The Space:

Relax, Recharge & Reconnect in Our Cozy 3-Bedroom Home



Get a restful night’s sleep in our comfortable and well-appointed 3-bedroom home — perfect for families, couples, or small groups.



Bedrooms & Bathrooms:



The primary bedroom features a plush Queen bed, ceiling fan, desk, smart TV, and a spacious closet. Enjoy the convenience of an ensuite bathroom with a vanity and a shower-over-tub combination.



The second bedroom includes a comfy double bed, ceiling fan, desk, and closet.



The third bedroom also has a double bed and ceiling fan, with a unique desk setup inside the closet (easily removed if you'd prefer the closet for storage).



A second hall bathroom is shared between the guest bedrooms, offering a large vanity, sink, and another shower-over-tub combo.



Living Area:

Kick back on the sofa or loveseat in our cozy living room, featuring a 50” smart TV, fun board games, and a charming decorative fireplace—perfect for movie nights or family game time.



Kitchen & Dining:

Enjoy home-cooked meals in our light and bright kitchen and dining area. The kitchen is fully equipped with a gas stove/oven, refrigerator, dishwasher, coffee maker, and toaster. The adjacent laundry room offers additional storage plus a high-efficiency washer and dryer.



Game Room & Outdoor Space:

Step into our Arizona-themed patio/game room, complete with a ping pong table (for 4) and a foosball table (for 2)—a great space for friendly competition.



Outdoor Living:

Unwind on the covered front porch or gather around the backyard firepit to roast marshmallows under the stars. Enjoy a meal with family and friends under our new shade pergola with seating for 6. We also provide a propane grill for your outdoor cooking needs. The backyard is fully fenced for privacy and safety. Planning to bring your RV? We’ve got you covered with an RV gate, RV parking space, and a convenient RV dump on site.



We are located approx 2.3 miles from Old Town Cottonwood, 21 miles from Sedona, 8.5 miles from Jerome and 28 miles from Slide Rock State park.

Guest Access:

Guests have access to the entire house minus 2 locked supply closets and the shed.



Other Things to Note:

Please note that the indoor fireplace in the Livingroom is not for guest use. Guests are permitted to use the outdoor firepit contingent upon no fire ban.



We have Roku Tv's at the property. Guests must log in with their own streaming service credentials to watch tv. We do not have cable tv.



We have a keypad door lock for contactless entry. Guests are able to check in anytime after 4 pm of the arrival date. We also have the MyQ app for the garage door. Guests are able to download the app to open and close the garage door during their day.



Please Note: We are not responsible for items left behind at the property. If a guest forgets something, they will be responsible for a $30 handling fee (for our time) plus the cost of shipping to return the item. Thank you for your understanding.



Guests are welcome to adjust the temperature within a comfortable range. Please note the AC/heat pump unit is able to be lowered to 72°F for air conditioning and raised to 78°F for heating. Please message prior to booking if you have any questions about the range. Thank you.



Additional rules

Quiet Hours after 10 pm



6 Person overnight maximum. 10 person daytime occupancy. Please let host know prior to the daytime guests arrival.



No Smoking inside or outside of the property. There is a $500 fee if the house has been smoked in. (Includes the Arizona Room).



We allow up to 2 medium-sized well behaved pets on the property. The pet fee is $150 per reservation and is non-refundable. Owners must pick up pet waste, cover the furniture with provided linens and not allow excessive barking.



Our property is located in a family-friendly and quiet neighborhood, Please be respectful of our neighbors



There is an additional $60 cleaning fee for stay over 14 nights. I will send a separate request for the additional cleaning fee.



We have video and sound monitoring devices on the exterior of the house only, The cameras record sound and video 24/7. We have a Ring floodlight camera that monitors the driveway, a Ring doorbell located next to the front door that monitors the front door and a Ring flood light camera in the backyard that monitors the firepit and side gate. If guests tamper with the recording devices in anyway, the reservation will be immediately terminated with no refund.



Guests are permitted to use the backyard fire pit contingent upon no fire bans, or extremely windy weather. The fire pit must be placed on the rocks only! Do not place the fire pit near the house, covered patio, under the trees or near the cacti. Guests are permitted to have small fires in the pit, no bonfires are permitted. Guests will need to provide their own firewood, stay with the fire pit at all times while in use and put it dead out when finished using.



The property has an Ecobee connected thermostat. Please note that guests are given a temperature range in which they can adjust the temperature up or down. Tampering with or disconnecting the thermostat will result in the immediate termination of the stay. Likewise, tampering with or disconnecting the router, network equipment, connected door lock, external cameras, ect will also result in the immediate termination of the stay.



Guests are responsible for any damage caused to the house, inside or outside.



Please have fun but use the ping pong table and foosball table with care.

Unauthorized party ~ $1,000

Unauthorized pet ~ $300 per pet

Tampering with security cameras/devices ~ reservation terminated with no refund and $500 fee

Parking on properties landscaping or in the yard ~ $300 per vehicle

Pet Waste Pick up ~ $60 per hour

Smoking inside property ~ $500

Extra cleaning ~ $60 per hour
