No parties or events.

Occupancy
Only the number of guests on the reservation may stay overnight. Extra guests (beyond the booked headcount) are $100 per person per night, billed after the stay with photo/cleaner documentation.

No smoking
No smoking of any substance (tobacco, marijuana, vapes, cigars, etc.) inside or on the property. Violation: minimum $500 smoke remediation fee. If odor requires us to cancel, delay, or relocate the next guest on a tight turnover, you are also responsible for the lost night / relocation cost for that following booking.

Furniture
Do not rearrange furniture, mattresses, or beds. Unauthorized rearrangement that requires a reset: $250. Damage from moving furniture (including floors) is billed separately at repair/replacement cost.

Grill
If you use the grill, clean the grates after use. Grill left dirty: $75 (we do not have time to deep-clean grills on a short turnover).

Evidence & collection
Fees are documented with photos and/or cleaner notes and requested through the booking channel’s Resolution Center / claim process.
