Welcome to Mystery Run Retreat, a bright Chico escape made for easy indoor-outdoor living. Swim in the private pool, unwind in the jetted hot tub, grill in the outdoor kitchen, play billiards, or relax beside the pond. Inside, enjoy a full kitchen, coffee corner, inviting gathering spaces, and five beds: 1 California king, 2 queens, and 2 twins. Please note: the pool is not heated.

The highlight of the home is the private backyard, where guests can enjoy a resort-style setting with a swimming pool, Strong Spas hot tub, firepit, outdoor kitchen, BBQ grill, outdoor refrigerator, Roku TV, lounge seating, and tiki torches surrounding the pool. Whether you`re spending the day in the sun, grilling dinner outside, or winding down in the spa at night, the backyard was made to be enjoyed.

Inside, the home offers multiple sleeping areas, three bathrooms, comfortable living spaces, and a billiards/game room that adds a fun element for families and groups. The current bed setup includes one California king bed, two queen beds, and two twin beds.

The home is a great fit for family trips, short getaways, group stays, and special weekends where you want space to spread out and enjoy both the home and the backyard amenities.

Come for the pool and spa, stay for the laid-back atmosphere, outdoor living, and space to make memories together.

Guests will have access to the full home and private backyard, including the pool, hot tub, firepit, outdoor kitchen, BBQ grill, outdoor refrigerator, outdoor TV, and game room. Some owner or maintenance closets may remain locked, and guests should not access utility or pool equipment areas.

🪪 Booking Requirements

🔞 The primary booking guest must be 25 years of age or older. Reservations made by guests under 25 are not permitted.

📍 We do not accept reservations from local guests.

📝 All guests are required to:

- Sign the property’s rental agreement
- Provide a valid government-issued photo ID after booking
- Complete the required guest verification and background screening process

Failure to complete these requirements may result in the reservation being canceled in accordance with the applicable booking platform’s policies.

🏊 Swimming Pool

The swimming pool is not heated.

Children must be actively supervised whenever they are near the swimming pool, hot tub, pond, waterfall, or any other water feature.

Please observe the following rules:
- No glassware is permitted in the pool or hot-tub area.
- Do not dive unless the marked depth and posted pool rules specifically allow it.
- Do not run on wet decking or climb on rocks surrounding the pond or waterfall.
- Do not bring indoor furniture, bedding, or bath towels into the pool area.
- Please use the designated pool towels provided at the home.

The pool may require routine service during your stay. Pool professionals may briefly access the outdoor area during reasonable daytime hours to clean, test, or maintain the water.

💦 Pool Lights and Waterfall

The filter pump and cleaner must be running before the pool lights or waterfall are turned on.

Please do not change pool schedules, chemical settings, valves, temperatures, or other equipment configurations.

Turn off the waterfall and decorative pool lighting when finished. These features should not be left operating unnecessarily or overnight.

Guests may not enter or tamper with the pool-equipment area.

🎛️ AquaLink Pool Controls

The AquaLink remote controls the pool lighting and waterfall.

To use it:
- Press the power button in the upper-right corner of the remote.
- Wait while the remote displays its battery level and connects.
- Scroll down to Equipment, then press Select.
- Confirm that the filter pump and cleaner are on.
- Turn on the pool light or waterfall.
- Select the desired lighting color or program.
- Turn all decorative features off after use.

Available lighting programs include Alpine White, Sky Blue, Cobalt Blue, Caribbean Blue, Spring Green, Emerald Green, Emerald Rose, Magenta, Violet, Slow Splash, Fast Splash, USA, Fat Tuesday, and Disco Tech.

Please return the remote to its designated holder after each use. Do not reset, unpair, reprogram, or remove batteries from any property remote.

♨️ Hot Tub

Children must be supervised by an adult whenever they are near or using the hot tub.

Please follow these precautions:
- Do not use glassware in or around the hot tub.
- Do not sit, stand, walk, or place heavy objects on the hot-tub cover.
- Remove and replace the cover carefully.
- Keep the water level inside the hot tub.
- Do not add soaps, oils, bubbles, bath products, or chemicals.
- Do not change equipment schedules or maintenance settings.
- Replace the cover securely after use.

Hot water can pose health risks. Guests who are pregnant, have a medical condition, take certain medications, or have consumed alcohol should consult appropriate medical guidance before entering.

🌿 Pond and Waterfall

The pond and surrounding landscaping are decorative features.

Swimming, wading, fishing, or entering the pond is not permitted. Please do not move rocks, disturb pumps, touch electrical components, or introduce anything into the water.

Rocks and nearby surfaces may be uneven or slippery. Children must remain closely supervised in this area.

💨 Outdoor Misters

Outdoor misters may be available during warmer weather.

Please turn the misters off when the patio is no longer being used. Do not reposition the nozzles, adjust valves or timers, disconnect tubing, or alter the system’s programming.

The system may occasionally drip after being switched off. This is normal.

🦟 Seasonal Insects

Mosquitoes and other insects are common in Chico during warmer months, particularly near water, landscaping, and outdoor seating areas around sunset.

Keep exterior doors closed whenever possible and avoid leaving standing water, food, or uncovered drinks outside. Please use any provided mosquito-control devices only as directed and turn them off or return them to their designated location after use.

🎱 Pool Table

Guests are welcome to enjoy the pool table.

Please help protect it:
- Do not sit, stand, lean heavily, or place luggage on the table.
- Keep food and drinks away from the playing surface.
- Use the cues gently and do not strike them against walls, floors, or furniture.
- Children must be supervised while playing.
- Return the balls, cues, rack, and accessories to their designated places after use.

Damage to the felt, rails, cues, or equipment may result in additional charges.

🧺 Laundry

Please do not use bleach in the washing machine or with any other cleaning products inside the home.

Bleach may permanently damage linens, towels, rugs, furniture, and property finishes.

Do not overload the washer or dryer, and remove lint from the dryer filter after use.

🔐 Smart Lock, Remotes, and Property Controls

The home contains electronic locks, remotes, and controls for several property features.

Please do not:
- Factory-reset or reprogram any device.
- Remove devices or remotes from the property.
- Disconnect equipment from Wi-Fi.
- Change saved schedules or system settings.
- Move remotes away from their designated holders.

Contact the property manager if a device is not responding rather than attempting to repair or reset it.

🔇 Outdoor Noise

Please be considerate of the surrounding neighborhood.

Music, conversations, pool activity, and outdoor entertainment must remain at a respectful volume. Property quiet hours apply to all indoor and outdoor areas.

Parties, amplified outdoor music, disruptive gatherings, and excessive noise are not permitted.

Please move conversations indoors during quiet hours and ensure that doors and windows are closed when playing music inside.

🔒 Private and Equipment Areas

Certain locked closets, cabinets, storage spaces, utility areas, and equipment enclosures are reserved for the owner and property-management team.

Please do not attempt to open, force, move, or access locked areas.

Pool equipment, irrigation controls, electrical panels, maintenance supplies, and cleaning products may only be handled by authorized personnel.

🛠️ Landscaping and Property Maintenance

Gardeners, pool technicians, pest-control providers, and other maintenance professionals may occasionally access the exterior grounds during reasonable daytime hours.

They will not enter the home unless access is necessary and has been coordinated by the property-management team.
