We were lucky enough to get the room with no windows, even though they've managed to present the pictures in a way that the mirror easily can be mistaken for a window. That obviously ruins the experience of a place a bit, but it didn't help that the pillow reeked like mould and there was no warm shower. Our room was also directly by the stairs to the reception, so we could hear everyone coming and going. The staff starts preparing for breakfast/opening around 6.30AM, so there's no sleeping after that.
I'm honestly a bit baffled how this place has such good reviews. We had two dreadful nights here and would not recommend staying here. Maybe it's better if you get a room higher up, preferably with a window. Staff were friendly though.

Great place for a cheap stay
Basic rooms but in an excellent location. Staff were incredibly helpful and kind. The food was very tasty and there was plenty to choose from
Room was great for the price, room was clean, TV was a bonus, Location was great with great sights within walking distance, food was good, staff was friendly
Though there is no free breakfast, but the food selling here is very good (especially passion fruit juice and sandwiches) and there are several delicious local food shops not too far on the west that are not expensive.
Warning!!! The below is not about the hotel but the environment. ELECTRIC GOLF CARS in Dong Hoi is dangerous and disgusting. They don't speak English but they will stop by while you are walking and try to give you a ride. Then when you are at the destination, they will overcharge you. They charged me almost tipple price comparing to the taxi.
Not everything they promised was delivered. First of all the lift I booked from the station failed to turn up so I had to get a taxi.
Then the room I booked had now window. THERE WAS NO MENTION OF THIS AT ALL ON THEIR EXPEDIA LISTING.
I changed rooms and the second room had no minibar. I complained again and was told I needed to upgrade to a a new room with a fridge as bizarrely, minibar did not mean a fridge. I upgraded for 1 was included in the room rate, for 150k a night.
When I went for breakfast, I was told I had to pay despite every room on their Expedia showing breakfast was included.
I pointed all of this to management but they refused to listen to my complaints or compromise. It created very bad feeling and ruined my stay.

Nice Staff and food. Facilities need to improve
It was a nice cafe. Yet facilities can be better. When I was taking shower, I had hard time switching my tap into shower. And I called staff to help with myself wrapped with towel. Blankets had some awkward smells. Door was too old to close. The best thing was the staff. They were extremely friendly and helpful. Special thanks to Meo, lovely girl!
We stayed mid-March. We wanted to be near the beach to relax before and after our overnight trek at Phong Nga. We walked from the train station for a bit of exercise. Took us about 45 minutes. Easy to find hotel.
Hotel location is great, right on the boardwalk with a park and situated along the water in a cute walkable nighborhood.
At first glance hotel looks great from outside, nice patio and greenery.
We stayed in 2 different rooms overlooking the boardwalk since we did a jungle trek overnight. First room 207 was large with 2 beds but smelled a bit musty at first. We opened windows and patio doors to air out and it was fine. Second room 301 was smaller but much nicer and did not smell musty at all.
Beds were comfy in both rooms but pillows could be better, too lumpy.
Views from our balcony were lovely! If you are noise sensitive you might opt for a room in the backside as the street noise and locals outside can be a bit loud. Or wear earplugs if you want the view.
Food in cafe was excellent. Staff was very nice, especially Hang aka Meow and the guy at the front desk I think his name is Truong.
We borrowed bicycles and rode around the beach strip in front of the hotel and over across the bridge to the beach there too. We must have been there during low season cuz it looked like a ghost town at some points. But it was a nice change from the craziness of cities like Hanoi.
Great stay here stayed for an extra night to do the national park which is a must! But also the food downstairs was the highlight of our stay! A must stay and if ever in the area again will be booking here plus free rum
To review this hotels as a "gem" is a riot. While the staff are great the hotel is not. First room was stinking of a strong, sickly glue. Next room was riddled with damp and even affected bedding. Third room was dull, dull, dull. Cafe below was nice and cosy, breakfast was nice too. Rooms though are horrid. I would go as far as to say they are the worst I have been in during Vietnam.

over rated but maybe good value hotel
The town has limited selection of hotels but I selected this one for its rating. There is no elevator so you might have to carry your luggage up 2 flights on stairs. There is no separate shower in the bathroom so the floor gets wet after a shower and it will stay wet for a while. The hotel is along a busy road just across the river and the rooms facing the river are noise at night. I moved to another room away from the river and that room smelled like mold. I managed to switch to another room after complaining about the smell. The staff were great for booking a tour of the caves and transportation to Hue.
Great wi-fi, delicious breakfast, very helpful with arranging motorbike and van to next destination (although we were charged the tourist price 160k dong rather than the local price 80k) laundry service is quick but expensive. Great dinner and good service!
Amazing little place. Has very good food, a great breakfast and wonderful staff. Room was big, comfortable and stylish. Would stay here again for sure.
Arrived early by train from Hanoi and picked up by hotel shuttle. We had arranged a group trek to the caves through the hotel the day before so needed to get there before 8am to participate. The hotel was open so we could drop off our bags however front desk is not open until 7. Once staff arrived we ordered breakfast and then was picked up for our cave day.
Upon return, we checked into our room - overlooking the river. Great location, clean, great staff, easy to work with. We would stay here again.
Hotel building is distinctive, as the 4 rooms’ balconies facing the main road are painted with red, green, yellow & blue. Hotel lounge design is artistic & cosy, great to relax here for drinks & meals.
Hotel is run by a retired teacher with her son. Both speak great English and friendly. In fact, the meals are prepared by her and daughter in law. She makes a point to mingle with guests in the lounge. I understand from her the hotel is newly open, since Jan 2016.
Room is clean and spacious, with comfortable bed. Basic amenities are available – air con, hot shower, TV, slippers, water boiler, hair dryer, Wifi, fridge & toiletries. Bathroom design is equally artistic as lounge. Breakfast is ordered from menu. I stayed 2 nights here, tried the omelette, which tasted good. I had dinner here, ordered the mango smoothies, they were sweet and thick, lovely.
Overall, highly recommend for its value and friendly staff.
