About this property
Grouseland's Pondside Vacation Cottage. Pet Friendly.
Our cottage is set back about a quarter mile from the road (all back roads here so minimal traffic noise), in nestled next to the pond in the middle of the woods. Our pet friendly solar powered vacation cottage is a perfect getaway for anyone trying to spend some alone time with nature!
We also have various shared hiking trails through the woods surrounding the cottage for campers and cottage guests to enjoy!
Guests staying at our vacation cottage are able to enjoy a furnished bedroom, bathroom, kitchen, and dining/lounging space. As well as exclusive access to the pond (no fishing), kayaks, dock, hot tub, fire pit, and large deck with a grill!
Both rooms in the cottage are complete with a Fire TV logged into many of our streaming apps such as Netflix, Prime, Max, Disney+ and Hulu.
We have upgraded to a low flush toilet system so please disregard all reviews about the composting toilet, is has been replaced!
We have hiking trails through the woods surrounding the cottage that are shared with our campers.
Campsites are on the other side of the property from the cottage and campers are told that the cottage and pond are off limits and to respect your privacy.
There are blinds on the windows to allow for complete privacy while in the cottage.
We do live on property and occasionally drive past the cottage to get around, we try to keep this to a minimum and use quiet golf carts when possible.

Checkout is at 11, but you are welcome to leave anytime before then, just let me know when you’ve headed out so I can get down there and start the turnover.
Leave all bedding on the bed and towels on the hooks in the bathroom. No need to leave everything in a pile on the floor.
Tidy up, we don’t ask that you deep clean but we do ask that you attempt to leave the cottage as you found it, with no major messes.
Failure to complete these may result in a negative review from the host.
Rules
NO fireworks and ABSOLUTELY NO firearms to be used while on the property.
We encourage guests to bring dogs, however we do ask that you clean up after them, waste can be thrown into the white bucket by the recycling bins.
All dogs must be kept on leads or on leashes at all times, no exceptions, if you need dog leads, we have extras we can loan you, feel free to ask.

We enjoyed the peaceful beautiful setting! Much needed weekend away to visit some friends that live in Clearville. We were all able to hike some trails together!
We absolutely loved our stay! We plan to come back during warmer weather to take full advantage of what the property and area has to offer. The cabin is cozy and comfortable. Plenty of space for us and our two dogs.
This quiet cozy place is perfectly nestled in a peaceful area with a pond filled with the most beautiful fish(no fishing)! The hot tub on the deck to enjoy, a various array of books to read amongst other things just made our stay absolutely perfect.
Second time going and this place always is relaxing. The views and quietness are always nice. Mason is a very nice host. Brought our dog with us and he enjoyed watching the chipmunks and birds. Definitely plan on coming back again.
We had such a lovely stay in the cottage at Grouseland! There are so many thoughtful (and whimsical) touches throughout the property, and Mason was so friendly and helpful. Our dog loved wandering the trails and meeting resident dog Archer. We’re already looking forward to our next visit (and hoping for warmer and dryer weather)!
Cute cabin surrounded by nature, quiet and peaceful. Mason was very helpful and attentive when you reached out, but left you alone otherwise. A lovely spot to get away.
Relaxing, clean, beautiful property. Everything you need to enjoy hiking, kayaking, swimming, feeding the koi, hot tub, grilling and more without having to leave the property. Secluded and beautiful. Peaceful and calm. Dogs welcome which is huge for us and our Saint Bernard who is our baby. We all had a wonderful time and wished we had booked longer!
This was our second stay in less than 6 months. Everything is perfect- the cottage is just the right size for the 2 of us and our dog, and has everything you need for a few days away. Our favorite part is the hot tub and the scenery. We enjoyed the peace and quiet here. Looking forward to staying again. Thank you, Mason!
We enjoyed our trip here so much! Between the trails, hot tub, and scenery, everything was so serene and peaceful. Mason did an excellent job of labeling everything so you know what is where, how something works, etc. And the farm fresh eggs provided- delicious :)

Everything was great, cute little house. Bathroom was good except shower head was lacking. There was a lot of seating, but it wasn't relaxing seating.
Our dog loved it and we appreciate the baby gates!

