This 60 m² upstairs apartment is more than just a place to stay. It’s your retreat above the rooftops: thoughtfully furnished, lovingly maintained, and blessed with a balcony that invites you to pause and reflect every morning.

The balcony, with its view of the sea and the pool garden, is all yours. It’s ideal for a relaxing breakfast as the morning sun kisses the sea, or a glass of Malvazija in the evening as twilight bathes Istria in warm colours. The pool is just a few steps away.


Living room with an open, airy feel

The cosy living room features modern furnishings, a comfortable sofa, and a smart TV for relaxing evenings. The open layout to the kitchen creates a spacious feel. However, our guests are often drawn to the balcony—because Istria unfolds right before your eyes.


Kitchen for Self-Caterers and Food Lovers

The modern kitchen, featuring a granite worktop, glass-ceramic cooktop, oven, and dishwasher, is fully equipped. A refrigerator with a freezer compartment, microwave, electric kettle, coffee maker, toaster, as well as cutlery, dishes, pans, pots, and glasses are at your disposal. Visit the weekly market in Buje, buy fresh tomatoes, olive oil from local farmers, and Istrian pršut, and cook to your heart’s content. The dining area offers plenty of space for cosy meals.


Two bedrooms—two oases of tranquility

Bedroom 1: Double bed, spacious closet, and reading lamps for relaxing evenings.

Bedroom 2: Two single beds, ideal for children or friends, also with a spacious closet.

Both bedrooms are bright, quiet, and furnished with great attention to detail.


Pool and private barbecue area in the garden

The saltwater pool is shared with two other apartments and offers plenty of space for swimming, cooling off, or relaxing on a lounge chair. The gentle saltwater is soothing to your skin and especially gentle on your eyes and hair.

A private barbecue area is available exclusively for your use—perfect for cosy evenings with fresh fish, regional vegetables, and a glass of Istrian wine.

A Day in Your Area

Morning: In about 10 minutes, you can reach Umag with its crystal-clear waters, well-maintained pebble beaches, and the ACI Marina.

At noon: Weekly market or a stroll through Buje (about 4 km) with its Venetian architecture and regional cuisine.

Afternoon: Cycling through olive groves, a trip into the countryside, or relaxing by the pool.

Evening: Grožnjan (approx. 12 km), the artists’ village with a special atmosphere, or Motovun (approx. 27 km) with spectacular views.

For longer excursions: Pula (approx. 60 km) with its Roman amphitheatre or Brijuni National Park (approx. 60 km) with Mediterranean flora and historic ruins.
