Located on the south and quieter end of the island, it overlooks the Garrafon Natural Reef Park – where snorkeling, kayaking, flying over Isla Mujeres on the zip-line and detoxing at the Mayan sauna is just at your doorstep.


If a day of total relaxation is more up your alley, take a dip in the infinity pool and later indulge in a well-deserved siesta.


Enjoy this residence's vast sun-filled interiors and modern minimalist design that is beautifully presented throughout with a focus on multiple living and entertainment options.


1st level: 

•    Make use of a fully-equipped kitchen, stylish dining area and living room with a comfy couch and flat screen TV, and an elegant shared bathroom. Perfect for entertaining or keeping the young ones busy.

•    Step out onto the balcony and use our outdoor dining table for a fabulous meal as you catch the dazzling light display of a gorgeous sunset against the ocean's water colors.

2nd level:

•    For more privacy head to our elegantly appointed master bedroom (1224sq feet) with ensuite. It includes a king-sized bed, walk-in closet and lounge and flows through to a private spacious balcony for more sensational views.

•    Grab a book and perfect your tan on our sun-beds or hammocks while the rest cook up a BBQ storm. Flow of drinks must apply.  Catch more views of our pristine waters and Cancun skyline.

All the comforts of home. Beautiful place! You need a kart staying here so you can explore. If North beach is too busy for you, stay here! Excellent snorkling out front as well. Don't forget to visit Taqueria Mafer too ;-)

We love it at Sotovento!

This is our second time at this property and the property manager, Delia, is THE BEST to work with! She makes everything seamless. The property is in a fantastic location with stunning views and everything you need. We are already talking about coming back for our third visit to the island and staying here. Another Great Stay in Isla

We've stayed in Sotavento before and absolutely love the property. Safe, clean and secure. Love being close to The Joint. The golf cart ride to El Centro and Playa Norte is worth the serenity of this location. We will be back again and again!

Another relaxing stay at Sotavento

We have already been there 3 times, apartment is spotless, perfect location away from the busy centre, view from the terrace is fantastic and the infinity pool a nice touch to cool down after a day at the beach, Delia the house manager was very helpful and fantastic as usual, we hope to go back there again soon You will need a golf cart to explore the island, the several small beaches and stop at a local restaurant on the road to town, the Joint is a lively restaurant just opposite the apartment and you can have a bite to eat there if you don't fancy going around

Amazing views! Comfortable stay

Wonderful stay at the Sotavento! South end of the island which was quieter and calmer than the north side which we appreciated. The condo complex had a fabulous pool that we enjoyed with the kids every day! The other residents and renters were very friendly and there were always loungers to enjoy. The unit itself had everything you need, we appreciated the pitcher for drinks and the big coffee pot! The beds were super comfortable and there were extra bedding and pillows for all. We especially appreciated housekeeper Cesar and house manager Delia who were incredibly helpful and accommodating!! Delia helped us arrange cart rentals and groceries too! They were fantastic and made the trip extra easy and enjoyable. Overall an amazing stay at this apartment and the sea and sunset views from all three balconies were incredible. - best views on the island !

Perfect Island Retreat

Beautiful condo in wonderful location with picturesque ocean view. Walking distance to a mini mart, two restaurants (Ranchero and The Joint), and Punta Sur. Due to some last minute maintenance, we couldn’t use the the pool. No worries….Property Manager Delia was quick to provide us with condo credit. We used the Garrafon de Castilla (public beach club) at 11 USD per day/person just steps away for a couple days to enjoy their facilities. Overall we had a wonderful time exploring the island and staying here. Gracias for all the memories and we will be back.

Another wonderful stay in Isla Mujeres!

We stayed in the adjacent apartment last summer and couldn't wait to return this year. The building complex is nice and quiet and well-kept. I love the infinity pool, and the snorkeling right off shore is gorgeous. We cooked at the condo each day and appreciated having a dishwasher and washer in the condo. All the needed cooking supplies were there except for cooking oil, so I'd recommend stopping for groceries at Chedraui and bring your own bags, if you can! The bedrooms were both great, and the showers were very nice. We brought our own snorkeling equipment and snorkeled right in front at Garrafon de Castilla (not the water park Garrafon, which is down the road). We rented a golf cart and explored Punta Sur again, which is worth the entry cost. It's such a beautiful island and we loved staying on the south end and visiting the north one day. My kids are already asking to return!

Gem of a property!

We had an amazing stay! We were a group of two adults and two kids, ages 6 and 11. Firstly, Delia, the property manager is very responsive and helpful. Many thanks to Delia for making our stay worry free. -We liked the location, closer to Punta Sur. It was very quiet and relaxing. We rented a golf cart for the entirety of our 8 night stay. It’s about 10-15 min golf cart ride to mid island and 20 min to Playa Norte area. We loved driving around and exploring the island. The views from inside the unit are incredible. We had no issues with the amount of stairs to the unit (two flights) or inside the unit, but it would be a consideration for someone with mobility issues. -The unit is immaculately clean. Very comfortable beds! We had everything we needed. The washing machine was especially helpful to rinse our swimsuits etc. There is a fold out drying rack, but no dryer. This wasn’t an issue for us as things quickly dried on the patio. The AC in the unit worked fabulously. We very much appreciated the filtered water jug dispenser in the kitchen, there was always a new full one available when it was emptied. -Our one suggestion is to add darker or black-out shades. This would help with morning sleep and to keep the hot afternoon sun from warming up the unit. Again, no issues with AC doing the job, the unit was always cool, but darker shades would help with efficiency. -Overall we had an amazing stay and are already dreaming of our return trip.

The host was very helpful and easy to communicate with. The view is the best on the Island. Sunsets were amazing from any of the the balconies. This condo has alot of stairs. Not for people with mobility issues.The condo is situated on the quiet south end of the island and is very relaxing after a day in the hustle and bustle of playa norte and hidalgo street.

Very nice property. Spacious with gorgeous views. The only downside of this property, is that it was on the 3rd floor to the 1st level. Once inside, there are two more flights of stairs. So I would not suggest for the elderly or infirmed. No elevator on property. I would rent again and recommend this property.

Incredible views from all 3 decks. We were supplied well with water, TP, etc. Really spacious master bedroom. Our AC went out in the family room/kitchen area but we were taken care of. The sunsets were incredible and I would recommend this condo to anyone.

Beautiful condo and the views from all 3 decks were amazing. My first time staying on the south end of the island and i didn't regret it. It was quiet and very relaxing. We had an early flight in and the owner was able to accommodate early check in for us which was greatly appreciated on our part, since we were traveling with kids. Highly recommend this beautiful condo to anyone.

Great place

We stayed for two weeks and daughter and son in law came to visit for most of the stay and gave them the master. Yes there are a few stairs here, but we didn’t mind the exercise. View is wonderful. Only thing we missed was a microwave in the kitchen. Pool was a great place to cool off in the afternoon. Manager and staff on site were very responsive and caring to any of our needs. We would definitely stay here again.
