This 18th century property has been traditionally restored and furnished as a luxury holiday farmhouse and is set in extensive grounds with private gardens and adjoining paddocks. Situated in an idyllic location, Tyn Y Coed Farm House is full of character. The perfect combination of traditional slate floors and timber beams with modern amenities. This spacious and impressive property benefits from a comfortable living room featuring a large inglenook fireplace with a wood burner and stunning scenic views. The dining room with its huge picture windows, creates a bright and airy space to enjoy your morning coffee, with patio doors opening onto the sun terrace, inviting the glorious outside in. This south facing terrace features a bench, barbecue and outdoor furniture for enjoying an al fresco dining experience. The pretty well-equipped farmhouse kitchen features an Aga, and is traditional yet with quality appliances. The master bedroom features a luxurious super king bed with quality linen. A second inviting double bedroom with exposed roof timbers and deep feature window to take advantage of the splendid views. The pretty third double bedroom has incredible views of the valley and mountains beyond. It is cosy and perfect for one, or intimate for two. At the end of a long day exploring all that this stunning area has to offer, take a relaxing soak in the oak panelled bath that has been strategically placed to maximise the views across the estuary and beyond. Loungers and seating are available within the pretty grounds with flowers and fruit trees bordering the lawned areas. You can simply stroll from the farmhouse via the adjoining footpath to enjoy the many miles of wood and fields adjacent to the Conwy estuary taking in the views across to Snowdonia. Perfectly located to explore the region with its beaches, castles, waterfalls and lakes, all within less than a 30-minute drive. The Taste of Wales Bodnant Food Centre is the perfect place to treat yourself to some delicious local produce and fantastic wine within a very short drive. Whether you are interested in a day on the golf course, a stroll along the Victorian promenade at Llandudno or something more adventurous such as abseiling, mountain biking or flying down a zipline over a disused quarry at 100mph, you have it all within easy reach. A really wonderful location for a family holiday and a base to explore the amazing local area.

A really wonderful location for a family holiday and a base to explore the amazing local area. The house was perfect, plenty of parking, everything we needed, the bedrooms were comfortable and spacious, the living room was fabulous and we enjoyed evenings playing boarding games and watching films in front of the woodburner. The views are stunning and our spaniel had a wonderful time playing in the paddocks. We would definitely come and stay again!

Good quality furnishings , sooo comfy beds , fab.

Good quality furnishings , sooo comfy beds , fab. Idea and walk down to the estuary where there was plenty of drift wood for crafting . Oil heater heated up room really well in living room . Bath so big could hardly touch the bottom . Could do with a good bunch of more coat hangers . Internet I had a job to connect but stood in living room near tv opened window typed it there and was fine all week . As soon as arrived I was texted if all ok lady came who was a neighbour asking the same as she looked after it never had that before was a good touch . I had one issue but discussed directly so is fully aware and will sort it . But we would deff go back . But for my parents they could not get any where unless we took them as nothing around . As usually we leave them to spend time in Llandudno as we go walking . So for them though loved it they need the town to have more freedom . Soooo quite I slept great , two fridges that was fab as two families . Plenty of space even a snug room to read
