Also on the main level, you'll find two queen bedrooms—one with direct deck access—and one with direct access to a full bathroom conveniently centrally located. A full-size laundry room is included for added convenience during your stay.

Pet Policy
One small dog (under 20 lbs) is welcome with payment of a pet fee. Certified service animals may be permitted with valid documentation, which must be disclosed prior to check-in. Misrepresenting a pet as a service animal is a criminal offense under Tennessee law. Unauthorized pets will incur a $100 non-refundable fee, and guests may be asked to vacate the property.
Important Notes & House Rules
• Check-In Information: Provided via email once a copy of a valid ID and signed rental agreement are received.
• Security: The driveway and exterior entry points are monitored by security cameras. No cameras are located near private or recreational areas.
• Supplies: A starter set of essentials is provided (1 roll of toilet paper per bathroom, a few trash bags, dish soap, laundry pods, paper towels, etc.) to get you through the first day or two.
• Check-In: After 4:00 PM
• Check-Out: By 10:00 AM
• Minimum Age to Book: 25 years. The primary guest must be present throughout the stay.
• Smoking: Strictly prohibited inside the home and on the property. No evidence of smoking should be left behind.
• Damage Responsibility: Guests are liable for any intentional or negligent damages.
• Occupancy Limits: No events or parties beyond the posted maximum occupancy. Please keep noise levels respectful.
• Winter Travel: 4WD/AWD and/or chains are required during snow or icy conditions. Refunds will not be issued for weather-related inaccessibility due to lack of preparation.
• Lost & Found: Host is not responsible for items left behind.
• Returning Guest Discount: Returning guests may receive 10% off the rental rate (not valid with other discounts).
Cancellation Policy
• 60+ days before arrival: Full refund of the deposit.
• 31–59 days before arrival: 50% refund of the deposit.
• Within 30 days of arrival: No refund unless the property is rebooked for the same dates.
• All cancellations are subject to a $50 administrative fee.
