Wonderful stay close to Cairngorms
The house is lovely. The common areas are open and inviting. The river out back is lovely to wake up to. My only critique would be for comfier couches. Everything else was lovely. Easy access to many sights and hikes. Beautiful landscape. Beds are comfy.

Scotland road trip
The Holly Tree Lodge was our last stop on a 10-day road trip through the Scottish Highlands and it was the perfect place to end our journey. This creek-side property is beautifully laid out, nicely appointed, and even has a dry sauna! We used the large kitchen on our last night and just loved the vibe of the whole place. The property managers were a dream to work with too. Highly recommend this place if you're looking for a true Scottish countryside experience way off the beaten path.

Friends reunion
The house was absolutely beautiful and perfect for what we needed. Was a shame we couldn’t find logs for the log fire - would have set the atmosphere nicely. Also a few more sofas in the living room would have prevented people sitting in the floor. However, the space was great and we loved the outside space. Definitely be back in the summer.

A great little hideaway vacation
Great accommodation, very comfortable, kitchen well kitted out. Lovely scenery. Garden had a pond and the Blackwater river was at the bottom of the garden. Spacious dining living room made it a great space for family games evenings.

Beautiful property and location!!!
We spent a weekend at the property for a 40th birthday with close family and found it perfect! The house is HUGE and had the bonus of the annex property which allowed older parents to relax in the morning away from early rising children! We had the luck of the Scottish weather which allowed us to open up the massive doors and windows onto the balcony which overlooked the garden and river in the sunshine all day. Would definitely recommend this property to anyone especially this with larger families staying and looking for a relaxing time.

Lovely stay for our son's 30th
We had a great 3 night stay at the property. We have 12 in the group including a toddler and 2 babies. We enjoyed exploring the local area and the house had plenty of room for the whole gang.

Everything was as described. The home was very nicely designed and set up. The upstairs bathroom did not have towels or toiletries but there was enough in the downstairs area. It was a nice drive into the national park and groceries were only about 20 minutes away. We would stay here again.

Lovely house in a beautiful area, with more or less everything you need. Only thing that we felt was worth a mention, the house was very cold when we arrived as the radiators were at the bottom setting, as it's a big house it took forever to heat up, we had to go looking for more logs the first night.

If you are looking for a quiet family time then holly tree lodge is perfect.
Renting the property was easy and payment was easily done through the website. Only thing I was concerned about was that there was no contact numbers should anything have gone wrong only emails.

Lovely Scottish Escape
Property is ideal for small group family gathering, spacious, loads of bathrooms, great location by the river , lovely views well equipped kitchen, tastefully designed. Sauna is a bonus too. One bedroom was a bit cold and long to heat up, but it was February ... otherwise absolutely perfect.

This is a large house and there was plenty of room, we was a group of 7. The bedrooms are large with plenty of room and the garden is nice. There's a tree swing that went down well, just be careful when it rains as it gets slippy. There's a lovely swing on the decking, but we found it got very slippy in parts when wet. We took dogs with us and they loved the garden, unfortunately they couldn't go paddling in the river and the water level was to high and fast due to the rain. There's plenty of pheasants that come in the garden every day and are lovely to see. I'm sure if you book this property you will not be disappointed.

Lovely spacious house
Great setting being right on the river. So nice sitting out at night hearing the soothing river noises. The house is very spacious with good sized bedrooms and comfy beds. We were 8 adults and 3 children plus 2 dogs. Plenty of room for everyone. Only issue would be the sofas in the lounge as there is seating for 6 so the rest needed to sit on the dining chairs. Lots of crayfish in the river. Good fun catching them, but you would need to bring nets with you. Luckily we’d prepared for this and had a bucket and selection of nets with us for the kids. Wood burner in the living room is lovely, though we needed to go to Blairgowrie to buy logs, kindling etc for it. Would highly recommend for large family groups. The guest book hinted at a ghost in the house, but no one in our group, including the dogs, had any encounters with it. Thank you for a lovely stay!

What a great house, we were there with 2 other families so 11 of us, plus a baby and it felt really spacious. The kids loved it, there was room for us all to be together or to send the kids off to give adults piece. The garden was lovely & the kids loved the tree swing & paddling in the water.

Great choice for a quiet break!
We stayed for a couple of nights in early July. Lots of space at the property with great facilities. Sitting out on the decking, listening to the river and enjoying the view was perfect, a great place to relax. We travelled up to Braemar and Ballater in no time at all, so ideally located if you want to explore Royal Deeside. Check in process was quick and simple.

Cousy country retreat, with a relaxing surroundings
A great value for money for the entire group of 11 of us. Situated on the bank of a stream with plenty of fresh air away from the city. Clean house with big rooms. Unfortunately the sauna was closed due to the COVID restrictions. Generally a well situated location and highly recommended to those who like to get away from the crowded places and enjoy the great outdoors.

The lodge was first class it suited all our needs as it was our wedding weekend The ground and the river was good for myself and my bride (wife)to do our photos There was ample space for all our family The property was spacious for our needs We would recommend this property to our friends and I hope who ever books and reads the reviews will enjoy the lovely lodge There was only one slight mishap who ever had used the dishwasher never emptied it and left it closed so when we opened it there was one horrible smell so we then washed everything again but apart from that one thing everything was great and we would definitely book at some point again

we stayed at Holly Tree Lodge, with our family, for a 50th birthday weekend. The property was really big and had most of what we needed. Communication with the owners before and during our stay was very good. The pheasants and rabbits in the garden were a bonus.

Family get together in a rural part of the country. House was immaculate and faultless. Great space for eating and sleeping. River in the back garden and fishing enjoyed by a couple of the party. Good comms with Barry during uncertain times but allowed us to check in a little early as we had young children. The only things that could maybe be a little better, and its minor, is having condiments available in the house. Coffee, sauce, teabags etc were pretty sparse. A little top up would be good prior to arrival. But we would definitely book again and recommend this.