The privacy and tranquility was the best! We had the entire property to ourselves and no noisy neighbors to disturb us! The hot tub was hot and the stars were bright. The property was well lit at night, even sitting around the fire. The inside amenities were just as welcoming. Fresh eggs and milk already in the refrigerator and the air conditioning was cranked. All was well and easy to enjoy. Thank you for the peace and quiet and pleasurable experience.
We had a wonderful 3 days at this adorable little cabin in the woods. We arrived during a snowstorm, and Mason had the cabin beautifully lit up, shining like a diamond next to the frozen pond to greet us. The inside of the cabin is lovingly decorated with personal photos, books, an amazing collection of bottle openers and bird houses. Farm fresh eggs awaited us, along with a Keurig and large selection of coffee, tea and hot chocolate. We enjoyed hiking around the many trails surrounding the property and relaxing in the hot tub. Would definitely recommend a stay here, although maybe not during a snowstorm, as the surrounding roads are windy and hilly… a good 4WD is a must! Beautiful property, great hosts.
The cottage is in a lovely location overlooking a pond and woods all around. Love that the solar panels power the house year round. The hot tub was clean and warm and enjoyable. The koi are adorable, the setting is so peaceful, and the trails were fun to walk on. The host is pleasant and accommodating, and we appreciated that everything is really well taken care of.
The only downside to the cottage is that it is right on the road/driveway that the owners have to drive on to get to their home. Therefore you see them drive or walk by 6-8 times a day which makes it feel not private. a group of campers walked by the home as well. The hot tub and most of the yard and home is visible from the road, so if you're looking for complete privacy it's a little disappointing.
We did have a lovely time, especially using the perfectly seasoned cast iron pan and the fresh milk and eggs. We went to a new trail nearby owned by the Nature Conservancy, and stopped at the Oak Barrel cafe. Definitely recommend this cottage for a lovely stay.
This was my partner and i’s first vacation as a couple and we could not have chosen a better place! Mason was responsive and helpful during the initial walkthrough + days leading up but him and his crew generally left us alone aside from driving by every once in a while (which was mentioned and not a problem) the view is beautiful and the cabin itself has so much personality and light and everything you could really need aside from food but mason was nice enough to provide eggs milk and butter :) the pond and the fish were the real stars of the show. The koi are BEAUTIFUL and HUGE there are a bunch of what looks like blue gills as well as some catfish too. I loved using the kayaks provided to swim along side them and we made a whole day out of being brave enough to swim with them :) super scary but they are so friendly and so beautiful. You may have to drive 25-35 min if you want to step out for food but I recommend “Buddy Lou’s” was abt 25 min away with good food and lots of character. All in all was the most ideal stay for 2 people, ride back home was very quiet :’)
This was a really lovely place to stay, we loved the dock with the hammock, watching the fish, and doing a little swimming. It'd be really nice if there was a more comfortable place for more than one person to sit under the roof of the dock, the bench there isn't nearly as pleasant as the hammock. The water in the pond is very deep and cool, filled with curious little fish and few giant beautiful koi who kept their distance while we floated in there. The pond is definitely a natural experience--youre going to wind up with some brown discoloration on your swimsuit so I recommend dark colors! The grill and hot tub were both easy to use, and there are signs up around the house to remind you how things work. The only problem we had was with the composting toilet, but it was a big problem--it had a smell that radiated through the house and out to part of the deck. We had to choose our places we hung out pretty carefully based on avoiding the sewage/ammonia smell. Luckily the pond and dock are far away from all that. Mason mentioned they'd been having trouble with the composting toilet and I believe he said we'd be the last weekend guests who would have to deal with the issue, since they're replacing it with a flush toilet. Lucky us, I guess! That's why I still gave five stars, because without that problem this would have been an ideal vacation, and it sounds like it's going to be taken care of soon! We'll definitely be back.
