The home comfortably accommodates up to 6 guests and features high-speed Wi-Fi, Smart TVs throughout, a fully equipped kitchen, onsite laundry, and a large fenced backyard.

The fully equipped kitchen includes a full-size refrigerator, microwave, oven, dishwasher, Keurig coffee maker, traditional coffee maker, and a dining area perfect for meals and conversation.

Guest Information

Guests enjoy private access to the entire home and fenced backyard. The garage is reserved for owner storage and is not accessible to guests.

Detailed check-in instructions and a personalized smart lock code will be provided prior to arrival for convenient self check-in.

Pet Friendly

Dogs weighing 30 pounds or less are welcome with a $75 non-refundable pet fee. Dogs over 30 pounds require prior approval. Please keep pets off furniture and bedding and clean up all pet waste before departure. Cats are not permitted.

Important Policies

• No parties, events, or unauthorized gatherings.

• No smoking, vaping, or marijuana use inside the home.

• Quiet hours are from 10:00 PM to 8:00 AM.

• Early check-in and late check-out may be available for a $50 fee, subject to availability and prior approval.

• This property is serviced by a private well. The water is safe, clean, and regularly maintained. Guests are asked to be mindful of water usage, especially with larger groups.

House Rules

Check-In & Check-Out

• Check-In: 3:00 PM or later (Self Check-In with Smart Lock)

• Check-Out: 11:00 AM

• Early Check-In beginning at 11:00 AM may be available for a $50 fee, subject to availability and prior approval.

• Late Check-Out until 3:00 PM may be available for a $50 fee, subject to availability and prior approval.

• Unauthorized late check-outs may result in additional charges, including impacted reservation costs.

No Smoking, Vaping, or Marijuana Use

• No smoking, vaping, or marijuana use is permitted anywhere inside the home.

• Evidence of smoking, vaping, or marijuana use indoors will result in additional cleaning and odor-remediation charges.

• Guests are responsible for all costs associated with odor removal, including ozone treatment, deep cleaning, damaged linens, and any loss of revenue caused by the property being unavailable to future guests.

• A minimum $500 cleaning fee may be charged for violations.

No Parties or Events

• No parties, events, gatherings, or unauthorized guests are permitted on the property.

• Unauthorized parties, events, or excessive noise may result in immediate termination of your stay without refund.

• Violations may result in charges of up to $2,000, in addition to any damages, cleaning costs, or loss of revenue.

Quiet Hours

• Quiet hours are from 10:00 PM to 8:00 AM.

• Please be respectful of neighbors and keep outdoor noise to a minimum during these hours.

Pet Policy

• Pets are not allowed on beds, couches, chairs, or other furniture.

• Guests are responsible for any damage caused by their pets.

• Pets should not be left unattended for extended periods unless properly crated.

• The property features a fenced backyard; however, guests are responsible for supervising their pets while outdoors.

• Guests must clean up all pet waste from the property before checkout.

• A minimum $50 pet waste removal fee will be charged if additional cleanup is required.

• Unauthorized pets will result in a minimum $250 fee plus any associated cleaning or damage costs.

Guest & Visitor Policy

• Maximum occupancy is 6 guests unless otherwise approved.

• Only registered guests included in the reservation may stay overnight.

• Visitors must be approved by the host in advance.

Parking

• Driveway and street parking are available.

• Boat parking is permitted.

• Please do not block neighboring driveways, mailboxes, or road access.

Housekeeping & Checkout

Before departing, please:

• Lock all doors and windows.

• Place used dishes in the dishwasher and start the wash cycle.

• Leave used towels in the bathroom.

• Check for personal belongings, including under beds, in closets, and in drawers.

• Log out of any streaming services you used during your stay.

• Dispose of trash in the designated outdoor containers.

• If your stay includes Sunday night, please roll the trash container to the street for Monday morning pickup.

• Send a quick message when you check out so we can notify our cleaning team.

• Excessive cleaning beyond normal turnover may be billed at $150 per hour.

Well Water & Septic System

• This home is serviced by a private well and septic system.

• The water is safe, clean, and regularly maintained.

• Please be mindful of water usage, especially with larger groups. Running multiple showers, laundry loads, and other high-water-use appliances simultaneously may temporarily reduce water pressure.

• Please flush only toilet paper.

• Do not flush wipes, paper towels, feminine hygiene products, or other materials that may damage the septic system.

• During freezing temperatures, please leave one faucet dripping overnight to help prevent frozen pipes.

Garage & Storage Areas

• The garage and designated owner storage areas are not included with the rental and are not accessible to guests.

Additional Policies

• No illegal activity is permitted on the property.

• Guests are responsible for any damage caused during their stay.

• Forgotten personal belongings may be subject to a minimum $75 handling fee plus shipping costs if items must be returned.

• Please report any maintenance concerns, damage, or broken items immediately so we can address them quickly.
