The Villa is strategically located, just 5 km from Slovenia, 20 km from Udine, 40 km from Grado, and 54 km from Trieste.
Villa Gianfranca is just 100 metres from a café, supermarket, pharmacy, bank, and pub.

The Villa
The Villa is located on the mezzanine level and is very spacious, featuring: 3 bedrooms, a kitchen, a bathroom, and a living room. The Villa is accessed through a front door, and cars can be parked either outside in the designated parking spaces on the street or in the inner courtyard and garden at the back of the Villa.
All rooms are equipped with mosquito screens, shutters, and blackout curtains.
At the back of the Villa is a garden with tables where you can enjoy the night sky or have a drink with friends. There is also a designated area for barbecuing.
Depending on the season, you can admire the flowers of Villa Gianfranca in the garden.

The living room
The spacious living room is an oasis of relaxation for guests, overlooking the terrace and the front garden. It features a 58-inch LED TV, a large sofa, an armchair, and a dining table that seats 8 people. The furniture was custom-made, giving this area of the house a relaxing atmosphere.
There is a desk where you can work remotely.
There are two high-capacity ceiling fans in this room.
For those visiting on business, the living room is an excellent space for remote work thanks to its generous dimensions.
The 58-inch Smart TV in the living room is equipped with an HDMI cable, so you can bring your game console (Xbox, PlayStation, Wii) to play and have fun with your friends, or you can log in with your Netflix, Amazon Prime to watch films just like at home, or watch YouTube.

The Kitchen
The kitchen is where you can impress your friends and family with your culinary skills.
The kitchen is equipped with: an induction cooktop, a convection oven, a microwave, a refrigerator with a no-frost freezer, a kettle, a bean-to-cup coffee maker, and a Smart TV, which you can use to log in to your Netflix and Amazon Prime accounts to watch films just like at home, or watch YouTube.
In the centre is an 8-seat glass table that can be extended to seat up to 10 people.
From the kitchen, you can access the spacious terrace overlooking the front garden. A great spot for relaxing and spending time together outdoors.
This room is equipped with a ceiling fan.

The Bedrooms
Villa Gianfranca has three bedrooms. All bedrooms are equipped with high-capacity ceiling fans, mosquito screens, roller shutters, and blackout curtains.
The first bedroom consists of: two single beds and a bunk bed.
The second bedroom features a king-size bed and a bunk bed.
The third bedroom features two single beds and a bunk bed.
There is a single sofa bed in the living room for an additional guest.
Guests will be provided with sheets, blankets, extra pillows, and extra blankets.
During the summer, in addition to ceiling fans, there is also an air conditioner.

The bathroom
The bathroom includes a toilet, bidet, sink, and two showers.
Guests will be provided with: towels, soap, shampoo, and a hair dryer.

Pets
Pets are welcome; please indicate this when booking, and a surcharge applies.

Wi-Fi
Guests will have access to Wi-Fi with a self-imposed daily data limit of 15 GB.

Barbecue Area
There is a barbecue area in the back yard.

Additional Information
The area is covered by TIM’s 5G network, which is ideal for those who want to work remotely.
For security reasons, the villa is equipped with an outdoor video surveillance system.
A washing machine is available upon request for an additional fee.
For families with small children, a high chair and a cot are available upon request for an additional fee.
Please specify your preferred check-in time. For check-ins after the property’s opening hours (4:00 PM to 6:00 PM), a surcharge will apply, subject to prior agreement and availability. Surcharge: 10 euros until 9:00 PM and 20 euros from 9:00 PM to 11:00 PM; check-ins are not accepted after 11:00 PM, subject to prior agreement and the host’s availability. The fee will be waived if you provide the guests’ information in advance.
