    The Main Level: Features a dedicated home office for quiet productivity, an open-concept living area with a Queen sofa bed, many board game options, and WiFi/Youtube TV throughout. Powder room.

    Outdoor Living & Morning Ritual: A coffee lover’s dream (Keurig, drip, French press, and iced coffee makers provided). Step out onto your private second-level deck with patio furniture and a propane gas grill to enjoy the mountain air and views.

    Entertainment Loft: Second-level fun featuring a full-size pool table and retro arcade gaming.

    The Kitchen: Fully equipped with standard cooking essentials plus a blender with smoothie attachments.

    Convenience: Includes a full-size washer and dryer located on the second level for easy access.

    Top Floor Sleeping Quarters: (Each room features extra blankets for your comfort)

    Bedroom 1: 1 King bed. Ensuite Master Bathroom. Massive walk-in closet

    Bedroom 2: 1 Queen bed.

    Bedroom 3: 1 Twin-over-Full bunk bed.

    Bathroom 2: Located next to bedroom 2-3.

    Note on Privacy: I live in the walkout basement, which has its own separate entrance. Our living spaces are completely divided by a locked interior door—you will have total privacy.

    Parking: Plenty of free street and driveway parking is available upon request when not using to load or unload vehicle. Please note there is no access to the garage or the walkout basement level. Close to I-25 for easy travel; expect occasional rush hour noise.

    House Rules & Policies

    Welcome to our Basecamp! To ensure a "pristine" experience for all our guests and maintain the quality of our home, we ask that you please adhere to the following:

    Quiet Hours & Community Respect
    Weeknights (Sun–Thu): 10:00 PM – 7:00 AM

    Weekends (Fri–Sat): 11:30 PM – 8:00 AM

    Please be mindful of noise levels in the Entertainment Loft during these times.

    Smoking & Substance Policy
    No smoking or vaping of any kind (including tobacco and cannabis) is permitted anywhere inside the home.

    Deep Cleaning Fee: Evidence of smoking will result in a professional remediation fee of $500.

    Amenity Care
    Entertainment Loft: We love our arcade and pool table! Please keep all food and drinks off the pool table felt to prevent damage.

    Kitchen: Cutting boards to protect the countertops. Dispose of all Grease in the provided grease container.

    Occupancy & Access
    No Parties or Events: Only registered guests are allowed on the property.

    Privacy: The interior door to the basement remains locked at all times. Please respect this boundary to ensure total privacy for both parties.

    Off-Limits: There is no guest access to the garage, kitchen pantry or the walkout basement level.

    Parking & Transit
    Primary Parking: Plenty of free street parking is available.

    Driveway: Please use the driveway for loading and unloading only. Please let me know if there are special arrangements needed to park in the driveway.

    Travel Tip: We are conveniently located near I-25; please expect occasional traffic noise during rush hour.

    Pets & Cleanliness
    Policy: One pet or service dog is permitted and must be declared at the time of booking.

    Approval Required: If you plan to bring more than one pet, prior written approval is required.

    Cleanliness: We ask that pet owners ensure that all outdoor waste is picked up immediately and placed in the trash bins located just inside the back gate.

    Guests have exclusive access to the entire main and upper floors of the home via the front door (keyless entry).

We had anice stay. The host was easy to work with. Comfortable beds. The highway noise was a negative. Would have been nice to have the use of the driveway.
