWh charged to guests was €0,40 on 04/01/2024, when this text was last updated, but as prices are fluctuating a lot, your actual price per kWh will be communicated a few days before your arrival based on the current market price.
We decided not to include electricity costs in the rent in order to: a) keep our rental prices stable despite inflation and b) incentivate our guests to use electricity responsibly, helping us to reach our sustainability goals. Thank you for your understanding.
