About this property
Meadowlark: Adventure Bunkhouse Near Downtown
Summary:
Meadowlark is a bright, playful bunkhouse built for groups, with four queen beds in built-in bunks and a whole-room net loft for lounging. Outside, enjoy your own porch, fire pit, Blackstone grill, & hot outdoor shower.
Set within Talking Water Nature Retreat, you’ll also have access to 82 wooded acres with trails, goats, chickens, cats, & nearly a mile of Suck Creek along the property. A fun home base for mountain biking, climbing, paddling, weddings, hiking, & Chattanooga adventures.
Guest Access:
Just beyond the privacy of Meadowlark Bunkhouse, you’ll have access to the shared spaces of the Songbird Neighborhood, including the pavilion, playground, firepit areas, laundry room, and onsite hiking trails.
Guests share access to:
- Songbird Pavilion with a cold-water outdoor kitchen & picnic tables
- Central firepit with chairs & benches
- Mini playground
- Tetherball
- Onsite hiking trails
- Pay-per-use EV charging
- Shared laundry room with games, puzzles, books, extra supplies, souvenirs, & fresh eggs for purchase
- Ceremony hut & amphitheater, available by reservation for an additional fee
- Cob pizza oven, available by reservation for an additional fee
The Songbird Pavilion is the heart of the neighborhood. It’s a relaxed place to cook, eat, play games, meet up with your group, chat with other guests, or settle in by the fire after a day on the mountain.
Your Meadowlark bunkhouse, deck, patio, firepit, & outdoor shower remain private to your group.
The Neighborhood:
Meadowlark is one of five cabins in our Songbird Neighborhood. Each building has its own private indoor space, while the shared outdoor areas are designed for gathering, play, and spending time outside.
Talking Water is not a silent luxury resort, and that is part of the experience. You’ll hear birds, bugs, frogs, wind in the trees, chickens, and yes, roosters. You may also hear occasional road noise.
We’re tucked into Chattanooga’s Suck Creek Mountain community and surrounded by some of the area’s best natural spaces:
🌲 Prentice Cooper State Forest borders the southern edge of the property
💧 Nearly a mile of Suck Creek runs along the eastern side of our land
🌊 The Tennessee River follows the road at the base of the mountain
Before our family purchased the property in 2022, much of the land had been logged for decades without much stabilization or replanting. Since then, we’ve been working to restore it slowly and thoughtfully through native growth, trail work, erosion control, natural building, creative reuse, and a lot of hands-on care.
Talking Water is still evolving. What you’ll find here is a mix of wild mountain land, handmade spaces, quirky charm, and a deep love for people, place, and the process of bringing the property back to life.
Getting Around:
We’re tucked into the mountains, but still surprisingly close to Chattanooga. A car is strongly recommended, and drive times can vary with traffic.
Under 10 minutes:
- Prentice Cooper State Forest
- Suck Creek swimming holes & outdoor recreation
- Tennessee River access
- Aldi, restaurants, and coffee
Under 20 minutes:
- Downtown Chattanooga riverfront
- Tennessee Aquarium
- Creative Discovery Museum
- Coolidge Park & North Shore
- Countless downtown restaurants, breweries, shops, & attractions *Chattanooga's restaurant scene is on point!
The drive to Talking Water follows the Tennessee River and climbs Suck Creek Mountain, so you get the feeling of a real mountain getaway without giving up easy access to Chattanooga.
Other Things to Note:
A few things to know before booking:
- Meadowlark has a private year-round hot outdoor shower, but no indoor shower.
- You may hear occasional road noise, along with chickens, roosters, frogs, birds, insects, & other normal nature sounds.
- Talking Water is an active mountain property with animals, trails, uneven terrain, water, landscaping, & occasional construction or maintenance.
- Pets require prior approval and a pet fee. Dogs must stay leashed outdoors, crated when unattended, & under control around our goats, chickens, cats, & wildlife.
- Registered guests only unless additional visitors are approved in advance.
More than anything, we sincerely want you to be happy here. Our cabins were built with a lot of love, creativity, & passion, and nothing makes us happier than seeing people enjoy them, laugh in them, gather in them, & carry those memories home.
Interaction with Guests:
Talking Water is a family-owned & family-operated evolving dream project. Our family is onsite daily caring for the land, animals, cabins, trails, gardens, & whatever we happen to be building next.
You may see three generations of our family working, gardening, hauling materials, tending animals, or covered in dirt from one project or another. We are not a cult or your stereotypical dirty hippies... but we are very often dirty :)
We respect your privacy and won’t approach you unless there’s a reason to, but we’re always happy to chat, answer questions, recommend places to explore, or show you what we’re working on if you initiate conversation.
We also periodically host earthbuilding workshops, so you’ll see cordwood, cob, hempcrete, natural plaster, stonework, & other handbuilt details throughout the property. Some spaces are finished, some are still evolving, and all of it reflects years of hands-on work.
Our goats, chickens, & working cats are part of daily life here too. Guests should expect a real, active, nature-based property rather than a rental that feels separated from the land around it.
Because our livestock work around the property, guest pets must remain leashed outdoors and under their owners’ control at all times.
